Should I include location in title tag to rank higher in local search

I'm working on a site for a small guest house (http://www.tommysonthebeach.com). I have created a Google Place page (Bing and Yahoo Local) as well and I have the address in the footer on every page.
I have the location (Indian Rocks Beach) at the beginning of most titles tags because that is how people tend to search, e.g. "Indian Rocks Beach vacation rental."
In theory I would think that I don't need location in the title tag because Google knows the location, and I could use the real estate for other keywords suchs as "pet friendly" or "beach hotel," etc. But when I look at the SERPS, those ranking highly all seem to have the location at the beginning of the title tag.

P.S. The site is currently not showing up in Google local search apparently because Google thinks it's a vacation rental agency, which are not allowed in local search. I'm trying to get that fixed.

About relevancy yes, you should include some variations of with Location Title Tags.

I also agree on using it, and yes will sure do it more for relevacy because that is how people search, also I would suggest not to add keywords that might be targeted on other pages, if you have a page about how your hotel is pet friendly, that is where you should put it.

Exactly. It sounds more natural and its "Guest House" closer to the beginning, that is important in Title optimization.

Could you explain the reasoning behind the title tag change. Is it to make it more like a complete a real sentence?

I use it, indenpendently of local search, in order to rank for organic search too. What i do not suggest is to use the location in Google Places profile Title, as it is considered somehow a "spam" tactic.
More over, I would try to better optimize your Title tag (now "Indian Rocks Beach | Clearwater Beach | "Old Florida" Guest House") and make it more like: "Indian Rocks Beach Guest House. Live your holidays in Clearwater Beach".
About the address on the footer, if it is possible show also the local contact number. And in your "direction" page I would change the actual map with a Google Map based one.

I include location in my local listings as a matter of habit. Have not dropped it to test and see if it has any effect. Keep in mind that there are other signals Google uses to work out the relevance of a local listing: Location (proximity, completness of the profile / information, outside references in directories, mentions of numbers...etc). If its relevant yes get it in there and try moving the address from the footer this is something I'm playing with due to it being a less important area

Let's say you're writing a homepage title tag like this: KEYWORD | BRAND and Google rewrites it as BRAND | KEYWORD From Moz and best practices, we believe that keywords closer to the beginning of a title tag may have more impact on search rankings. So, when Google rewrites the title tag, do you get the impact you would have made with the keyword being closer to the front? Or, does Google give you the impact you would have received with the keyword being at the end?

Duplicate page titles and hreflang tags
Moz is flagging a lot of pages on our site which have duplicate page titles. 99% of these are international pages which hreflang tags in the sitemap. Do I need to worry about this? I assumed that it wasn't an issue given the use of hreflang. And if that's the case, why is Moz flagging them as an issue? Thanks.

Difference in using dividers in TITLE TAG
Hi everyone, i know that dividers in title or even title tag doesnt have much of an impact on better rankings. I had great rankings for many keywords, not using dividers or using only one divider. However for better reading comprehension and usability, and also aesthetics i started to use the pipe as my main divider and other secondary dividers. I saw many pages drop in rankings vs other less competent and with less content pages. My format was as follows: Product Brand | Product description - Additional info or local info ie. Fiber Glass MBI | Insulation Batts for Home and Commercial use - Acoustic and Thermal Insulation I changed the format for a handful of pages, and saw immediate results on rankings and traffic on those pages. Product Brand with Product Description - Additional Info ie. Fiber Glass MBI Insulation Batts for Commercial use - Acoustic and Thermal Insulation. Does it sound like something i should implement page wide. I personally like the aesthetics of the pipe as it gives a cleaner look, but the better rankings on the changed pages with using only one divider makes me think. Can I add multi location business cities to homepage meta title or desc.?
I have a business with 6 locations (in the same state) but very different cities. We we expanded from one location with the city name in the URL we followed best practices to move to the new domain without the singular city name in the URL. We definitly took a hit on the organic side and I'm trying to figure out best practice for where to add geo info. Currently I have geo info: -In footer

I know all other locations will take sometime but my concern is the hit we took on the original location that had geo-target URL. I look many times on google that what is the best tag to set in title for seo, H1 or H2 or H3 In many forums and sites they are asking that you need to put only H2 tag in title and someone ask to put H1 in title and i am confused, Some body tell me the correct tag for seo in google, or any other search engine.

SEO Location Pages - ALT Image Tag Question
Hello Guru's, I have a Hire Website whereby you can rent products online. I have created different Location pages for these which are in essence the same pages page but with different location specific urls, title tags , on page content etc etc. This helps me to rank for local search. These location pages also display 20 products per page. My question is Should I make the ALT IMAGE TEXT location specific for each of the 20 products . Example - Steam Cleaner Rental in "location" or should I only amend a few of the Atl Image Texts to be location specific. I don't want to come accross as spammy in google eyes but I also don't want to be seen as having duplicate content , images etc etc What do you think ? thanks Sarah.

How bad is it going over 70 character for title tag length?
I know less than 70 is recommended. I am about to run a script to create some title tags and a few will be between 71-74. Is going just the few characters over ok until I can get in there and manually do them?

Should I include a "|" for better page title SEO results?
I have seen many sites that include the "|" in page titles and was wondering if there is some SEO value in the practice. Example: Product Name | Company Name Instead of: Product Name by Company Name I have not seen any value in it myself other than a good way to avoid stop words. I wanted to make sure. Currently I have the "by" included in the page titles.
