How important are edu and gov backlinks?

I have heard that edu and gov backlinks are important but how so in a niche area like mine - real estate? Perhaps I am missing the point but I do not see how either type of site would ever backlink to a commercial real estate entity. If these are that important in theory, are they obtainable in practice?

Difficult to obtain in practice without a significant creative campaign, and overall those links are as valuable as the inbound links to those sites and pages. Being .edu or .gov inherently does not give these websites more value from a link standpoint. The fact that they are .gov and .edu draws links to them - and that is the reason why most .edu and .gov links on quality, trusted contextual pages count for alot.

Footer backlink for/to Web Design Agency
I read some old (10+ years) information on whether footer backlinks from the websites that design agencies build are seen as spammy and potentially cause a negative effect. We have over 150 websites that we have built over the last few years, all with sitewide footer backlinks back to our homepage (designed and managed by COMPANY NAME). Semrush flags some of the links as potential spammy links. What are the current thoughts on this type of footer backlink? Are we better to have 1 dofollow backlink and the rest of the website nofollow from each domain?

PR1 and PR2 backlinks
We're doing some content marketing. I've heard that it is a good idea to target even PR1 and PR2 sites (small DA sites). I'm concerned about these sites disappearing after a few months, as we've found that losing a backlink can sting a bit and be worse than never having it. Though this isn't as big a deal any more. Anyways, can somebody say when a PR1/PR2 backlink would be appropriate to go after? Some of them would be easy and if it's appropriate I'd like to include them. So far they would only pass our standards if they are Above PR0 Look like a white hat, quality site from the outside Have a clean backlink profile Look like they're going to stick around Successful Social Media Accounts a plus What are you guys' criteria for including these sites? Changing backlinks anchor text
Hi, I've read a few blog post here that suggests the strength of building links using your brand as an anchor text. This supposedly gives the site authority. Currently a chunck of the back links to my homepage are on generic terms i'm trying to rank for which doesn't seem to be working very well. I was thinking of contacting the various webmasters to change the anchor text to that of the site brand name but wondering if this will signal a manipulation of links to the search engines and potentially could be flagged as paid links? Has anybody done this before and what is the danger of doing this? Thanks Duke
