Example of a local "boring-niche" site in a relatively high competition area using strictly white hat tactics

I'm looking for an example of a site in a very boring service niche locally "let's say elevator doors in chicago" or something like that, that successfully using blogging, content generation, etc to achieve top rankings above its spammy competitors. Anyone care to give out a case study? I'm not talking about companies that submit to 100's of local directories like yelp, or google maps rankings. I'm talking about organic or blended serps.

A company I have not worked with, but have been familiar with for years has been dogged in the pursuit of producing content for SEO purposes -- http://www.ctswholesalesunglasses.com/ they have a blog, i know i've seen videos on their site in the past. they rank well but not #1 on the primary competitive term, however explore the keyword space around it and you will see there content mixed into the SERPs consistently

To be honest I'm starting to wonder about the presence of these mysterious boring niche sites that everyone purports to be ranking using high level white hat strategies. Every single service niche site I have ever seen, ranks at best with profile links, blatantly paid directory and footer links, and sponsored reviews. I have yet to see a local service site that actually USES this tactic you're talking about - content that actually 'sticks'. I'll re-state the question: show me a site that does this successfully. It doesn't have to be a client...it can be any site. It feels like your answer 'skirts' the question to be honest and instead tries to showcase your strategy (which isn't what I asked for). I didn't ask "what would your strategy be for a boring service niche site". I asked "show me an example of one that does. I don't mean to sound harsh but this is the second question of mine you have weighed in on where you have 'dangled' an answer without actually answering the original question. I'm asking for a URL I can study and examine myself. I'm not looking for an elaborate theoretical answer.

We have some clients that would fit into this category. I can't share the URLs due to non-disclosure setups, but I can share the basic strategy we use.
Basic strategy is to brainstorm interesting topics that are at least tangentially related to the topic at hand.
For "elevator doors in chicago" we could use topics like:
- Top 10 Most Epic Movie Scenes That Take Place In An Elevator
- 10 Smartphone Apps To Make Your Visit To Chicago A Breeze
- 7 Videos Of Elevator Pranks, Bloopers, & Accidents
- http://www.prettycoolthings.com/2008/03/27/the-worlds-coolest-elevator-rides/

What do you when the wrong site links to you?
In doing research of our backlink profile, I've found a couple dozen of links from off-topic websites linking to us. You see, our domain is Voices.com and tends to scoop up links from unrelated sites that are clearly trying to link to another site such as evp-voices.com or areavoices.com or dozens of others. What would you do? Ask the webmaster to remove them because they are completely unrelated? Or would you keep them if you believed they aren't causing any harm?

Embedding an image from another site
I have developed some micro-sites for a client. The micro-sites are on their own root domain and are only associated, through links, with the client's main site. The client just added an infographic to their site and I want to embed it on the micro-sites. If I am going to embed the image on all the micro-sites that were developed do I need to use a rel canonical tag so it is not seen as duplicate content?

Which Creative Should I Use For The Anchor Text?
Hello, I have a real estate website (I'm using a random one below). We're putting out an advertisement and I'd like to know what the best anchor text would be. The hyperlinks are underlined below. We're trying to figure out if we should hyperlink the entire thing or just the keywords and leave the text around them. Also one of the keywords we're going for is an exact match on our domain (just like "homes for sale" and "homesforsale.com" below). The main keyword is "Homes For Sale", secondary "Real Estate" Out of the options below, which one would you choose and why? Or do you have any other options? Link to my site not showing up in Open Site Explorer
If a link to my site on another domain does not appear in the list of links gathered by the Open Site Explorer, does that mean that this backlink will not be crawled by search engine bots? Is there anything I should do to make sure that this link IS crawled and/or recognized by search engines coughGooglecough?

So I ran into a site that was not ranking 4 days ago and has over 2 million links to it on some keywords. My guess is this is a link bomb, but the issue is this is pushing one of my sites down. Does anyone know a good way to over come a bomb like this?
So I ran http://www.riogrande.com/ into this site not that long ago and wanted to see if any other SEO's have an opinion on it. I've seen a Google bomb before, but the amount of links going into this URL is insane. The thing is how does one over come a Google Bomb? Do you just wait to see what Google does or do you just hope to rank under that URL? I should also note that it appears that all the keywords to it are relevant to the sites content. Has anyone seen positive results from using Submiteaze to submit to directories? I know an SEM agency that uses it for clients' link building campaigns, but I don't know if it is worth buying. Are there better alternatives?
