HELP: Incorrect Meta Tag description showing for the wrong search results

Hi Guys
I'm stuck here! I have update the hreftags, updated the sitemaps. I have 3 top level domains and my zenory.com site is showing for the home page the wrong meta tag description, as you can see in the attachement the meta tag is showing the new zealand site meta tag description which is for zenory.co.nz
Anyone know what might be going on here?
I have also fetched the home page through WMT as well and its still returning the same results
any advice would be much appreciated!

I honestly do not know - I am not a web developer and can't speak to your question here. I am just going based on this looks a little odd to me and different than the best practices format.

Thank for your response! From what I understand - my developer has said that he has entered the correct format, however our site is created using a custom ruby app, and it automatically reformats it. Same with the hreflang tags. Is there a correct format for specific language/frameworks? (java, .net, ruby etc?)

Sorry here is the attachment - I have attached the meta tag description that shows up for the australia search and you can see in the meta tag in the pic it says "New Zealand" but when you check the meta des in the code it ends in "Australia" which is correct meta tag des

I would read through this resource from Moz.
I also have to ask, is there a reason why your description is at the back of your tag? Example...
name='description'>
I would check your meta description tags and make sure that they are following the proper format.
Now, I am not saying this is the issue, but I would be interested to see you try it out and see what happens after Google crawls and reindexes your site; I would also use quotations rather than apostrophes, but that's just me being OCD about sticking to the suggested formats.

Hi, I am working on the SEO of an online gaming platform - a platform that can only be accessed by people in certain countries, where the games and content are legally allowed.

Example: The games are not allowed in the USA, but they are allowed in Canada. Present Situation:
Presently when a user from the USA visits the site they get directed to a restricted location page with the following message: RESTRICTED LOCATION
Due to licensing restrictions, we can't currently offer our services in your location. We're working hard to expand our reach, so stay tuned for updates! Because USA visitors are blocked Google which primarily (but not always) crawls from the USA is also blocked, so the company webpages are not being crawled and indexed. Objective / What we want to achieve: The website will have multiple region and language locations. Some of these will exist as standalone websites and others will exist as folders on the domain. Examples below:
domain.com/en-ca [English Canada]
domain.com/fr-ca [french Canada]
domain.com/es-mx [spanish mexico]
domain.com/pt-br [portugese brazil]
domain.co.in/hi [hindi India] If a user from USA or another restricted location tries to access our site they should not have access but should get a restricted access message.
However we still want google to be able to access, crawl and index our pages. Can i suggest how do we do this without getting done for cloaking etc? Would this approach be ok? (please see below) We continue to work as the present situation is presently doing, showing visitors from the USA a restricted message.
However rather than redirecting these visitors to a restricted location page, we just black out the page and show them a floating message as if it were a model window.
While Googlebot would be allowed to visit and crawl the website. I have also read that it would be good to put paywall schema on each webpage to let Google know that we are not cloaking and its a restricted paid page. All public pages are accessible but only if the visitor is from a location that is not restricted Any feedback and direction that can be given would be greatly appreciated as i am new to this angle of SEO. Changing the language of the website meta title and description?
Hello, Moz community! I'm planning to change the language of my website title and description from English to rank better for queries on the local language. Do you think this would increase the local language ranking? And in case I need to switch back to English, let's say in 2021, would it be difficult to regain the current rankings? Hreflang tag on every page?
Hello Moz Community, I'm working with a client who has translated their top 50 landing pages into Spanish. It's a large website and we don't have the resources to properly translate all pages at once, so we started with the top 50. We've already translated the content, title tags, URLs, etc. and the content will live in it's own /es-us/ directory. The client's website is set up in a way that all content follows a URL structure such as: https://www.example.com/en-us/. For Page A, it will live in English at: https://www.example.com/en-us/page-a For Page A, it will live in Spanish at https://www.example.com/es-us/page-a ("page-a" may vary since that part of the URL is translated) From my research in the Moz forums and Webmaster Support Console, I've written the following hreflang tags: /> For Page B, it will follow the same structure as Page A, and I wrote the corresponding hreflang tags the same way. My question is, do both of these tags need to be on both the Spanish and English version of the page? Or, would I put the "en-us" hreflang tag on the Spanish page and the "es-us" hreflang tag on the English page? I'm thinking that both hreflang tags should be on both the Spanish and English pages, but would love some clarification/confirmation from someone that has implemented this successfully before.

Cross domain rel alternate, will it help or hurt?
I have a website that has similar pages on a US version and a UK version. Currently we want Uk traffic to go to the US, but the US domain is so strong it is outranking the UK in the UK. We want to try using rel alternate but have some concerns. Currently for some of our keywords US is #1, UK is #4. If we implement rel alternate, will it just remove our US page? We don't want to shoot ourselves in the foot and lose traffic. Is this worth doing, will it just remove our US ranking and our double listing? Any anecdotes, experiences or opinions are appreciated. Spanglish? Picking keywords for an English website with a Spanish speaking search demographic
I'm putting together meta data for an English website whose target search demographic is the Hispanic market. The website has a Spanish translation as well. When I entered the website into the Google Adwords keyword tool to begin doing keyword research, all keywords returned to me were in Spanish. I am unsure if the meta data keywords I'm preparing for the page should be in Spanish despite the fact that I am preparing the meta data for the English version. Moreover, should there be any mixed Spanish English (Spanglish?) keywords as users might be searching under the English search but in Spanish or with queries that are partially in Spanish?
