Google Places Name Change - Duplicate Listings.

Need input on a Google Places change to avoid duplicate listing/phone number issue for a name change. Here is a summary:
Company A has a Places listing and ranks week for key local terms.
Company A has become a franchise and has a completely new name but same address.
A New Franchise listing was created. It has same location but a different telephone (tracking) number.
Both listings generally appear in Google Places but Company A (older listing) come up first.
For branding purposes I would ideally like to eliminate (or edit) Company A listing and optimize new Franchise listing. We will need to eliminate the tracking phone number and add the old “Company A” phone number to the new Franchise listing.
What is the best procedure to delete the Company A listing? I have access to both listings.
Do I:
-Strip Company A listing of most info…wait and then delete? Do I delete from my account or delete in total?
-Just change the name of the “old” Company name to the new franchise name and delete the new franchise listing? An if so, in what order?
-or do I just delete the old listing right away and edit the new franchise listing right away?
-When do I add the old (and real phone number) to the new franchise listing?
This same scenario has played out in other locations with disastrous results. Appears that Google looks at them as duplicate listings if the old Company name is still active and demotes both listings. Trying to avoid that problem that has been created by other companies.
-Would adding Google Boost to the surviving listing help?

Hello Kevin,
I would suggest that you Change the old Listing to the new name then add in the tracking number to the "other numbers" category of the listing. Then suspend the new listing.
Google Boost may assist, however Google Tags have helped me in the past with promoting a video about my client.

Right hand side Google Local profile image pulling from 3rd party site
Hello! When googling our company's name, the Google Local profile comes up on the right hand side with the reviews, address, phone number, etc. Those are all fine but the main photo being used is not the one specified in the Google My Business profile but it seems to be pulling from a 3rd party site that recently added a link and an image to our website. Why is this happening and can we specify the image that shows up? Your help will be very much appreciated!!!

Ranking well for keywords, but not in Google maps
If the search "criminal defense attorney" or any number of variants, is performed from a mobile device, like an iPhone, Google maps seems to be inserting many local map listings ahead of the normal search results in the Tallahassee, Florida area. These are great - as they have the Call button and the Directions button. However, for some reason, my clients aren't ranking well here and competitors who are seemingly doing nothing are higher in the list. I have created the Google+ page for attorney and business page for the firm and completed the profile, uploading pictures etc and verified the address. I have the local address (schema-proper, I believe) on the linking home page and their address is actually closer to downtown/midtown than others. I've even gotten some positive reviews and +1s, at least enough to be competitive in this field. This was about 2 months ago. Any advice? On a (perhaps) related note, the competition has category descriptions outside of the Google-allowed categories. I can't save settings without fitting neatly into their "Criminal Justice Attorney" category. Help here would also be appreciated.

Google Carousel - What Should We Now Be Doing Differently?
Google Carousel is rolling out for even more topics. How does it affect or change tracking in Google Analytics? For example, if I am in the Carousel and someone clicks my listing, then Google completes a search for my property… then the searcher clicks through to my site organically. Will I know that someone originally clicked the Carousel or will I have no idea and simply see a Google organic click? Should we be optimizing our Google+ Places listings differently? How does this change our own organic keyword targeting? In other words, if I am in the Carousel should I go after a different keyword organically? Does anyone know how many people are clicking into the Carousel vs. the organic listings or even pay per click below? Searchers behavior will be altered because of this change. What say you all? Appering in both Google Places and regular SERP at the same time
Hi all! My question is: if a search query gives 2 regular results, then the Google Places results, then 8 more results on the first page, is it possible for a website to appear in both in the regular listing, and in the Google Places listing at the same time? In other words: if I do everything well, can my website be the first result, and also be one of the results in the Places listing as well? Or does a website only either apper in the regular listing or in the Places listing? Thanks for the answers!

Local listing | Virtual office
Hi Miriam (and all Local SEO mozers), I read a couple of your answers where you advice people in different situations not to consider a virtual office when creating their Google Places listing and I would like to know if you would apply the same advice in my case. This is the scenario: I have a client who's in the limousine service in Orlando, he just bought the URL and registered the business with the City using a "virtual office" in Orlando. This virtual office provides him a physical address, local area phone number, 411 listing, a listing for the businesses in that building and an office to have his meetings. This is the part where it gets confusing when I read your answers and I will give you an example. You said here:

My client is going to rent one of those virtual offices, which does have a physical address, on as-needed basis. This office actually does exist. Why would Google have anything against it?
One of the reasons why he chose that location is because he is running the business from home and he does not want the clients to see it.
Another reason is the image he wants to create for his company by having a different address where he can hold meetings and such. The phone number will be either a local land-line or a local cell phone number, in any case, it will be a _local area code phone number. _
So this is where we stand: he dispatches the cars from home (he does not have a garage, the cars stay with the drivers 24 hours) but he meets his clients and business partners at the other address. There is nothing fake about it, he does have a legal business name, a local area code number and a real place where customers come to do business with. Does each listing in Google plcaes need a seperate URL?
Hi We have a client who has several car dealership fracnhises located located across two suburbs - so we are creating a places listing for each (with a separate address and phone number). My questions is should each location also have a separate URL (the dealership only has one website covering all locations). The Google guidelines state that you must; Website & Phone: Provide a phone number that connects to your individual business location as directly as possible, and provide one website that represents your individual business location. Use a local phone number instead of a call centre number whenever possible. Do not provide phone numbers or URLs that redirect or “refer” users to landing pages or phone numbers other than those of the actual business. Really appreciate any feedback!

Can or should you use a residential address for Google places?
My first thought is no. But I am definitely looking for some loopholes. If there is any way to make this work, please share your thoughts.
