Increasing positions in local maps

Our team is working with a small law firm and we haven’t had as much luck increasing their local visibility for those key terms that they would like to rank for:
- Santa Barbara accident attorney/lawyer
- injury attorney Santa Barbara
- wrongful death injury lawyers
- serious injury attorney Santa Barbara
We’ve currently got an 87% on Moz Local, 12 5 star reviews on Google+ and are working to raise the bar, however the client is unhappy not being on the top 3 - there are also instances where firms with 0 reviews, non verified G+ pages who rank higher than them. They lost a lot of links when they moved from a large marketing firm specializing in working with attorneys to our firm, which could be a factor. Although we’re gaining ground, they are considering going back as they only want the results - and I don’t blame them.
Would appreciate any tips, thoughts, or advice so we can help this client.

Wow. That's an excellent assessment by Miriam. Kinda hard to add to that!
I looked at citations using the same example as Miriam. You have more than the top 2 ranking sites and 35 less than #3. The quality of your citations is excellent and I see a few that actually use the words "santa barbara" in their name. I agree that it would be worthwhile trying to acquire more, and more specific to Santa Barbara, to see if that helps. Whitespark offers a good service to help you ID some of those, or you could inventory the citations of the top 3 and see if they have some you're missing. I have those if you want me to send them to you.

In fairness, I have to say that this situation requires a full audit and competitive analysis ;), but let's take a cursory look together, anyway. Have you checked out Mary Bowling's competitive analysis slidedeck from the recent MozCon Local? It is amazingly thorough and just super: http://localu.org/blog/how-to-do-competitive-analysis-for-local-search/. All of those things are ones you want to investigate for this client to get a really clear picture of exactly why they are being outranked. It's a very substantial task and one the client needs to budget for.

Have you checked thoroughly for duplicate content? I did a random search for some text on your Auto Accident page and it is bringing up this page on Geico: https://www.geico.com/claims/after-an-accident/. Some text is identical. Some is different.

I'd rate the content fair on this website. It's not the worst or the best I've seen. The pages describing the services are on the generic side, with nothing that would make them stand out from a competitors' pages as being more useful or informative.There is room for improvement here. Beware of awkward keyword usage. It does stick out on some of these pages.

Do you have 2 offices: http://www.maho-prentice.com/ventura-county/? Both physical and forward-facing? If so, this second one isn't in your footer and is not referenced on the Contact page. There does not appear to be a distinct phone number (or any number) associated with the Ventura office.

Especially pay attention to the first duplicate that search surfaces. It's the duplicate Google My Business listing, which appears to be sharing the phone number of the Santa Barbara office: https://www.google.com/maps?cid=9808975411924782492. Bingo! This is an extremely important find and could be negatively impacting the chance of either office ranking well in the packs. Explain to client that they must have a unique number for each location. *And do be sure that the Oxnard location is, indeed, a legitimate location (not a Regus office, etc.).

Be very sure that, if citations have been created for the attorneys at the practice, they are not sharing phone numbers with one another or with the practice. I am concerned about this, seeing the shared number between the 2 offices. Also, be aware that the attorney's citations can't contain the business name, and should not share categories in Google.

I'm going to take a look at just 1 of the 4 terms, and you can follow these steps with the others: injury attorney Santa Barbara. Remember, due to personalization and user-as-centroid, what I see will be different from what you see and what the client's clients see. Okay, this is some good news. In fact, your client is ranking #4 for the term I've searched, which is really good news. They are just outside of the pack for me, meaning that they may very well be inside of it when someone is actually in Santa Barbara looking for them (no guarantee there, but could be).
Top 2 competitors in this pack exceed your client in number of reviews. Competitors 3 has less. Go for 20 over the next few months with a good review acquisition program.
- Finally, there is a strong clue here in the organic search for 'injury attorney santa barbara'. Unlike some SERPs, these are made up mainly of business websites vs. directories. Harris and Crane are at 1 & 3 organically and 1 & 2 in the local pack. What this all hints at is that it is organic strength that is driving hard in this pack and that an improvement in your client's organic strength may be critical to pack improvement. For more on this, watch this really fascinating Local U video: http://localu.org/blog/penguin-local/. Pay particular attention to Mike Blumenthal's explanation about what drives packs. And don't forget the importance of industry/geography-specific citations that go beyond getting data right with the major aggregators updated by a service like Moz Local. And remember that age matters here. The age of your competitors' efforts can be a strength it will take time to overcome, if they have been at this longer than your client, and your own efforts will take time to go into effect.
So, that's a first glance. The phone number issue is extremely important, and a real audit will be necessary here to see if there are serious issues with practitioner duplicates. Do a full assessment of the content to apprise yourself of any duplicate content issues and work on both the content and organic strength of the website. And, finally, do all you can to stress to clients like this one that there are no static local rankings. Personalization and user-as-centroid in a city like theirs almost guarantees that results are varying from user to user, so it is a far wiser investment to focus on conversions rather than rankings. I totally know that this can be a hard point to get across, but it is so important to try to communicate this lesson to our clients.

Using PO Box/Virtual Address for local citations, but not GMB?
Hello. So, I am aware that it is in violation of Google My Bussiness's terms of service to use register a PO box/virtual address with GMB, but is it problematic to use such addresses for general link building with local citations, such as local directories and resource pages? Would the cons outweigh the pros (more backlinks)? And what about using one of these kinds of addresses on my website, but not GMB? Is it all so interrelated nowadays that I should steer clear of publishing a virtual address anywhere? That just seems hard to wrap my head around as PO Boxes have served a valuable function for small businesses for some 150 years. Thank you, Jon

Practitioner Vs Practice Listings: Local Pack Issues
Hi, and THANK YOU! in advance for any input you give, its much appreciated. We've been doing research on this and also wanted to see if the community could provide any more input. We work with a plastic surgery clinic. The namesake of the surgery clinic is that of the first doctor: Practice Name: Gardner Plastic Surgery Plastic Surgeon 1: Dr. Gardner (we've worked with him since at least 2015) Plastic Surgeon 2: Dr. Baccaro (joined practice June 2018) Plastic Surgeon 3: Dr. Crespo (joining their practice starting Sept. 1 2020!) To summarize our issues to date: As we brought on our new surgeon Dr. Baccaro in 2018 we decided to ultimately claim his practitioner GMB listing, and to claim Dr. Gardner's (which had been unclaimed and we had to eliminate duplicates.) Before deciding to utilize the supplementary practitioner listings, we were managing/optimizing their main practice listing: Gardner Plastic Surgery. We continued to primarily/heavily optimize “Gardner Plastic Surgery” and mimicked the details for “Dr. Gardner” and “Dr. Baccaro” From Dec. 2018 - Jan. 2020 we would from time to time notice that "Dr. Paul Gardner's" individual listing was showing up in Local Pack instead of "Gardner Plastic Surgery" but it was not really a big issue, happened very occasionally. Around Dec. 2020 - Jan. 2020 we experienced some Google errors when trying to create Google Posts with videos--it resulted in a few very random and unexpected suspensions. We were posting appropriate content, it seemed that Google was struggling to process our video files from API and it would get stuck in a loop etc. All in all the suspensions happened, and we worked with Google many times to try to understand and stop that from happening. Fortunately that hasn't happened since (and we now don't post videos to Google posts because that was a bit too stressful. We still upload to main photo/video area) Since February 2020 to present we have consistently noticed "Dr. Paul Gardner" appearing in place of the well-optimized full of photos/videos/posts "Gardner Plastic Surgery." We thought algorithm updates etc./COVID were all factors as to why doctors may be more prescient than a clinic. There were times where we thought it was fixed for sure, only for it to continue to crop up. I wrote a lot and really appreciate it if you stuck with me! Some thoughts I had that I wonder if anyone has insight on: Is the fact that “Gardner Plastic Surgery” is “Dr. Gardner’s” namesake a huge factor into why the individual doctor is popping up more often? He’s well known and his name and his business name have been around the internet for years longer than Dr. Baccaro etc. Do you think changing the name to “Naples Plastic Surgery” along with other needed updates could help address the issue? Could our string of unfortunate, though ultimately well-intentioned suspensions be part of what’s enabled “Dr. Paul Gardner” to prop up as well? Should we choose to heavily optimize all listings and see how diversifying categories etc. helps? Should we try to de-optimize and focus on practice profile for now as that’s our main listing? Local Business Registered at not a real Address
Hi, I am working on local SEO for a client of mine and was interested to hear what will be recommended in this case: My client registered his business in a NYC address, for his own business needs. Can I use this address as a second location for the business? There is a secretary taking care of ALL the businesses listed there, but is not a location that services customers. We don't service customers on site at any location because it's a pickup business to begin with, but we do have a fully functional office in NJ Please don't dismiss this right away, it was registered in NYC and not in NJ and all our information on the web cites this address over our NJ one (obviously i'm working on promoting our NJ one, but that's nowhere to be found on the web).

Local Markup
Is there a way to use local markup for different cities? The point is we have one location but we offer our products in many cities. Through markup we want to indicate that we are also relevant in these cities other then our base location. Does any of you have experience with this or has a solution without manipulating Google?

Worried about changing local SEO homepage tactic
Our current home page is texty, talking about why choose us and general information on what the service involves. We are currently developing a new web design and content architecture involving moving all the content out of the home page, and making the homepage a beautiful guide to the site, as is the best practice. I think the home page will generally result in a better user experience. SEO: we currently rank second for "service city" (going to our homepage). Our domain is service-city.co.uk. While the change is going to involve us adding lots of new good-quality pages with new keyword targets, our most important keyword by far is "service city" and the home page would probably still be the most appropriate page for that keyword. And I'm gravely worried the change will negatively impact this keyword. I would appreciate your thoughts

How do we setup renting space without hurting our local seo?
Currently, one of our offices has two businesses in it that our owned by the same person. The law firm and the title company. They both use the same address, but they both rank locally for this area. I'm worried that having another company rent space here that is not affiliated with the owner AND is using the same address will hurt us. What are our options here? The best thing I can think to do is have them add a suite number or something to their listing, but I'm not sure exactly how to do that. Do I need to get the post office is to verify that? Will google and the rest just overturn it, if it's not in their records? Anyone know how best to proceed with this? Thanks, Ruben

Default Local SEO question: Does Google really do improptu check ins?
I have a client who has multiple locations within his state, many of which are satellite offices. Although they don't have anyone working at these satellite offices full time, they have office space available to them their, someone who can take calls/mail and do use the space frequently in person. We've been in the process of cleaning up duplicate and incorrect listings in directories to get on the map in the SERPs in these markets, but the local SEO outfit we've hired has come back with a problem I found surprising. In order to clean up the duplicate & incorrect Google+ profiles that we've got out there for these offices, we evidently need to work with an actual Google moderator. This moderator has said that the satellite offices in question are actually not real business locations and are in violation of G+ guidlines. The local SEO I'm using says that it's not uncommon for Google to actually send someone out to do an in person improptu visit when they are suspicious that a listing might not belong in their listings, and I find this really surprising. Do any of you have any experience with whether this is the case? FWIW, this is a real business that could have someone working remotely in these offices remotely if that's what it took to make Google happy, but they'd rather not and certainly don't need to in order to offer their services in these markets.

NAPtastic: Google updated G+ page to "correct" street spelling, but not Maps
A client's G+ page updated from "Jimmy" to "Jimmie" Rd. The change is technically correct according to the legal county road name, though the Places, G+, and indeed even the printed inscription on the Google map itself all say "Jimmy." So, too, does virtually all of the NAP instances around the web. Question - should we update Business Registration Managers with the updated address info and assume the Google change will also eventually filter to other Google assets, or make no changes?
