Optimizing a location the business doesn't actually reside in

I am optimizing a site for a general contractor in a small market -- Chittenden County, Vermont -- and I'm struggling with how to label his local identity on-page. His registered place of business is in a town about 12 miles outside of Burlington, which is the largest city in the county and state. Nearly 80% of geo modified keywords go to Burlington, and most people consider Chittenden County to be "greater Burlington."
I am wondering whether it will help or hurt SEO to use "Burlington" in the titles, headers, etc, even though their actual location is a few miles away. They don't get customer visits -- business operations are located in a residence and all inquiries come in over the phone or email -- so I'm not worried so much about confusing visitors. Also, their official location will be available in the footer and contact page.
If I go with "Burlington," how will this impact search rankings and G+ Places when I start focusing on citations in various directories. Will this slight geo discrepancy cause problems with organic and local SEO?
I've been wrestling with this for a while. Your input is REALLY appreciated. Thanks, guys!

Great question and something I bet a lot of other SEO's deal with, but don't always know what to do, nor ask the appropriate people for their take. Kudos to you for looking out for your client's best interests.
That being said, I agree with Ryan. Hit on your Google tools and G+ page to mention those geo-specific keywords. Also, there is nothing wrong with working to optimize a business which resides/operates out of one location while focusing their marketing in another location.
Two examples of this...
- 1st, our company is located in Cary NC, a smaller, but fast growing town outside of Raleigh, which is the major metropolis around here. However, we target a lot of SEO and keyword research at Raleigh. We've got a great presence for lots of terms relating to Cary, so Raleigh was our next goal and some of the smaller towns around us. It is possible, when done correctly, even for a highly competitive service like "SEO" and "Web Design" and "WordPress" in any major city. Burlington for you, would be nothing less.
- 2nd, we're about to work with another small carpet cleaning business who operates outside of his home yet travels to about 25 mile radius to service customers. Yes, his address on his website and G+ pages and his listings will be in Wake Forest NC, but that doesn't mean we can't go after organic searches/results in Cary, Durham, Raleigh, and the like. He is actually pretty exited to potentially get traffic and customers from all over the area.
Take 1 well written and optimized blog article targeting a specific keyword and going for a smaller market, we'll say Youngsville NC with little to no competition for my client, we see we could gain him a few customers a month potentially when that blog article ranks.
Incorporate a blog and article writing into your campaign and I'm sure you'll see success for your client.

Website copy that speaks to your physical location

All of your citation building
You must be absolutely clear and correct on all of the above. I know it's a shame when you don't operate out of your major target city, but it's really important to tell it like it is - which is that you are physically located in a small town but serve in other towns, including a major city. Places you can mention your major city include:

A local landing page on the website, devoted to that city (see: http://moz.com/blog/local-landing-pages-guide)

Descriptions you write on some of your citations, "Voted Burlington's #1 Contractor' or what have you

Testimonials and project summaries from/for clients you've served in Burlington

A mention on the homepage that your service area includes Burlington

PPC campaigns

Blog posts
Unfortunately, none of this is likely to enable you to edge out competitors physically located in Burlington, but unless your company can get a physical location in this city, this is the reality of your situation. Telling it like it is will hamper you in some ways but is the right thing to do for your customers, representing the business honestly as it is.

When you're localizing a business within Google's own tool, they allow for this kind of feature either by selecting area codes the business serves or by applying a radius in which business will make service calls. I'd do a mix and match of phrases like, "One of Burlington's most trusted..." "serving the greater Burlington area" "calls Chittenden county home". You don't need to go over board with it though. Other local search factors are going to play a larger role.

Multiple Local Domains and Location Pages Question
Hello Everyone, So we have a priority site (domain.com) but also a geo-specific site for another location we have (domainNYC.com). Assuming both have completely unique content, different contact information and it’s justifiable to have a second domain (i.e. resources, brand/link equity…etc.) would it be recommend to also use the sub-folder approach on our primary (meaning domain.com/nyc)? And then potentially linking to domainNYC.com (just the once, not overdoing it)? Or just play it safe and keep them separate. Our concern is doing both sub-folder and separate domain might cannibalize on local searches resulting in us essentially competing with ourselves for those terms. The benefit would be leveraging the priority domain and driving visitors there. We could always ‘noindex, follow' the sub-folder page so users have access to the address on the primary domain too but wanted to see if anyone had any thoughts or suggestions as well as how it could pertain to linking (scarcely). We have found a lot of information on choosing one over the other but not as much for whether both is recommended so any extra insight would be very appreciated. Google Plus Business Page is not showing up
Hello, I had 2 google+ business pages. But the website under those pages were different. For example, www.abc.com on 1st one and then www.xyz.com on 2nd one. Both of them had the different business name and website but same address and phone number. Also, www.abc.com domain was set as redirecting to www.xyz.com. My 1st business page was ranking good but I wanted to use 2nd one only so I called up google and asked them to remove the 1st one and then they closed it. Now, the problem is that I lost the 1st one and 2nd one is not ranking for any of the keyword (I have checked all the pages in the SERP and it doesn't show up anywhere until last page). I have fixed all the citations everywhere recently but no luck in getting ranking. Can anyone suggest what steps can be done to rank 2nd one now? FYI, I am talking about local places ranking, the domain www.xyz.com is ranked well in organic ranking. Any help is appreciated! Brian

Not all business locations showing for a brand search
I've got a client with multiple business locations however when I type the company name into Google it's only displaying 2/3 of the branches in the local pack for that SERP. The client's picked up on this and would like the third location to appear in the local pack when people search for their company name. I have a suspicion that it's because the third location (the one that isn't displaying) has an address that's exactly the same as several other businesses that are located in offices directly above or to the side of them. My (very flakey) theory is that Google is perhaps uncertain about the exact location of this business given that there are several others with the same address but different business names, so the NAP consistency is being diluted and Google is simply leaving them out of the local pack due to the uncertainty over which business is in fact located at 2 West Street. So my question is, has anyone else had any issues of not all business locations showing in the local pack for a brand name query and if so how did you solve it?

Google Local: When moving locations, is a new website/content needed?
I've effectively moved companies before, but I've heard that ranking locally in a competitive market after an address move it is necessary to redesign the entire website/content/domain as Google associates the old website/content/domain with the old location. Is this true? Does anyone have any direct experience with this? NOTE- I have updated citations across the internet and have regular social signals going to the new location, and this has been the case for almost 6 months now.

Right page to place the Schema code for global business
I have two questions: 1. Schema code for Global business: As a company which works with clients across the globe, we like to create a well defined schema that doesn't limit and appear as a Local Business to Google. I assume "http://schema.org/LocalBusiness" means a local business to Google. If we use it, will be be affecting the ranking in global searches? 2. Page and location to keep the code What could be the best place to keep the schema code in a web page? - Homepage/ About us page / contact us page and Footer links are the options. I hope applying CSS on it too wouldn't be an issue. Looking forward to learning your thoughts.

Confusion and Issues With Google Places + Google Plus for Business
Hi all, I'm currently dealing with the frustration between our Google Places page and Google Plus for Business. I know, it's not an uncommon issue, so I'm hoping there's an easy fix to mine! I am currently dealing with 2 Google accounts and 2 businesses. Each business has 2 locations. Each account has 1 location of each business. Obviously this isn't ideal. 😕 A few questions: 1. Each account has already been setup with a personal Google Plus page. Will this interfere or cause any issue when I claim the existing Google Places businesses for a Google Plus for Business? 2. Once I have verified the Google Plus for Business page, I can then merge it with our standard Google Places page, correct? 3. Is the merging only for control/login and dashboard settings? Will there still be 2 separate pages/URLs? 4. If someone +1's our Google Places page, does this reflect on our Plus page, or vice/versa? 5. Is there a way to assign these listings to different accounts/logins without deleting the listing and creating them fresh again? I'm assuming no, but would love to hear of a solution! Thanks a lot!
