Mixed branches / targeting countries results in the SERP

hi all, I have one hard nut to break and I would like to kindly ask you for any idea / help
we have web page localized to multiple languages targetting different countries.
e.g. we have:domain.com/int/ ... default in english, in search console / Internation targeting / Country with Target users in "Unlisted"
domain.com/uk/ ... english for UK, Target users in "United Kingdom"
domain.com/de/ ... german content for Germany, Target users in "Germany"
... etc.Each branch (country specific) has its own sitemap.xml covering approx 50-60% of all the pages for the specific branch and for most of these pages we have set hreflang (rel="alternate") for most important product pages. There are some issues in the sitemaps we are fixing (e.g. no returning link) so my assumption is that google may not use the sitemap, therefore, hreflang is not in use (it is part of sitemap). For example, one branch can have 150 pages submitted and 30 indexed in Sitemap detail of search console.
The problem is, that when for example I search for the product name from Germany (google.de and German's IP through VPN in browser's incognito mode) I'm receiving mixed results. Our product names and technology are rather english, e.g. "cloud protection" and it is also phrase German user would search for. But in SERP he gets results from our domain.com/uk and also from our domain.com/sg which is completely wrong.
Is there a way to really prevent it ?

Getting the Proper CCTLDs & Subdomains to Rank in the Proper Countries
We seem to be having a really difficult time getting Google to do what we want in regards to getting proper domains indexed in the proper countries. In regards to English language, we tend to see a tremendous amount of crossover between .com, .in, and .co.uk. And yes international targeting is put in place. For example, both our .com and co.uk websites are in english and when someone enters a search query for one of our particular products, the .com website shows up to users in the UK. The countries with the hardest time are as follows and typically find them competing primarily with .com, but others can interlope as well. **All primarily in English: ** Canada UK India Australia Any ideas on how we can get this aligned correctly to where we can get the proper CCTLD to show up in the correct country instead of the .com?

Areaserved json-ld schema markup for a local business that targets national tourism
If there is a local business that thrives on ranking nationally for people searching for their services in that location, do you target the business's actual service areas or target nationally? For instance, a hotel in Denver, Colorado. Â Would the areaserved markup be: "areaServed":[{"@type":"State","name":"Colorado"},{"@type":"City","name":"Denver"}] Or "areaserved":"USA" The "geographic area where a service or offered item is provided" would be denver, colorado. But we would be looking to target all people nationally looking to travel to denver, colorado. Or would it be best to target it all, like: "areaServed":[{"@type":"State","name":"Colorado"},{"@type":"City","name":"Denver"},"USA"]

Competitor significantly jumped in SERP rankings
We opened a new location in a new market in early February and eventually tapered off improving SERP rankings when we reached an average rank of #3. As we began increasing in ranking, the competitions' average rankings we're declining. Suddenly, in April, one of our competitors spiked to an average SERP ranking of #1. The site that jumped to the top of SERP was a location page and there was no content changes, or changes to their website. Our competitor's links also decreased during the time of this spike. Does anyone have any ideas as to what caused our competitor to spike so high, so suddenly? Thanks,

Do I need to change my country og:locale to en_AE
Hi MOZ, I have a site that is aimed at the English speaking market of the United Arab Emirates. The language tag is currently set to lang="en-GB" and the og:locale also set to en_GB. The domain is a .com and aimed at the whole world. Should I be trying to target en-AE and en_AE for these tags instead of GB?

Company sells home appliances and commercial appliances. What is the best way to differentiate the two on our site for the best user experience/SEO?
Should we structure it starting at the homepage with the user selecting for home or for business, that way they have to make a selection before moving further OR should we somehow differentiate in the navigation using the top menu tabs, dropdowns, etc?

Local seo landing pages and proper keywords to optimize and showing up for generic keyword localized results
looking for advice. I have my site built into landing pages for each city I service. Would it effect my seo in a negative way if I built other landing pages with "keyword + zip code" as well as the city ones I already have or do you think it would make my city rankings worst? Also how do you get a seo city landing page to show up for the "keyword" or "keyword near me" in the city of interest? Is making landing pages with "keyword + city" sufficient way to accomplish this or is there a trick I am unaware of?

Yoast Local SEO Reviews/Would it work for me?
Hi everyone, I'm looking for some feedback on Yoast Local SEO, and if you think it'd work for our site. www.kempruge.com. Our site is a wordpress site, and there's nothing about it, off the top of my head, that makes me think it wouldn't work, but I've been wrong before. We do use All-In-One SEO, not the Yoast plugin, so I'm not sure if that's compatible.or would cause a problem? (The reason we use All-In-One and not Yoast is because that's what we had when I got here, and I'm worried what would happen if we switched). Also, we have three offices, and I need to be able to do local seo for all three. I know Yoast says it supports multiple offices, but I'd feel more comfortable if someone on here let me know from his/her experience that it did. How To Explain To A Client That Results May Take 6 Months or More?
We have a client that has 3 websites. Â They sell aftermarket vehicle accessories, dog boxes, running boards etc. Â All 3 sites are new and we started the SEO and Social Media campaign when the sites were launched back at the beginning of November. Â The client is starting to get leery of our work because they have not had many sales. Â They are in highly competitive industries, brand new websites, and new social media platforms. One of my strong suits is not wording things in a manner that the client understands. I guess basically what I am asking is if anyone can point me to a paragraph or two that easily explains that the results (new clients) from SEO on new websites can take some time and some bullet points to go along with it. Â We do have metrics showing the increase in unique visitors to the site, increased social media activity etc but what the customer sees are the low sales numbers.
