Subdirectory vs. Subdomain

I work for a large franchise organization that is weighing the pros and cons of using subdomains versus subdirectories for our franchisee locations. What are the pros and cons of each approach?

Sure - I dont like giving out my own clients here, but a quick search for say, Seattle Hotels, a very competitive niche, shows the following:
#3 just under tripadvisor and expedia: http://www.starwoodhotels.com/whotels/property/overview/index.html?propertyID=1154
#4 (and #1 in map pack): http://www.fairmont.com/seattle/
These hotels may or may not be franchises, but the business model makes no difference to Google. The important thing is that these two sites are both ranking in various cities for " <city>hotels". Each uses a slightly different technique (starwood using a subfolder that uses dynamic property ID urls, and fairmont that simply uses a subfolder.</city>

Franchisees could request changes through corporate that would have to be approved and implemented by corporate website manager.

It would be difficult to create and manage content for 250+ locations and not have duplicate content. I believe we will have a significant amount of duplicate content except for city name.

We would like main site to rank well for non geo specific search "product" and franchise content to rank well for geo specific search "product dallas"
I would appreciate your response based on these clarifications!

Great points here by both Matt and Nakul. Of particular importance is understanding who will have access to edit, and site duplication. If you want each of your franchise owners to have editing capabilities for the own store, then it may be easier to use subdomains from a permissions perspective.
As for duplicate content, you'll need to worry about that regardless of whether you use a sub or a folder.
As a case study, Ive worked two very large projects like this, and in both cases I used subfolders for the locations. The folders were the city name in both cases. Each location is positioned position 1 or 2 across the board, and each location shows well in the map packs.

For a franchise scenario, it would be best to use a sub-domain, however it does depend on other things as well.
1. Would franchises be able to control / add / edit any content on these sites ?
2. Any duplicate content issues between multiple sites ?
3. Do all of them need to be indexed in the search engines and getting/targetting search traffic ?As a general rule, for SEO, sub-folders are much better, but in your scenario, it's a different case.

As far as I understand, subdomains are good when you want each subdomain judged on its own merit. For instance, Wordpress uses me.wordpress.com and you.wordpress.com That means my site may not bring everyone down if I get penalized. However, if you had wordpress.com/me and wordpress.com/you, we're on the same domain so you'd find it harder to improve your own SEO while I am bringing you down.
So if you're trying to separate content, use subdomains. If it's all one company/organization and you are confident all franchisees will do the right thing, use subfolders. If you wanted say
The SEO work would be 2x (or 50x if you had 50 franchises) but it would stand alone. That means if the Boston Franchise did a lot of work, they'd be much better off than the ATL one who did less. If the main franchise.com is doing all the seo for everyone, you'll want to use subfolders.
At least that's my understanding of the difference!

404 vs 410 Across Search Engines
We are removing a large number of URLs permanently. We care about rankings for search engines other than Google such as Yahoo-Bing, who don't even list https status 410 code option: https://docs.microsoft.com/en-us/bingmaps/spatial-data-services/status-codes-and-error-handling Does anyone know how search engines other than Google handle 410 vs 404 status? For pages permanently being removed John Mueller at Google has stated "From our point of view, in the mid term/long term, a 404 is the same as a 410 for us. So in both of these cases, we drop those URLs from our index. We generally reduce crawling a little bit of those URLs so that we don’t spend too much time crawling things that we know don’t exist. New Subdomain SEO questions
I have a main site - mysite.com. I just created a subdomain - leadform.mysite.com I plan to use the leadform.mysite.com as a 1 page lead form only. I will link to leadform.mysite.com from mysite.com and also from other websites I own (myothersite.com etc.) - filtering all traffic to this form to capture leads. (Note - the leadform.mysite.com has CNAME to other server that hosts the backend of the form) My questions are: How should I link from mysite.com to leadform.mysite.com? With dofollow or nofollow? (mysite.com has 1000's of pages and would link from every page with "get a quote' type button) 2) How should I link from myothersite.com to leadform.mysite.com? With dofollow or nofollow? Any SEO risk linking to leadform.mysite.com from an outside domain? (myothersite.com has 1000's of pages and would link from every page with "get a quote' type button) Does it make sense to build links from outside sites to leadform.mysite.com directly to try to get that lead capture page to rank on it's own? 4) Does it make sense to link back from leadform.mysite.com back to mysite.com for seo value? CNAME record for WWW to Non-WWW Vs. 301?
I was just chatting with the person who set up our site on our domain hosting and they said they added in a CNAME record to transfer the www version of my site to the Non-www version. Shouldn't this be set up as a 301 redirect? I have hundreds of links built to the www version and only a few to the non-www version. Or Could I just add in a 301 in addition to the CNAME record? This is not my wheelhouse and need a little advice. Thanks in Advance.

Subdomain vs root which is better for SEO
We run a network of sites that we are considering consolidating into one main site with multiple categories. Which would be better having each of the "topics / site" reside in subdomains or as a sub-folder off of the root? Pros and cons of each would be great. Thanks, TR

Is there an optimal ratio of external links to a page vs internal links originating at that page ?
I understand that multiple links fro a site dilute link juice. I also understand that external links to a specific page with relevant anchortext helps ranking. I wonder if there is an ideal ratioof tgese two items

.co vs .com
hello Mozzers. question - does it make a big difference between having a .co vs a .com . I am tryign to get a URL, with the actual keywords in the URL . for example blackboots.com/ I see that the .com is taken but the .co is available, is it a good idea to buy it? also what about hyphens in urls - do they hurt or help if you actually have the keywords in the url. thanks much - you rock, V

Canonical tag vs 301
What is the reason that 301 is preferred and not rel canonical tag when it comes to implementing redirect. Page rank will be lost in both cases. So, why prefer one over the other ?
