Meta description template - will i penalised? Similar but not the same.
-
UPDATE to original question:
Ok can I also add, as a solution, could I use
%%title%% | A Commercial Property Website that deals exclusively with Industrial Property, Land and Investments For Sale or Let across Scotland.
In Yoast as a meta description - so the descriptions will have individual titles but the rest the same? Or will I be penalised?
This is for the 1000 or so listings, but I'll write completely unique descriptions for the pages?
We have taken on the marketing and SEO of a site that we didn't build.
After the first crawl report there were 103 errors, 760 warnings and 990 notices. Including a lot of 301s - which I'm confused as is a brand new site.
I've made some changes in the editor to ensure unique page titles so errors should come down.
However i wanted to ask advice how best to optimise a site like this ... people come on they list an industrial property and then those in the market to let or sell can browse and then get more details on industrial property they like the look of.
So there are lots of listings going on that aren't correctly optimised ... should these manually all have meta descriptions and rewrite headers etc?
Ideally the listings would rank themselves in Google - but I'm going to no index some of the other less relevant pages.
Keen to hear your feedback.
Thanks,
Laura

Hello,
I browsed you site a little bit and I still believe it would be interesting to add a geographic dimension to your description and title if possible.
title idea:
%%title%% in %%city%% - ShedFinders.co.uk
Description idea:
Commercial Property for %%sale/let%% - %%title%% located at %%city%% -or- %%address%%. Exclusive industrial property, land & investments accroos scotland.
If you can make sure title are not too long, adding other attributes like city, address, sell type will create more differences from page to page and is not bad for search engines since I believe that usually people search for certain property type by region.
Note: The %%fieldname%% are examples, I have no idea how it's done in your site.

To my personal opinion, your site is well crafted, easy to navigate and fast. So this is good.
However when I visit a listing ie http://www.shedfinders.com/property/redevelopment-opportunity/
Your page title is "Redevelopment Opportunity - Shedfinders"
I am no expert in your field, but to people search for redevelopment opportunity? maybe you could tweak your title and content for each listing so it matches more what people might look for.
ie. Redevelopment Opportunity in Aberdeen, ON - Shedfinders
So I believe that list page same as product pages in a ecommerce should have unique and relevant description meta and title, even though it requires more work.
Regarding the 990 notices,I don't think they reflect issues but more facts so I would not worry too much.
Regarding the 301 redirections, I could not find much from browsing your site.

Products and Services - Reselling - What about the description?
Hi, Let say there is a company which resell products and services of other companies. What do you think should be the strategy for putting the description of every service/product? 1. Should I copy the text from the original website and paste it on my page. In this case we get a website that has a lot of copied content, although it is a valid content. I notice that this is quite popular practice with local distributors who sell products of other (multinational) companies. If so, should I rel=canonical to the original product? But than I wouldn't rank for this product on local market right? 2. Should I come up with original descriptions? Would that give me and advantage over the websites that have copied the description from other pages? Appreciate your answer!

Product Descriptions & SEO
I got another small question for my price comparison website that I run 🙂 An example product from my site, to which this question relates http://goo.gl/XDTUNs I have about 600 products which I track, and the product description I have for each is as follows; Paragraph 1 - Standard copy which is contained on all products, only the product name / keyword is changed "Easily compare prices below on a XXX" Paragraph 2 = Blatant, 100% copy of the product description from Amazon Paragraph 3 - Standard copy which is contained on all products, only the product name / keyword is changed "Always read your chosen stores product description before buying your XXX" Firstly, I am now on a mission to create unique descriptions instead of the Amazon ones I foolishly copied. My question is, are the standard paragraph 1 and 3 which are in all my product ok? Or should this be avoided? Should my unique description be paragraph 1, or can it remain in the middle? The reason for the three separate paragraphs was so I could mention to keyword 3 times, which is what is suggested on the Moz page grader. Thanks so much!

Long meta description
Hello, I apologize in advance because the question must have already been posted, but 90% of my searches in "Search for a Question" drive me to a "no questions found" (i would be nice to improve this aspect of the Pro Q&A Forum 😉 So, a friend of mine asked to me what he should put for the meta description of automatically generated pages for his project. He has no tool to set a customized meta description for every page (and does not want to find one !) but he asked me the following : what is the less worse between : put the first words of the content (150 characters) put nothing and let google find what will be the better parts of the content for the user request put the whole content (600 characters) in order to avoid having just the begining of the content, which is not always useful in that case Did anyone try these options, what would be the less unproductive ? Thanks Loïc

Changing of title page and description
Can I ask how long after changing the Title and Description tags on a website do people have to wait to see these changes reflected in Google? I changed a site of mine a couple of weeks back, pinged the site to google and had well over 5,000 googlebots to the page (not a result of pinging, I get that anyway), yet Google continues to display the old listing. Any secret techniques to speeding this up? Thanks

Will a large percentage of 404 links negatively impact SERP performance?
We discovered a broken link and issue with a dynamically generated sitemap that resulted in 9,000+ pages of duplicate content (namely there was not actual 404 page, but content for a 404 page that populated on the broken page). We've corrected that issue so the 404 page is working correctly now and there aren't any more broken links on the site. However, we just reviewed our Google crawl report, and saw that now there are 9,000+ 404 links in the Google index. We discovered the initial error when our SERP performance dropped 60% in a month. Now that we've corrected all the duplicate content pages, will vast number of 404 pages negatively impact SERP results? If so, do you recommend doing 301 redirects to the page it should have gone to, and do you know of any automated tools performing the 301's (it's a standard HTML site, no CMS involved). Thanks for your help!

Best meta tite - description writing tool
Hi I am in the process of writing meta titles and meta descriptions for a clients product portfolio. I have the complete list exported from the cms system in to excel. I know I can add some clever logic to build the meta information but for this purpose I want to do this manually. Does anyone have a editor online or an excel sheet that shows you the charactor limits when writing the titles and descriptions. This would be handy if someone has, otherwise it's a case of having to write the excel sheet to do this, not that hard to do but i thought i'd ask the question.
