    We've got a client that has a number of real estate agents that operate out of the same location. There are clear guidelines for how to approach this with Google My Business (https://support.google.com/business/answer/3038177?hl=en) but I'm having no luck finding resources as it relates to Bing Places and individual practitioners. Does anyone have experience with this within Bing? Essentially the client wants to maintain the office itself as a location, and there are agents that want to create/claim pages that would utilize the same address.

      Hi Eric!

      You are right on that Bing's guidelines are actually pretty similar to Google's. Just wanted to take a second to mention, though, that the practice of creating fictitious suite numbers is not recommended and not necessary. Back in the day, Google did have the worst time parsing out individual practitioners or businesses at a shared address, with merged listings often resulting. This is no longer the case; Google has really improved in being able to parse this out, provided practitioners follow some basic safety steps like obeying naming conventions, having unique phone numbers, choosing different categories and ensuring that each practitioner has his/her own landing page on the website.

      The recommendation to create fictitious suite numbers stems from the days when merging was such an issue, affecting thousands (millions?) of medical practices, legal practices, real estate firms, etc. in their ability to list themselves properly on Google. But, these days, it's much more important to be sure that you're only listing a real-world address, and you can do so with pretty good confidence that Google will understand that lawyers A, B and C all work at 123 Main St, and that the listings won't merge, provided you've followed all the guidelines to the letter.

        Yes, I so agree ... Bing's guidelines are very spare, but they do allow practitioner listings, just like Google. Here's an example in the wild:

        Best practice: just as with Google, be sure you've got a unique phone number for each agent (not shared with the practice or any other agent) and be sure you're linking practitioner Bing Places to practitioner landing pages on the website. Also a good idea to not share categories, whenever possible.

        I'm with you in wishing Bing's guidelines spelled things out more clearly, as Google's do.

          Your best bet is to make sure you comply with Google's guidelines, the Bing guidelines are typically similar.

          It also depends on how the business relationship is set up. If they're independent contractors of the company then it would be different than if they were employees of the company.

          Generally speaking, we typically recommend setting up "suite numbers" for the business location, and those need to be clearly marked at the location. I have heard of cases where Google has looked to make sure that this is the case.

            Adding Multiple Country Locations for Google Business Listings

            Hi Moz community, I hope everyone is well. I would like to ask for your advice on how to show a Google Business listing in both the UK and US for our brand. I understand that you can add multiple locations to your Google listing under the 'Manage Locations' tab but I wasn't quite sure how it worked in practice.  I have a couple of questions below: If we have 2 registered locations/offices (one in the UK and one in the US) are we able to create 2 separate locations that will show our business listing correctly in the right-hand margin when people search for our brand in the US and UK respectively? If so, when a user finds our business listing in the US, are we able to serve them our US website version when they click the 'Website' button, as opposed to showing them our UK website?  Our US website has been created as a sub-directory from our main UK site and can be seen as: www.example.com/us/ I hope someone is able to help, and thank you in advance.

            How to Remove Old Photos from Bing Maps (Yelp is Involved)

            Hi All, We have a client with a Bing Maps listing with old photos on it that we can't seem to remove. The photos are being populated from other sites like Yelp. The kicker is, we didn't upload the photos to Yelp, a user did. We've messaged the user to please remove the photos and they haven't responded. Now Yelp won't let us contact the user again and we've already flagged the photos on Yelp weeks ago but they haven't been removed. We don't see a spot to flag them on Bing. Do you have any recommendations for how to remove these?

            Where does the small description on a business listing come from in google maps?

            Hi All, Simple question, but I'm struggling to find the answer, so I hope someone is able to help. The business I run is Oakdene Forest Park; Google Maps URL: https://www.google.com/maps/place/Oakdene™+Forest+Park/@50.8114372,-1.8598721,18z/data=!4m12!1m6!3m5!1s0x4873980ce90e4ef7:0x755579d631c25b33!2sOakdene™+Forest+Park!8m2!3d50.8114796!4d-1.8582842!3m4!1s0x4873980ce90e4ef7:0x755579d631c25b33!8m2!3d50.8114796!4d-1.8582842?hl=en Under the business name, it has a small description and for the life of me I don't know where Google is getting it from because a part of it is wrong. It looks like this: Oakdene™ Forest Park Rural Resort with Entertainment & a Spa I would like to remove the term 'Rural Resort' but where do I find it?? Thanks in advance for your help.

            Yext Listings: Why don't I see new inbound links?

            The company I work for recently switched over to Yext to manage the local listings for our 275+ locations. Our listings have now been live with Yext for over 3 weeks and I'm wondering A. when should I expect to see new inbound links from these yext listings? and B. In what ways can I expedite the process? I've already re-crawled our site, but is there anything else I can do? This is my first experience with Yext so any thoughts or suggests about how to get the most out of the product would also be appreciated. Thanks,

            Should I change my local listing Service type from Brick and Mortar to Service Area in Google? And will it affect my ranking in a negative manner?

            Currently my company Big Boy Bail Bonds, Inc is ranking very well for the city it is located and, currently service type is brick and mortar. But my Company does not only service people at our location but we service the entire county of Los Angeles. And I wanted to know if you would advise me on weather I should change the service type from brick and morter to service area. and if doing that would effect me in a negative manner when it came to my ranking? Plz advice Thank you in advance.

            How do you go about updating / correcting bad business listings when you cannot contact the website directly?

            There is a business listing I wish to correct / update on 411dir.biz There is no way to contact the website online, and in cases like this, I try to do a whois lookup, and reach out via the email / phone number there. This site seems impossible to connect with, has anybody else come up against situations like this in the past, if so what do you tell your client / what other approaches do people have? Thanks!

            What would Cause listing to fall off local search map spot?

            Any reason a listing that was showing in Google between the 3 and 5 spot on local map search would suddenly disappear all together from the map position for a specific keyword?

            How to remove a former business location from Google Places?

            I've received a strange response from Google Places on local listings for a home builder.  Google's rep suggested that we not list the new home sales center (a model home) since at some point it will change from being a business listing to a residential listing.  That is just wrong.  It will be a place of business for the next 3 years and then will flip to being a private residence. These days it is uncommon, but not that rare to turn over ownership from public to private or vice versa (A residence becoming a law or other commercial establishment.  Or a whole office building becoming condos.) The issue is, when it does happen, how do we get Google and others to recognize that a business is no longer a business location? I've had trouble bringing down the address of former former model home sales centers on Google Places much to the chagrin of the residents.
