What's the best way to create keyword tracking lists for local SEO?

I have a question for the local SEO crowd: when it comes to creating keyword tracking lists, what are your best practices in reference to tracking from a set location?
Do you typically create national keyword lists that include the location operator in each term or are you better creating a list of locally-tracked keywords around a business' location and dropping the location operator from the keyword? Or some combination of the two?
To clarify, if I had an example business of a realtor in Chatham, MA, would I want to track
-"realtor in chatham ma" (national)
-"realtor in chatham ma" (with the location set to Chatham, MA)
-"realtor" (with the location set to Chatham, MA)Or some combination of all of the above?
Right now, I track waaaay too many keyword variants on my local campaigns! Hoping there's a better way from some more-seasoned Moz users.

Internation SEO question
I have a domain in the UK with ccTLD ending in ac.uk our website is www,metfilmschool.ac.uk and it ranks really well in the UK, we also own metfilmschools.com and we want to improve our SEO in the USA? Should I use the ccTDL domain and create a subdomain or should I use the .com domain? Community Discussion: When The 'Coupon Drawer' Is More Influential Than Your Best Friend ...
Howdy To Our Super Community! When I was a kid, I was always fascinated by ladies who spent hours combing through newspapers and mailers, clipping coupons to put in a coupon drawer for future shopping excursions. It seemed like a lot of trouble to go to in order to save a a few bucks, especially given that I grew up in an era that still boasted a pretty stable middle class, but, it turns out, those ladies of yore were really onto something. A recent survey by Bazaarvoice and CMO Council found that coupons and discounts drive way more return/loyalty business amongst modern shoppers than any other factor, including recommendations from family and friends and paid advertising. Another survey by ROTH and Research Now discovered that 70% of millennial moms sought and downloaded mobile coupons while doing their shopping chores. There are a couple of facets of these findings that should interest any e-commerce business or local retailer. We've learned from a variety of studies that it can cost up to 7x more to earn a new customer than to retain an existing one, making loyalty programs smart business. Meanwhile, publications like the Wall Street Journal have made it clear that, in the U.S., the middle class is no longer the majority. These two factors seem to lend themselves to an important discussion for our community here at Moz, and in the marketing world at large. What is driving 70% of young mothers to use mobile coupons, as per the above study? Is it tight budgets, the love of a deal, pride in outsmarting 'the system' with a little extra effort? Is your company using coupons? Which ones have you seen convert most highly? Is there some element to them you've discovered to be a real winner? Interestingly, price is repeatedly cited as a minor factor in customer complaints, and yet, I've personally seen discounts/sales drive business like mad in both e-commerce and retail settings. Multi location strategy - tracking keywords
I have very recently taken on a local business to manage and quite new to all of this. Your posts on the subject of multi-location SEO have been incredibly useful and the original blogpost on Local landing pages by Miriam Ellis is in my reading list and I am sure will be revisited regularly. I have another question on this obviously complex subject, what to do about tracking your keywords in MOZ Pro? I have subscribed and set up my main keywords and linked each to the 40 different service locations for our business, which is based in a single location but services a wide area, however this now gives me 400 keywords to track, which seems way too much and unmanageable. Can you give me some advice on how to make this much more effective? Many thanks, Sarah

Local Seo Start Up?
Hi I've recently started a Web design and Local SEO business in the UK and would love some advice on best practices and resources to do best by my clients. The last thing I want to do is get their site banned or penalised by Google. In the past I have used article marketing to get 100s of backlinks but I understand it isnt that simple anymore.I might add that I always did SEO for my own sites, never offered it as a service to others. So, I'm less reluctant to take chances. From looking at the competition in the local market I won't have to get too many backlinks to outrank most other companies. Just need to get the right good quality links. I am fairly experienced with onsite SEO. ANy advice or relevant resources would be greatly appreciated.
