Best SEO Strategy

Hi fellow Mozers:
I have a question about strategy. I have a client who is a major real estate developer in our region. They build and sell condominiums and also built and manage several major rental apartments. All rental properties have their own websites and there is also a corporate website, which has been around for many years and has decent domain authority (+/- 40). The original intent of the corporate website was to communicate central brand positioning points, attract investors and offer individual profiles of all major properties.
My client is interested in developing an organic search strategy which will reach consumers looking to rent apartments. Typical search strings would include the family whose core string would be 'apartments in Baltimore.' (Currently, the client runs PPC for each one of their properties. This is expensive and highly competitive.) In doing research, we've found that there are two local competitors who are able to break on to Page 1 and appear beside the National 'apartment search guides' who dominate the Page 1 SERPS (like apartments.com). The two local competitors have websites of either the same or lower authority than our client's; one has a better link profile, the other is comparable.
Here's our problem: our local competitors only build and manage apartments. So, then, the home pages and all the content of their sites ONLY talk about apartment rental related information. Our client's apartment business is actually larger in scope than either local competitor but is only one of their major real estate verticals.
So my question is this: if we want to build out a bunch of content which will rank competitively with our local competition, are we better off creating a new area of the corporate site, creating targeted content and resources appropriate for apartment seekers OR would we be better off creating an entirely new site, just devoted to the same? I'm wondering if a new section will ever rank well against competitors whose root domains actually feature content which is only rental related? Likewise, I'm wondering whether we'd be giving up too much, in terms of authority, by creating an entirely new site? I've also only found examples in the industry where an entirely new site was created, so it makes me question the strategy of building out a rental-specific section of a site which also contains information about their condo business. For instance, the Related Companies are a huge builder in the East; they have a corporate site and a site called https//relatedrentals.com .

Thanks, Roman for your thoughts! Everyone seems to agree that either approach can work, with the appropriate strategy and resources. The client has both resources and time; I had a meeting with them this morning and they are considering which one of the basic two approaches they plan on taking.

I think this is not a technicall problem, I think this a managmente problem.
Let me explain my self both options are completly valid and right.Lets define your problem, you have to chose betwen 2 options
Option A > New section on the corporate website
Option B > New websiteSo the firts question that you need to ask your self is
Do I have the resource that I need to take option A? (new section in the actual website) and same question for the option B.I think option B will take and consume more resource
In the real estate industry every second counts, Build all the links and execute all the task related to rank a website and get some traffic does not make sense (Just my opinion). Both options are valid and depends mainly of your resources, If you have the budget, the team, the time and the tools you can start a new website from scratch.But if you dont have the time, money or team. Take the firts option and create new area of the corporate site.

Honestly, I think either idea would work. But, personally, I would build off of the already established website.
Reason being this; if you were to make a new site - and it was optimized correctly, had amazing user-friendly content, and was all around a great website - It wouldn't matter what the DA is, it would get ranked. I've seen it happen plenty of times where a new site comes onto the scene and ends up taking over well-established sites in the rankings, and it boils down to having a better, more user-friendly website.
But, like I said earlier, I would attach these new pages to your old domain. If you build these pages to be just as amazing and user-friendly and useful as you would a new website, those pages will still rank. And not only will that help getting ranked for those specific search terms, it will build the credibility of your root domain and could boost your DA.

Whats the best practice for acquisition?
Hi, My company have just bought out a competitor. We wan't to dissolve their website and if possible steal some of their link juice. The site hasn't got any spammy links or 404's so i'm not worried in that department. What I am not sure about is which of the following is best practice? a. Redirect every single page (even pages like /?checkout) to a relevant page on our website. b. Only redirect important pages, category pages, contact pages etc and leave the other pages to 404? c. Redirect the important pages to a relevant URL and redirect the less important pages to our homepage. d. Redirect the entire domain to our home page (i assume this isn't a good idea) e. Don't redirect any of the pages just delete the site.

Link building strategy
Hello Moz Community, For the last couple of months we have been trying to improve our ranking in Google UK for the keyword "church candles" http://www.wattsandco.com/church-supplies/church-candles.html We’ve been contacting relevant interiors/lifestyle blogs to feature our candles including anchor text linking back to our page. Our anchor text has been predominately our brand (Watts & Co) but also other key search terms (Watts and Co church candles, Watts and Co pillar candles). We have been tracking our ranking for the keyword “Church candles” using the Moz “ Rank Tracker” and we started on position 15 in Google UK. We went up to 12 briefly before moving down every week to 15, 17, 19 and 22. We checked today and we have moved back up slightly to 19. Our progress seems to be a bit slow and inconsistent. We wanted to reach out for any advice on how we can move up? If there was any way we can improve our strategy? SEO: Subdomain vs folders
Hello, here's our situation:We have an ecommerce website, say www.example.com. For support, we use zendesk which offers a great platform that makes publishing FAQ and various resource articles very easy. We're torn between publishing these articles on our actual website, or publishing them via Zendesk. If we publish them on our website, the url would be something like:

www.example.com/articles/title_article.html On the other hand, if we publish them via zendesk, the url would look like:
support.example.com/articles/title_of_article We would like to publish them via Zendesk, however, we do no want to miss out on any SEO benefit, however marginal it may be. Doing it this way, the domain would have all of the ecommerce pages (product and category pages), and the subdomain would have ALL other types of pages (help articles and also policies, such as return policies, shipping info, etc etc). I know a long time ago, folders were preferred over subdomains for SEO, but things change all the time.Do you think setting up all the ecommerce pages on the domain, and all content pages on the subdomain, would be a lesser solution? Negative SEO + Disavow
My site is very new (~1 years old), but due to good PR we have gotten some decent links and are already ranking for a key term. This may be why someone decided to start a negative SEO attack on us. We've had less than 200 linking domains up until 2 weeks ago, but since then we have been getting 100+ new domains /day with anchor texts that are either targeted to that key term or are from porn websites. I've gone through the links to get ready and submit a disavow... but should I do it? My rankings/site traffic has not been affected yet. Reasons for my hesitations: 1. Google always warns against using the disavow, and says "you shouldn't have to use it if you are a normal website." (sensing 'guilty-until-proven') 2. Some say Google is only trying to get the data to see if there are any patterns within the linking sites. I don't want the site owners to get hurt, since the villain is someone else using xrumer to put spammy comments on their site. What would you do?

Suggestions for a SEO Review
I think it would be beneficial to have a third party seo review of the network of sites my team and I manage and was wondering if any of you had suggestions for what sort of tests should be done or that we should expect to see done during one of these reviews. We are a small team who has varying seo experience and have been working hard to make improvements to our sites in the past year. Most of our sites have been completely overhauled in the last 12-16 months and seo work that had not been done in the past has been setup, along with some corrections that may have been harming seo. We believe we are on the right track and have learned a good amount about seo in that time, but it would be nice to have some "expert" feedback outside of our office to get a clearer picture on anything we may be missing or some suggested improvements. A sort of double check on the work we have done.

Advice on further SEO
I am frustrated by a lack of progress for a major keyword I want to rank for. I have made several pages, optimized with Onpage and even a whole site but I can't seem to get my ratings up. I am hoping somone can take a look at my pages and efforts and offer me some advice... Breadcrumb Trail for SEO?
Due to the fact that we aren't in the #1 position, (dropped from #5 to page 2 - You have to love Devs and IT), our heads have hired a SEO Audit/Consultant company to review everything we are doing. I would like to post some of the things they are telling us to do, in which I don't 100% agree with and would like some other professional feedback. Are breadcrumb trials important for SEO? (I know they are helpful for Users, but SEO) Are they important for Search Engines to track back for structure. Any thoughts about them?
