Why is this page ranking #2?

Hello, I am hoping someone can shed a bit of light on why this page http://www.leveragerx.com/physician-mortgages is ranking #2 for "physician loans"?
It isn't optimized for that keyword and PA is only 1, DA is 9.
Any insight would be greatly appreciated!

Happy Friday! Thanks so much for the quick response. That is so crazy how that 1 link could cause such a huge boost. I was thinking maybe it was the amount of fresh content they had? As you can see, that page isn't even optimized at all for the keyword. I also wonder if there are new links we can't see in Keyword Explorer yet?

Always fascinated by these ranking riddles!!
...Sooo it appears to be a bit of a linking network that is working in this particular case. This is my theory:
1. http://siliconprairienews.com/2016/06/leveragerx-helps-doctors-connect-with-financial-experts/ (DA 56 & PA 43) is linking to www.leveragerx.com (nothing spammy or strange going on).
2. siliconprairienews.com however, has a huge linking network with over 10,000 backlinks...
The simple point to leveragerx back in June seems to be all it took for them to jump up the page.

Hi Mozers, First time poster here. I run the website http://OrangeOctop.us/, it provides winning tips for FIFA, NBA 2K, NHL. The domain authority is 22 but I am unable to rank for the term OrangeOctopus. Looking for traffic estimator for specific pages or subdomains on a site I do not control
I'm looking for a free traffic estimator that allows me to look at monthly visits for specific pages or subdomains on a site I do not control. So far I've found trafficestimate.com, but that only lets me look at domains. I'd like to see estimates for subdomains or specific pages. Does this even exist?

Ranking better with worse figures
Six months ago a competitor e-commerce site appeared in the top 10. Now six months later he is at #2. (for the main keyword in my sector in Dutch language, competition +4 million) My site is 4 years old and since three years ranks at #1 or 2. I'm now at #3, behind the competitors site. My competitor has a HomePage PA of 36 with 2295 links from 26 domains, root domain DA 23 with 175000 links from 30 domains. My site has a HomePage PA of 49 with 6975 links froms 238 domains, root domain DA 40 with 310023 links from 269 domains. I have more specific landing pages, better and more content, code W3C checked .... Can somebody explain why a younger site with worse figures gets a better position in Google ranking?

Best Way to Consolidate Domains/Rankings After Purchase of Competitor
One of my customers is buying a competitor. The competitor has a site that usually ranks just 1-2 spots below the main site that we manage for them (our site has been up for about a year, and their's is 15-years old). I am wondering what is the best way to consolidate the rankings/websites to take advantage of the purchase of the competitor's web assets. I would love to leave both sites up and just get 2 top-25 links to our products, but with no more marketing being done under the competitor's name, I assume their rankings will degrade. Would a basic 301 re-direct on a page-by-page basis be enough to 'steal' all of the juice their domain name/site has built? Is there some other method of using an older domain to boost the rankings of a newer one (I am assuming they only rank as well as we do because of how long they've been active - all of our metrics are better than theirs across the board). Thanks for any help/advice the community here can provide!

What is the best way to know your accurate ranking on google? what analytics are most trustworthy?
with seomoz, i rank on google in one spot. With market samurai, I rank in another spot, With KPMRS (or whatever) i rank another place. But then when i just type my keywords into google, it puts me in a whole different world... am confused... and the client i am trying to help rank higher is confused. Link to landing page or home page
Ok, so I've been doing a bit of link research and found that most of our competitors use anchor text to link to their homepage on their site and not a specific landing page. Our current strategy is to link to the correct landing page depending on the anchor to get these to rank, as opposed to getting our homepage to rank for different keywords. If that makes sense. The main reason I can think of to send all links to the homepage is that it would increase the domain authority of the site as a whole. Instead of spreading the links to certain pages depending on the anchor text. It would also give your one page a greater chance to rank for all keywords? Quick example I am a site that sells sports clothes. I have 2 main pages from my homepage: Homepage Football Rugby _Should I link to the football page for all links anchored with "football", and all linked anchored with "rugby" to the rugby page OR should I anchor all links including "rugby" and "football" to the homepage? _ What do you think is the best strategy? Why does website rank? PA-39 DA-24
This website is pretty nice, well done. The few links they do have are nice and clean, from his brothers website, very much white hat. However, it appears that they aren't doing much of anything from an SEO standpoint. This site, is PA31 DA21 is also doing unusually well. In both cases, these guy are outranking the best know, most famous, and most trusted company in the industry who is PA84 DA81. This is a HUGE company that wins the most awards and gets tons of media coverage both in print and on televisiton shows. I'm also noticing that the websites that are ranking well in my niche (every keyword) all have the name of their company at the beginning of the title tag, those with the name of the company at the end of the title tag are consistantly a few ranks lower. This seems to be consistant across all search terms. My niche is highly competitive for a very low amount of traffic. Adwords is crazy expensive for some of these keywords! That said, one valid sale generates a significant amount of money. Would love to hear your thoughts. I'm thinking the first company is being treated so well becase G considers them to be virgins, the purist of white?

Can't Grasp Why Pages rank Higher?
The first result "Bankruptcy on IRS" is the search term. Why does the first url rank higher in google. The second one, the IRS.gov page beats them in PA, DA root domains links. The title meta has bankruptcy near the front. unclefed does have the IRS keyword in the title, but an I missing something here? What are the other factors, that are most obvious. Sure one can have bad links, and other negative criteria, but these are pretty decent sites that probably don't engage in much in seo, let alone bad SEO. Sure link text and mix of links can help, but am I missing something here? Actually what I think I really need IS A CHECKLIST OF WHAT TO CHECK IN WHAT ORDER WHEN COMPARING WHY ONE PAGE RANKS BETTER THAN ANOTHER. Appreciate all discussions.
