Should I do something about this duplicate content? If so, what?

On our real estate site we have our office listings displayed. The listings are generated from a scraping script that I wrote. As such, all of our listings have the exact same description snippet as every other agent in our office. The rest of the page consists of site-wide sidebars and a contact form. The title of the page is the address of the house and so is the H1 tag.
Manually changing the descriptions is not an option.
Do you think it would help to have some randomly generated stuff on the page such as "similar listings"?
Any other ideas?

Until your site is the KickAss site in your SERPs just add something catchy to the title tag like "Schedule a Tour!" ....... or....... "Free Beer"........ or..... "See it Today!"

Right... after your site is established this might not be a problem. I know that your site is relatively new and that it will become the KickAss site in your SERPs.
Don't do obsessive SEO if you can do efficient SEO.

I like the idea of having both the address and the mls in the title and then reversing them for the mls.
For the photos I have the address as my alt tag. I could certainly add the mls too.

Oooh. I like this thought. Right now for most of these searches we are on the front page but not #1. However, this is a brand new site and I haven't built any links to it. So, perhaps, once I've got links and my site is viewed as the "kickass site in the niche" then the duplication will only be a problem for the other realtors?

The property address is most important and would definitely use that in the title. You'll find the MLS # to be almost as important. Why not include both in the title? Then reverse the order for H1?
I wouldn't be too concerned about duplicate content. I'm not sure about your area but most areas have an MLS that is syndicating the listings to hundreds, if not thousands, of sites which all use the same description.
In working with real estate sites I also found that "house for sale on {street name}" or "home for sale on {street name}" tended to drive traffic to the the individual property pages.
What are you doing with the property photos? I'd optimize those as well for the property address and MLS number.

Go out into the SERPs. See what's happening.
If you have the kickass site in the niche, your page for this home might rank well.
Other guy's problem, not yours.

Oh...I may have worded my question incorrectly! The content is not duplicated across my site. Rather, the home description is the exact same content as on several other realtors' sites.

You can always just have the content indexable on one page and add it to an image for all the other pages.

It's not that, it's just that it's potentially damaging (sorry, I'm quoting that Market Motive seminar again... been doing that a lot lately lol) to have an H1 and title tag that match.

Interesting idea. We do get hits because of the content in the description though. for example, we get a lot of hits for "In law suite".

Is it possible for you to put that listing content in an image? This would allow you to continue using indentical content on all pages. However, the content in the image would not be searchable. If you are just using this content for the user experience, that's fine. If you want it indexed to add quality to the page, you will instead want to make each listing unique.

I guess it makes sense to have a different h1. What do you think would be most effective? I think the title should be the house address as this is most likely to be searched. Perhaps the H1 could be "MLS #123456"?

I don't know the answer to the actual question but I do know that you should never have the title and h1 match... or have dupe meta descriptions but you already know that

Duplicate content. Competing for rank.
Scenario: An automotive dealer lists cars for sale on their website. The descriptions are very good and in depth at 1,200 words per car. However chunks of the copy are copied from car review websites and weaved into their original copy. Q1: This is flagged in copyscape - how much of an issue is this for Google? Q2: The same stock with the same copy is fed into a popular car listing website - the dealer's website and the classifieds website often rank in the top two positions (sometimes the dealer on top other times the classifieds site). Is this a good or a bad thing? Are you risking being seen as duplicating/scraping content? Thank you.

Putting my content under domain.com/content, or under related categories: domain.com/bikes/content ?
Hello This questions plays on what Joe Hall talked about during this years' MozCon: Rethinking Information Architecture for SEO and Content Marketing. My Case:

So.. we're working out guidelines and templates for a costumer (sporting goods store) on how to publish content (articles, videos, guides) on their category pages, product pages, and other pages. At this moment I have 2 choices:
1. Use a url-structure/information architecture where all the content is placed in one subfolder, for example domain.com/content. Although it's placed here, there's gonna be extensive internal linking from /content to the related category pages, so the content about bikes (even if it's placed under domain.com/bikes) will be just as visible on the pages related to bikes. 2. Place the content about bikes on a subdirectory under the bike category, **for example domain.com/bikes/content. ** The UX/interface for these two scenarios will be identical, but the directories/folder-hierarchy/url structure will be different. According to Joe Hall, the latter scenario will build up more topical authority and relevance towards the category/topic, and should be the overall most ideal setup. Any thoughts on which of the two solutions is the most ideal? PS: There is one critical caveat her: my costumer uses many url-slugs subdirectories for their categories, for example domain.com/activity/summer/bikes/, which means the content in the first scenario will be 4 steps away from the home page. Subcategories within "New Arrivals" section - duplicate content?
Hi there, My client runs an e-commerce store selling shoes that features a section called "New Arrivals" with subcategories, such as "shoes," "wedges," "boots," "sandals," etc. There are already main subcategories on the site that target these terms. These are specifically pages for "New Arrivals - Boots," etc. The shoes listed on each new arrivals subcategory page are also listed in the main subcategory page. Given that there is not really any search volume for "Brand + new arrivals in boots," but lots of search volume for "Brand + boots," what is the proper way to handle these new arrivals subcategory pages? Should each subcategory have a rel=canonical tag pointing to the main subcategory? Should they be de-indexed? Should I keep them all indexed but try to make the content as unique as possible? Is legacy duplicate content an issue?
I am looking for some proof, or at least evidence to whether or not sites are being hurt by duplicate content. The situation is, that there were 4 content rich newspaper/magazine style sites that were basically just reskins of each other. [ a tactic used under a previous regime 😉 ] The least busy of the sites has since been discontinued & 301d to one of the others, but the traffic was so low on the discontinued site as to be lost in noise, so it is unclear if that was any benefit. Now for the last ~2 years all the sites have had unique content going up, but there are still the archives of articles that are on all 3 remaining sites, now I would like to know whether to redirect, remove or rewrite the content, but it is a big decision - the number of duplicate articles? 263,114 ! Is there a chance this is hurting one or more of the sites? Is there anyway to prove it, short of actually doing the work?

Duplicate on page content - Product descriptions - Should I Meta NOINDEX?
Hi, Our e-commerce store has a lot of product descriptions duplicated - Some of them are default manufacturer descriptions, some are descriptions because the colour of the product varies - so essentially the same product, just different colour. It is going to take a lot of man hours to get the unique content in place - would a Meta No INDEX on the dupe pages be ok for the moment and then I can lift that once we have unique content in place? I can't 301 or canonicalize these pages, as they are actually individual products in their own right, just dupe descriptions. Thanks, Ben

Can PDF be seen as duplicate content? If so, how to prevent it?
I see no reason why PDF couldn't be considered duplicate content but I haven't seen any threads about it. We publish loads of product documentation provided by manufacturers as well as White Papers and Case Studies. These give our customers and prospects a better idea off our solutions and help them along their buying process. However, I'm not sure if it would be better to make them non-indexable to prevent duplicate content issues. Clearly we would prefer a solutions where we benefit from to keywords in the documents. Any one has insight on how to deal with PDF provided by third parties? Thanks in advance.
