Need advice: How to replace a high-ranking pdf with a landing page -- without dropping much in rank?

Hi! We have a pdf of a white paper on our site that ranks #1 for a niche term. We are now exploring the idea of building a landing page for this paper with an overview (2-3 paragraphs) and a registration form for interested parties to fill out in order to access the paper.
Do you think there'd be any hope of ensuring the new landing page would rank almost as well eventually (top 3)? I'm thinking a key consideration would be preserving the link juice from the existing links that are coming into the pdf, and that 301 redirecting the pdf URL to the new landing page URL could help with that. Am I right? Or would it be better to try to reach out to the linking sites and ask them to update their links (seems daunting).
Any advice/opinions on this situation would be appreciated. (If folks think that there would be a significant risk of permanently dropping out of the top 5 by attempting this, we would likely choose to leave the pdf ungated as is.) Thanks!!

Thanks Chris, Bernadette and Donna for your thoughtful answers. After considering your advice (and the resources you shared), I think it's worth a try. If nothing else, it will be a good experiment (and fairly low risk -- even though the pdf ranks #1, it's not a high-volume term). I think it will be important for the landing page to provide a really meaty, useful synopsis (as Chris suggested) that still offers some value on its own. Thanks again!

Not long ago, you should have fully expected to lose up to 15% of a page's SEO equity with a 301 redirect. That changed in February of this year when Google's John Mueller announced that no page rank is lost with 301 or 302 redirects.
Moz's own Cyrus Shepard wrote a What You Need To Know Post after that announcement. I think if you read it, you'll be well equipped to weigh your options and decide on the best path forward for this particular situation.

John, that's a good question. Depending on the competitiveness of the keyword, I would hesitate to set up a 301 redirect--you still may see ranking changes if you replaced it with a landing page.
I suspect that the reason why it's ranking is because other sites are linking directly to the PDF file, the content. If you were to remove that PDF, they might stop linking to it.
One option would be to edit the PDF file and make that PDF the landing page (in .pdf format), that would be the same URL.

Hello John, interesting dilemma you have. I think you have a good idea as well. I would be interested to learn about the level of competition for this term, I imagine it can not be that intensive if your PDF is ranking #1.
My recommendation would be to build the landing page, but include some of the content from your PDF as a preview. You can then offer the free download sign up to continue reading. It's likely the PDF is ranking well because of the content.
Of course you will want to create a 301 redirect to the new landing page from the old PDF URL. Also, keep the same title tag or anchor text that people are using to link to the PDF or the title that Google is currently giving the PDF. I think you have a good chance of retaining the #1 ranking if done right.
You may also have meta information within your PDF that you will want to migrate to the landing page. We're a big fan of landing pages at AdFicient and this sounds like a promising opportunity. Best of luck.

Low Ranking Mystery
Hello fellow MOZzers..! I am fairly new to this community but have been working on my SEO skills for a while.. I have created over 20 websites for myself and various clients, and all of them are doing fairly well ranking n.1 for their targeted keywords... except 1 WEBSITE THAT IS BECOMING A ROYAL PAIN IN THE BUTT! The website is www.dancepartycentral.co.uk and this is why it's a mystery to me: The on-site SEO seems to be on point (getting an A on page-grader for desired keywords) "Dance Party" does not seem to be too much of a competitive keyword Many of the other competitors do not seem to have very professional websites (apart from 3 or 4) or that have as much targeted content for the relevant keywords I have over relevant 20 sites and industry directories for Entertainers that are linking to the site (even though not all of them are appearing on page crawls) Please keep in mind this site has been created using webs.com so I have little control over the coding I seem to only be getting a 6.5% TXT/HTML ratio even though the site is made up mostly of original content This business highly relies on organic SEO searches and as my site is not ranking in the top 50, it's become a bit of a head-scratcher for me.. if anyone is kind enough to help me shed some light on the problem and how I can resolve this, I would be eternally grateful! Does this count as a backlink to my category page?
I am ranking high with a certain category page and I am reading that I need backlinks to that page. It is going to be a challenge to get a backlink to that specific category page but how about this? Category page URL: www.mysite.com/category/name Backlink to this URL: www.mysite.com/category/name/specific-blog-post (EDIT: Apparently these types of links don't exist! I went into the category page and clicked on a blog post and it just gave me the www.mysite.com/blah-blah-blah) Will that count as a backlink to the category page? Right now I am only getting backlinks to these blog posts: www.mysite.com/this-is-a-blog-post Any help appreciated! EDIT: Well I guess now my question is worthless. But if you have any input, it would be appreciated.

How much should a link building program cost?
Hi All, I am relatively new to the world of SEO but it is vital to our business that we improve in this area. I believe our site architecture is good although we have a new site coming in the next few weeks which is effectively a re-skinning of the existing one that makes the user experience more relevant. What I would like to know is how much a link building program shoudl cost from an SEO provider and how they quantify what they charge - is there some kind of indicative cost per link or is it just "give us some money and we will do our best?" We have started writing daily articles on our news site and our natural listings are already pretty good. What I am looking to achieve is top three status for the London area (where we work) accross a broad range of keywords. I know this is what everyone wants but we are already front page and top 3 for many keywords and the back link building would appear to be where we are weaker compared to some of our competitors. Are nofollow links really not effecting rank?
I honestly find it hard to believe that nofollow links are not being considered for rank. Take for example Google finds 2,000,000 nofollow links for a site. Are they really going to ignore that?

Ranking dropped by 7 positions for many keywords
Hey, Since yesterday my ranking dropped by in average 7 positions for most keywords. iIm not 100% sure whats the matter. I rank under the top3 for a quite comptetitive keyword since several months. During the last 4 weeks it wasn't that stady (between 2 - 4) because the competition is using an aggressiv link building method.

Forum doesnt rank
Hey, I have a site which ranks well for a certain term, lets say "books". I added a forum about 6 months ago. I'm optimizing it for "books forum". However, somehow it doesnt get to the top 10, although I placed some quality link to it. It ranks for some long tail keywords... We have daily new posts and use vbulletin + vbseo. The strange thing is that there a ranking really low-quality sites under the top 10. Hardly any content and low quality links... Any tips?
