Viability of PPC for Competitive Keywords?

My company is a commercial real estate agency in New York City that helps businesses acquire office space. We are thinking of running a PPC campaign on Google Adwords. However our targeted keywords can cost up to $30 each. Perhaps we can spend $2,000 to $3,000 per month. Is there any way to predict if this campaign would be cost effective?
If only 1 out of 15 site visitors generated by the PPC campaign contacts our firm, and one out of ten of those is a viable prospect, and we close with one out of five of those, it would mean that it would cost 750 clicks per transaction. If an average click is $20, that means that we would need to spend $15,000 per transaction. Our average commission is $20,000. So this is very marginal. Is my calculation overlooking something?
A few keywords we would be competing on are the following:
Manhattan office space rates
Manhattan office space for lease
Rental office Manhattan
Midtown office space for rent
Office space for lease nycI might ad that we are competing against huge companies like Loopnet, Weworks, Regus, and several large real estate brokerages and landlords.
Also, many of PPC visitors are running office space like searches when they are looking for shared executive office suites with very short term leases. This is not our market, we are seeking tenants that need their own demised space for a lease term of at least 3 years. Is there any way PPC can filter out clicks so we don't pay for visits from the executive office suite market?

As mentioned above the exact CPC is going to vary based on a number of factors.
With a smallish budget you start off with a disadvantage against your larger competitors but this does not mean you cannot compete, you just need to think smart and target intelligently!
In addition to the BMM and call only campaigns mentioned I would suggest looking at even longer tail keywords (for example long term manhattan office space lease - I do not know the market but you get the idea, you can focus on areas of manhattan, types of office spaces etc). The objective is to focus both your keywords and your ad groups very tightly and hopefully gain a competitive advantage against your larger competitors who might not be doing such tight targeting because they have the larger budget and therefore do not put in the extra effort (it happens more often than you might think!).
Tight targeting like this should allow you to get high quality scores on your keywords (hopefully reducing cpc) and at the same time help reduce irrelevant or more generic office leasing clicks that will just waste your limited budget. Negative keywords will also be important to avoid the 'shared' and 'short term' type searches, there will probably be a lot of relevant negative keywords!
If you set up your targeting very specifically then you should be able to get better qualified traffic at a better cpc and therefore hopefully a better conversion rate. This is important when you look at your numbers. They look correct if they are based on data you already have from your site, but consider what happens if ANY of those numbers change: If you get 1 contact for every 10 visitors instead of 15, if two out of ten are good leads instead of one out of ten, if your average cpc is 15 dollars instead of 20. Changing any of those numbers makes the situation look better, changing all of them makes it look A LOT better! You will only get real data once you try - just target intelligently to increase your chances of success!

cost of per click depends on many factors like the keyword that you are going to use, target location, competitors bidding. So as far as I know without running a campaign it is very difficult to predict about exact cost per click.
As I can see the budget that you want to use is low so IMO you should start campaign with long tail keywords and you should not bid on broad match.
You can use BMM to target long tail keyword.
e.g +Manhattan +office +space +rates
+Manhattan +office +space +leaseYou should also consider Call-Only Campaigns, in this campaign there are chance of getting more leads in low cost.

What is a reasonable cost to set up Adwords Campaign? This would include keyword research, set up of Adwords, set up re-marketing banners, creative and coding landing pages using Instapage. Hi Guys I'm ranking on page 1 for some pretty good keywords, in NZ and 1 for australia, slowing making it up the ranks for USA, however I can see that my competitors only use PPC, is there anyway I can see which keywords they are targeting and getting the most from? I'm now thinking perhaps I'm going for the wrong keywords: I don't have any access to SEM rush, and gathered that was one way to find these. HELP: Analysing data to make decisions, SEO vs PPC
Hi mozers! I have recently been seeing good results in the serps lately for my main keywords in my country NZ, now I'm seeing good results in Australia for these keywords and our USA domain is not far behind and making good progress... However, our NZ results show that we may get around 1 conversion every 3 days from our organic search. I read other places that click share for ppc was much higher, but there is no way we can match our competitors budgets from 3k - 300k per month. So our option was to focus on SEO. To me, the SEO results seem quiet low, however I'm not really sure how to go about diving deep into the analytics of it all to find out where I need to improve or focus on, which keywords are bringing these conversions. Maybe I need to go for long tail keywords etc... It seems my rankings are coming from general keywords which are still highly competitive, but even so, we are not performing to what I know we should be. Our competitors are mostly paying ppc, however I was told my ROI would be better spent via SEO. Any suggestions perhaps what I might be missing or doing wrong in this case. No form on PPC landing page
My client has explained to me that they want to drive sales CALLS instead of form submissions because they feel they have a better chance of "closing the deal" on the phone. So my company is working to design a PPC landing page that focuses on the phone number. But the question is, do you still think we should include a simple form on the landing page? There are two competing trains of thought in my office. One is concerned that if we offer a form, people won't call. The other is that if we DON'T offer a form, we will lose out on possibly good customers. In addition to the form, no form question is the question of providing additional links to other parts of the website. One person I work with is concerned visitors will leak away and not pick up the phone. My concern is that if we do not offer a way to "learn more" the visitor will become agitated and not call at all. This is specifically for a focused PPC effort. To recap:

Can using the Google Keywords tool and/or SEOmoz cause problems for my company's IP address?
I just started with a company a few weeks back, working on-site doing SEO work. I've been using SEOmoz as well as Google Adwords' Keywords tool. I just got a message from one of our reps saying that people at the office (and this is a huge office) have reported tons of CAPTCHAs being thrown up frequently. I told them I had been running searches with Google Keywords tool and SEOmoz, but would that really cause that much of a problem? Is there anything I can do in order to fix this, some keyword finders that won't get me in trouble, etc.?
