Should I do something about this duplicate content? If so, what?

On our real estate site we have our office listings displayed. The listings are generated from a scraping script that I wrote. As such, all of our listings have the exact same description snippet as every other agent in our office. The rest of the page consists of site-wide sidebars and a contact form. The title of the page is the address of the house and so is the H1 tag.
Manually changing the descriptions is not an option.
Do you think it would help to have some randomly generated stuff on the page such as "similar listings"?
Any other ideas?

Until your site is the KickAss site in your SERPs just add something catchy to the title tag like "Schedule a Tour!" ....... or....... "Free Beer"........ or..... "See it Today!"

Right... after your site is established this might not be a problem. I know that your site is relatively new and that it will become the KickAss site in your SERPs.
Don't do obsessive SEO if you can do efficient SEO.

I like the idea of having both the address and the mls in the title and then reversing them for the mls.
For the photos I have the address as my alt tag. I could certainly add the mls too.

Oooh. I like this thought. Right now for most of these searches we are on the front page but not #1. However, this is a brand new site and I haven't built any links to it. So, perhaps, once I've got links and my site is viewed as the "kickass site in the niche" then the duplication will only be a problem for the other realtors?

The property address is most important and would definitely use that in the title. You'll find the MLS # to be almost as important. Why not include both in the title? Then reverse the order for H1?
I wouldn't be too concerned about duplicate content. I'm not sure about your area but most areas have an MLS that is syndicating the listings to hundreds, if not thousands, of sites which all use the same description.
In working with real estate sites I also found that "house for sale on {street name}" or "home for sale on {street name}" tended to drive traffic to the the individual property pages.
What are you doing with the property photos? I'd optimize those as well for the property address and MLS number.

Go out into the SERPs. See what's happening.
If you have the kickass site in the niche, your page for this home might rank well.
Other guy's problem, not yours.

Oh...I may have worded my question incorrectly! The content is not duplicated across my site. Rather, the home description is the exact same content as on several other realtors' sites.

You can always just have the content indexable on one page and add it to an image for all the other pages.

It's not that, it's just that it's potentially damaging (sorry, I'm quoting that Market Motive seminar again... been doing that a lot lately lol) to have an H1 and title tag that match.

Interesting idea. We do get hits because of the content in the description though. for example, we get a lot of hits for "In law suite".

Is it possible for you to put that listing content in an image? This would allow you to continue using indentical content on all pages. However, the content in the image would not be searchable. If you are just using this content for the user experience, that's fine. If you want it indexed to add quality to the page, you will instead want to make each listing unique.

I guess it makes sense to have a different h1. What do you think would be most effective? I think the title should be the house address as this is most likely to be searched. Perhaps the H1 could be "MLS #123456"?

I don't know the answer to the actual question but I do know that you should never have the title and h1 match... or have dupe meta descriptions but you already know that

Duplicate content across different domains
Hi Guys, Looking for some advice regarding duplicate content across different domains. I have reviewed some previous Q&A on this topic e.g. https://moz.com/community/q/two-different-domains-exact-same-content but just want to confirm if I'm missing anything. Basically, we have a client which has 1 site (call this site A) which has solids rankings. They have decided to build a new site (site B), which contains 50% duplicate pages and content from site A. Our recommendation to them was to make the content on site B as unique as possible but they want to launch asap, so not enough time. They will eventually transfer over to unique content on the website but in the short-term, it will be duplicate content. John Mueller from Google has said several times that there is no duplicate content penalty. So assuming this is correct site A should be fine, no ranking losses. Any disagree with this? Assuming we don't want to leave this to chance or assume John Mueller is correct would the next best thing to do is setup rel canonical tags between site A and site B on the pages with duplicate content? Then once we have unique content ready, execute that content on the site and remove the canonical tags. Any suggestions or advice would be very much appreciated! Cheers, Chris

How to solve our duplicate content issue? (Possible Session ID problem)
Hi there, We've recently took on a new developer who has no experience in any technical SEO and we're currently redesigning our site www.mrnutcase.com. Our old developer was up to speed on his SEO and any technical issues we never really had to worry about. I'm using Moz as a tool to go through crawl errors on an ad-hoc basis. I've noticed just now that we're recording a huge amount of duplicate content errors ever since the redesign commenced (amongst other errors)! International SEO - cannibalisation and duplicate content
Hello all, I look after (in house) 3 domains for one niche travel business across three TLDs: .com .com.au and co.uk and a fourth domain on a co.nz TLD which was recently removed from Googles index. Symptoms: For the past 12 months we have been experiencing canibalisation in the SERPs (namely .com.au being rendered in .com) and Panda related ranking devaluations between our .com site and com.au site. Around 12 months ago the .com TLD was hit hard (80% drop in target KWs) by Panda (probably) and we began to action the below changes. Around 6 weeks ago our .com TLD saw big overnight increases in rankings (to date a 70% averaged increase). However, almost to the same percentage we saw in the .com TLD we suffered significant drops in our .com.au rankings. Basically Google seemed to switch its attention from .com TLD to the .com.au TLD. Note: Each TLD is over 6 years old, we've never proactively gone after links (Penguin) and have always aimed for quality in an often spammy industry. **Have done: ** Adding HREF LANG markup to all pages on all domain Each TLD uses local vernacular e.g for the .com site is American Each TLD has pricing in the regional currency Each TLD has details of the respective local offices, the copy references the lacation, we have significant press coverage in each country like The Guardian for our .co.uk site and Sydney Morning Herlad for our Australia site Targeting each site to its respective market in WMT Each TLDs core-pages (within 3 clicks of the primary nav) are 100% unique We're continuing to re-write and publish unique content to each TLD on a weekly basis As the .co.nz site drove such little traffic re-wrting we added no-idex and the TLD has almost compelte dissapread (16% of pages remain) from the SERPs. XML sitemaps Google + profile for each TLD **Have not done: ** Hosted each TLD on a local server Around 600 pages per TLD are duplicated across all TLDs (roughly 50% of all content). These are way down the IA but still duplicated. Duplicate peices of content on multiple pages - is this a problem
I have a couple of WordPress clients with the same issue but caused in different ways: 1. The Slash WP theme which is a portfolio theme, involves setting up multiple excerpts of content that can then be added to multiple pages. So although the pages themselves are not identical, there are the same snippets of content appearing on multiple pages 2. A WP blog which has multiple categories and/or tags for each post, effectively ends up with many pages showing duplicate excerpts of content. My view has always been to noindex these pages (via Yoast), but was advised recently not to. In both these cases, even though the pages are not identical, do you think this duplicate content across multiple pages could cause an issue? All thoughts appreciated

Syndicating duplicate content descriptions - Can these be canonicalised?
Hi there, I have a site that contains descriptions of accommodation and we also use this content to syndicate to our partner sites. They then use this content to fill their descriptions on the same accommodation locations. I have looked at copyscape and Google and this does appear as duplicate content across these partnered sites. I do understand as well that certain kinds of content will not impact Google's duplication issue such as locations, addresses, opening times those kind of things, but would actual descriptions of a location around 250 words long be seen and penalised as duplicate content? Also is there a possible way to canonicalise this content so that Google can see it relates back to our original site? The only other way I can think of getting round a duplicate content issue like this is ordering the external sites to use tags like blockquotes and cite tags around the content.

ECommerce syndication & duplicate content
We have an eCommerce website with original software products. We want to syndicate our content to partner and affiliate websites, but are worried about the effect of duplicate content all over the web. Note that this is a relatively high profile project, where thousands of sites will be listing hundreds of our products, with the exact same name, description, tags, etc. We read the wonderful and relevant post by Kate Morris on this topic (here: http://mz.cm/nXho02) and we realize the duplicate content is never the best option. Some concrete questions we're trying to figure out: 1. Are we risking penalties of any sort? 2. We can potentially get tens of thousands of links from this concept, all with duplicate content around them, but from PR3-6 sites, some with lots of authority. What will affect our site more - the quantity of mediocre links (good) or the duplicate content around them (bad)? 3. Should we sacrifice SEO for a good business idea?
