Potential Duplicate Title Tags On Sibling Pages

Edit I'll take the fall on this one, seems I could have asked my quesiton in a more clear manner. I was cruising other questions and finding a whole of answers that I suspect were not truly intended to help, but maybe help and earn Mozpoints.
Wasn't fair of me to label those answering here with that. I will work better on the wording of my questions!
Edit Either I am asking my question poorly or I am learning there may be a rush to get points by throwing up any old answer...it very well may be the former which I am open to feedback on.
Each page is to stand alone and hopefully rank well for the neighbourhood name and in conjunction with another relevant keyword phrase. There is no 'duplicate' version of any pages. *
On a site there are numerous pages that provide real estate listings broken down by neighbourhood. Each containing similar content, a abbreviated version of the listings, often spanning 2 or 3 pages.
These are 3rd level pages.
Properties->Calgary Neighbourhoods->Evanston
The title tags created are:
Evanston Homes For Sale - NW Calgary Real Estate
Panorama Hills Home For Sale - NW Calgary Real Estate
Etc. for about 15 or so pages.
Then they start again for another area of the city:
Sagewood Homes For Sale - Airdrie Real Estate
Woodside Homes For Sale - Airdrie Real Estate
At this point there is no text on the actual page outside of the listings...an example of similar listings on another site - http://www.experiencerealtygroup.com/BaturynandDunluceHomes.ubr
Do you think the SE's will see these as 'proper' use of the Title Tag or duplicate or other practices they tend to frown upon?
It is a logical way of creating the title and obviously creating a unique version for each page would not only be tough to scale on some sites with 100's of these pages, they would become a little silly and not much use to the searcher in the SERPs

Ya, you got it right. I was worried that only changing out one word may look spammy to the SE's.

As for the initial question of "Do you think the SE's will see these as 'proper' use of the Title Tag or duplicate or other practices they tend to frown upon," I don't see why your titles should be a problem. Having the neighborhood name in the title is nice and would better target those looking for properties in a specific neighborhood.
I have to admit, I was a bit confused as to what the main question was - let me know if I got that right.

No. Either I did a poor job asking the question or you misunderstood the question.
It has nothing to do with canonicalizing. Each page is to stand alone and hopefully rank well for the neighbourhood name and in conjunction with another relevant keyword phrase. There is no 'duplicate' version of any pages.

This would be a good example of canonicalizing your pages. SEOmoz has several other pages as well.

I am more concerned about the neighbourhood level pages not each listing... http://www.experiencerealtygroup.com/BaturynandDunluceHomes.ubr. These are not created by the CMS, we create these by hand. It does need to be scalable though as we are creating hundreds of these page each week for our clients. When we have multiple clients in the same area we do mix up the wording of the title tag so we are not creating duplicate title tags amongst them.
Thoughts?
As you noticed the CMS gets pretty busy creating unwieldy URLs. The CMS auto creates the title tags for each listing. I am working on convincing them the change how these are auto created into something more appropriate. The URLs...I will be old and grey before I can convince them that needs to change.
Challenge in the real state space is always access to listing data, the CMS companies know this and for most of their users access to the listings on their site is all they think we need. So while Ubertor is very good in listening to our change requests they also get that we ask for changes that are relevant to less then 1% of their customers.

I take it that the title tags are auto-generated by your CMS, right?
It might count for duplicate title tags (as specified in the PRO campaign tool), but if the listings themselves are different, I don't see it as a big issue.
You might want to have the listing pages pull titles from the listings; for example, this listing should take the name of the property and use it in the title as "17043 98 ST, Edmonton - Baturny and Dunluce Homes" or something to that effect per listing.
Also noticed that your URLs use a lot of parameters; may want to look into that as well.

Page Title Length
Hi Gurus, I understand that it is a good practice is to use 50-60 characters for the a page title length. Google appends my brand name to the end of each title (15 characters including spaces) it index. Do I need to count what google adds as part of the maximum recommended length? i.e.

Duplicate meta and title in Google Webmaster Tools not updated?
Our canonical tags were removed by mistake for some time and our duplicate meta and title warnings in Google webmaster tools html improvements went up. We fixed the issue a week ago. I made sure the sitemap is picking up the canonical URL. Still the number went up after we fixed it (from around 5000 to around 7000 now) but when I click on details, it shows around 2000 in detail page. How long does it take for Google to update this? RB

WP tag ranking higher than desired page
I have a WordPress site and my question is regarding one of the KW I am targeting. I have tagged some of my blog posts with this KW which has successfully placed me on page 1 of Google for the KW. However the page displays all of the blog posts in the summarised format. The page appears as mysite.com/tag/KW This isn’t too bad as it brings the customer to my site however I have a much preferred page on my site that is optimized for this kw and I would rather them land on this. This is a page as opposed to a post therefore there are no tags attached to it (i guess you knew that). It isn’t a very difficult keyword to rank for as it’s a service in a local area. If I remove the blog tags is there a chance that Google will place my preferred optimised page higher? Is Google saying that the tag page is a better match for the browser therefore will not rank the preferred page? Hope I’m making sense. Thanks

Title Tag and Company Name
Hello everyone! The company I work for has an e-commerce site that needs to be optimized. I am starting from the title tags which are too long and need optimized for specific keywords. Thing is that each title tag contains the specific keywords for the page and the company name. My question is should I keep the company name within the title tags or should I just keep the keywords I target for those pages? How will it affect my rank? Cheers Oscar

Meta Data definition for multiple pages. Potential duplicate content risk?
Hi all, One of our clients needs to redefine their meta title and description tags. They publish very similar information almost every day, so the structure they propose is the following: Structure 1: Type of Analysis + periodicity + data + brand name Examples 1: Monthly Market Analysis, 1/5/2012 - Brand Name Weekly Technical Analysis, 7/5/2012 - Brand Name Structure 2: Company Name + investment recommendation + periodicity Example 2: Iberdrola + investment recommendation (this text doesn't vary) + 2T12 (wich means 2012, 2nd trimestrer) Regarding meta description they want to follow a similar approach, replicating every time the same info with a slight variation for each publication. I'm afraid this may cause a duplicate content problem because of the resemblance of every "Market Analysis" done or every "Investment recommendation" done in the future. My initial suggestion for them is to define specific and unique meta data for each page, but this is not possible for them given the time it takes to do it for every page. Finally, I ask them to specify the data in each meta title of content published, in order to add something different each time and avoid duplicate content penalty. SEO Moz crawl has 3 missing page title errors when they are clearly there.
My SEO Moz crawl today has highlighted for errors where page titles are empty missing. For example: http://www.musicliveuk.com/live-acts/hire-wedding-entertainment/wedding-entertainment-kent This page clearly has a title as do the other 3. Is it a bug in the system or am I missing something?

How? Title in Google differs than actual title tag
Just curious on how sites do this? If you search for a video (perhaps Green Lantern Trailer), you'll see the YouTube results in Google/Bing listed as YouTube - Green Lantern Trailer but when you go to the page, the actual title tag displayed is Green Lantern Trailer - YouTube I've seen other sites do this too. I'm just curious what they are doing (I don't see any other title tags in the html)? I thought your title tag is what is displayed in SERP? Thanks,

Duplicate page content errors
Site just crawled and report shows many duplicate pages but doesn't tell me which ones are dups of each other. For you experienced duplicate page experts, do you have a subscription with copyscape and pay $.05 per test? What is the best way to clear these? Thanks in advance
