Maps Listing Decrease End of Aug/Beginning of September

Hi there,
I was wondering if I could get some assistance for my Maps Listings. Our property management company, Bay Management Group (https://www.baymgmtgroup.com) started in Baltimore, then added an additional location in Maryland in 2015. We’ve had great success getting both locations to rank organically and in Maps listings for most related terms (property management in Baltimore, Baltimore property management, Maryland property managers, etc.).
We have recently expanded and have opened up a new office in Philadelphia. Organic rankings have been pretty good for this location, and Maps listings were gradually gaining in the rankings throughout the summer, however, around the last week in August/first week in September, we started noticing our Maps listings decreasing in the rankings (organic has remained about the same). At first, it was just the Philadelphia Maps listings that were affected, then that started to spread into the Baltimore and Maryland related rankings (again, just in Maps listings). While Baltimore and Maryland Map rankings have started to improve again, we’re struggling to get Philadelphia related rankings back on track.
We have tried the following items, but still aren’t seeing much of a rebound.
- All Maps listings have been claimed in Google (Baltimore and Maryland were claimed ~2010 and 2015 respectively; Philadelphia was claimed in June 2017)
- Yext and Facebook have been updated to exactly match the phone number and address to how Google Maps has it listed
- The phone number and address on our website (https://www.baymgmtgroup.com/philadelphia/) exactly matches Google and Yext listings (note that the site has Call Tracking Metrics in it to change the appearance of the number when coming from Adwords or organic search)
- Updated all business information in Google Maps (NAP, hours, photos) and have used the new “posts” section to publish company updates
Last week, we also updated our site speed to perform better in Google’s Pagespeed Insights. The site is responsive and has AMP on the blog posts as well. We've also been keeping an eye on Search Console and there aren't any manual actions against the site.
Any thoughts on what we could be overlooking here that’s hindering our listing from rebounding (and improving) on Philadelphia-related Maps listings? Has anyone else noticed significant changes in their Maps listings since the end of August?

Thanks so much for your response! I had seen that article, but wasn't entire sure if what I was seeing in the results were directly correlated to the Hawk update.
I've attached a screenshot of the Maps rankings changes I was seeing in my ranking checker. Unfortunately, I didn't take screenshots of the live Maps results before, so it's tough to pinpoint with certainty.
I am seeing two separate businesses, each with two locations, now showing up twice in the top 10, so that could definitely be related to the update. However, since I don't have screenshots of the live Maps SERPs, it's difficult to say for sure if that's what was causing our drop in the rankings, which is why I wanted to reach out and see if anyone else is noticing any other factor[s] that we may be overlooking.

Thank you for your response! It could very well be that some of our competitors have recently upped their SEO game, but I'm a bit skeptical that they all upped it at the same time.
We try to be pretty proactive in implementing the latest SEO updates, posting regularly on social media, and publishing at least 3 blogs per week. We have recently also became even more aggressive in our off-page SEO as well, trying to gain the same backlinks as our competitors (and, of course, ones they don't). We haven't seen much of a change in the results yet, but I understand that a lot of these activities take time for results to start showing.
You mentioned that when your client moved to a more competitive market, their rankings also dropped, despite site and foot traffic staying about the same. I'm wondering if since we're so new to the market and our competitors are pretty well established up there, if brand name is currently more relevant to local searchers since it's more familiar. Our site traffic is relatively the same as before, but the majority of that seems to be coming from our existing markets/clients (in Maryland).

I have to think drops here on maps may be due to some of your competitors upping their game. I have a client who has recently moved locations. He was getting great traffic and local actions. Once the move occurred to a more competitive location the traffic remained but the client dropped in local actions (maps and calls)
My suggestion is to up your game with content marketing and backlink campaigns to stay in step with the competition.

Do you have screenshots from before you started seeing the drop? It's possible you have an influx of competitors now that Google has loosened the filter. This happened on August 22 so it fits the timeline you're describing.

Google My Business search results for multiple listings
I am wondering how people set up their Google My Business listings to appear in the search results similar to this business, Hulme Orthodontics. I attached an image below that'll give more details. I am working with a client that has two locations similar in distance to Hulme Orthodontics, and I have tried everything and have come up with no answers as to how I can properly get Google to format the search results in this way. I assume that there is no actual way to manage this and that Google decides this on their own. However, if anyone has any insight regarding this manner, that would be much appreciated! Someone Hi-Jacked my Clients Business Listing and online presence, What to do?
I have a new client and I discovered that someone has ripped off the business and established it in Texas (business resides in New Jersey) My client is ssscustomclosets.com/ the hijack artist has created forms and business listings such as this https://wirykanaird.wufoo.com/forms/zivaxni09ew6nb/ There is no google listing for Texas however, I have to think that this is causing some seo issues. Why would a website link disappear from a Google Place listing?
Hi, a local non-profit recently re-branded their name from MacDonald Center to Maybelle Center. When they updated their business information their website link disappeared. They've updated from within and dashboard to no avail. We've requested edits/updates via Google Map maker but it says Denied. Here's a URL for the SERP result. They are aware of their duplicate listings but, typical of non-profits, have limited time and funds so are prioritizing to address more urgent issues first. However, I don't believe duplicate listings would cause such an issue but please let me know if I'm wrong here

Multiple Google Business Pages/ Backlinks for Google Maps
Hello, I represent several attorneys in the metro Atlanta area. In doing my research with open site explorer and other tools I am finding that many of the competitors have more that one, if not several personal and branded Google business pages.

So this raises several questions while I go through my Local SEO strategy. How Many Google+/My Business Pages Can A Business Owner Have? Should I be creating backlinks for the Google Business Pages as I do for my clients website? I noticed that some of the competitors are creating backlinks with their Google Map Location URL, is this a best practice? In addition to those questions, I am curious about the various different Google+ pages that are available to business owners.
As of now, I create and cultivate the following Google Pages for my clients: Claim a GMB Page and optimize it with photos and accurate information Attached to the GMB Page there is a Google + Page(this is where I share blogs and updates for the business). Upon further review I feel like there are a few steps that I am missing in regards to the Google + pages. Listed below are the links to Local Market leader for Criminal Defense in Woodstock GA. Verifying business info with old address and inactive phone listing
I'm cleaning up a number of inaccurate business listings for a client, starting with an old Google Plus page. It's unverified, but both the address and phone number are so old that calls or mail send to those will not be forwarded. Any suggestions for verifying a business listing when the typical verification methods simply won't work? Thanks!

Data source of Google Maps in Japan
Hi There, Does any one know how to input data such as restaurants into Google Maps in Japan? Google Map Maker isn't supported in Japan and I can't find who the primary data suppliers are. I am looking to find out so I can improve my neighbourhood guide on an airbnb listing. It would be great to tell people the location of local shops and restaurants but can only add locations listed in Google maps which is limited for Kurokawa in Japan. Thanks Billy

Ethics questions / discussion on SEO
Please forgive me if I'm asking too many questions. I'm new to MOZ and have a little bit of experience with SEO, but not that much at all. The question of the day pertains to using keywords that refer to another brand in order to bring search traffic to your site as well as compete on searches against your competitor. I'm certain this is not a unique case, however; it's early in the morning and my brain isn't working well enough to come up with a comparable example, so I will use my own situation. "Pop Warner" is a youth football brand. It's been around since 1929 and it's synonymous with youth football now. If someone is looking for a place to enroll their children, they will typically search for "%Town_Name%" + "Pop Warner" Pop Warner however; is not the only national governing body for youth football. The association (company) that I'm doing work for is an American Youth Football Program. Now, is it considered bad form, evil or whatever to optimize using a term such as "Pop Warner" on my site if I'm NOT affiliated with pop warner whatsoever? If the answer is yes, can you provide me with direction as to how this should be handled? If no...than I know how to handle it.

Upstream locations to mark a business closed that will cascade to other listings services?
Working with a multi-location business with hundreds of locations, there is always a certain amount of churn (closures, new locations.) In some cases, the business owners never claim listings, or claim them in only the major local business listings such as Yelp and Google Places. Does anyone know of a good post or discussion about how to do a "cascading mark as closed" which will make its way through the LBL ecosystem eventually? In other words, is there a few upstream places to mark a business closed that will influence the consumers of their data feed? thanks!
