Set a desination url to text that did not have it previously

I have the following question. Is it OK to set a desination url to text that did not have it previously? Can it cause SEO (SERP) issues?
For example, I have this sentence:
The tool you're using is great, but this template will help you.
Say, the "this template" text has been just plain text for like a year. And now I want to add a certain destination url to the "this template" phrase.
So, can it cause some SEO issues to me or not?

Adding to what Alan said, For better results and to make your template page more relevent you may want to add a more descriptive keyword between THIS and TEMPLATE.
so "The tool you're using is great, but this (more descriptive keyword) template will help you."
and you would link the '(more descriptive keyword) template" part.
This would help both you human visitors and search engine bots better understand the what that template page is for.

No not al all. If you were trying to rank for the term "this template" it could be argued that you are giving relevance to the destination page at your exspence. But i doubt you are trying to rank for that term.

Bought links from sites with target keyword in their URL
One of my rivals in a competitive field (real estate) has done this deliberately and extensively -- it accounts for about 2/3 of his inbound links. Result: he's now #1. How strong a ranking factor is keywords in source URL - ie, how easy is it to beat with other ranking factors?

Same Page, Multiple URLS- Canonical tag? Redirect?
I just read this article about how google views multiple versions of the same page as different pages of duplicate content. My website, www.telikin.com currently has many versions of the home page. There is: www.telikin.com

www.telikin.com/index.php/ All of these seem to be their own URLS, If i use the open site explorer tool to search for links pointing to these URLS, the www.telikin.com domain shows about 700 links, and the www.telikin.com/index.php shows about 63 links. My questions: Is my SEO suffering as a result of having these different pages? Does google realize that links pointing to www.telikin.com/index.php should count towards the seo of the www.telikin.com page? If this is hurting my company's website, how do I solve this problem? I am not versed as a webmaster, so I don't understand what the best course of action would be. Should I request that our webmaster somehow redirects all traffic from the other URLS to the main www.telikin.com URL? Should I be using canonical tags on all important pages? If i do, for example, use a canonical tag on the www.telikin.com page, will Google then know to send all link juice from the www.telikin.com/index.php page to the www.telikin.com page? We also have a Joomla blog that seems to duplicate pages many times over, but that is a problem that I will have to address another time. Any comments/suggestions are more than welcome. Text link to root in footer template
Hey Mozers, My first post here, I look forward to contributing what I learn and collecting knowledge branches (github joke) from you all. How valuable is a text link in the footer template to your home page (root)? My guess would be that it sends the on page link juice back to the home page. I don't believe this link should use keywords though (post penguin world). I realize we should have a pyramid architecture (http://www.seomoz.org/blog/internal-linking-strategies-for-2012-and-beyond) but should every page link back to the homage page? What variables does this effect?

Anchor text... How hard should one try?
I'm looking at a lot of competitor's sites, and they only seem to have gone after root domain anchor text in their link-building campaigns. Since I am just launching and am essentially a one-man band (with some hired help), is it worth my while to attempt to optimize individual keywords or pages at this point, or should I just do as they have done, and try to get domain-name links wherever I can? For that matter, should I spend more time going for the low-hanging fruit of followed blog comments, forum posts etc, or emailing influencers to try and get editorial links? Sorry if that last one is a bit broad, and thanks very much in advance for any and all help.

Parameter In URL passing SEO Value
Helllo I need help understanding the following scenario. We do campaign tracking for number of our sites using urt parameters. These are normally PR links with utm parameters. I am not sure if we should remove the utm parameter and forget about tracking the links completely if it offers an added SEO value with direct links OR we just keep using utm parameters for PR tracking and use canonical tag instead on respective pages.
