Weird situation with our local listing.

A couple of weeks ago I was having problems with my real estate local listing. I made some changes (like removing anything remotely like keyword stuffing and a few other things). Then, we re-emerged. But now, instead of having 4 citations we have 221. It looks like Google has merged our listing with all of the other agents in our office.
So, now if you type in to Google: ABC Realty in OurCity the very first listing is a 1-box that has our listing: Jane and John Doe, Sales Representatives, ABC Realty and our phone number. We actually rank higher than the ABC Realty office's own web page. We are getting phone calls from people who think they are calling the main office but instead call us. (This is not at all bad for business...but perhaps there is an ethical issue?)
My problem is that if you click on our places listing, there is one photo on there of a realtor who is not us. Additionally, we lost our two reviews that we had, but we have one review for another realtor who is not us. The rest of the listing is totally ours - our photos, our description, our website, our phone number. If I go to edit the listing, the option to remove that photo is not there.
So, now we have a conundrum. One one hand, it's great to have this boost. We are appearing #1 for searches for our office and this brings us business. But, I want to be ethical. Realtors can be nasty and I don't want other realtors thinking that I have done bad manipulative stuff to steal other peoples' business.
Can anything be done? What would you do?

That's happened loads, I've seen blogs and stuff about it all over the web. Can't remember if they found a solution or what it was but I'll have a look.

Solution #2: They should hire you as their SEO.

This is exactly what is happening. Our office has about 100 agents. It doesn't have its own local listing. Google thinks that our listing is the office listing.

Since you're in real estate I would sell your office to ABC Realty for a hefty fee due to your office having prime Google SERP location.
Slightly more practical: If the corporate office submitted a bulk listing for its real estate agents and their own location make sure this is setup properly (http://www.google.com/support/places/bin/answer.py?hl=en&answer=173669) Or, they might not have done this at all, and Google is now considering you as the corporate office.

Should I have home listings not followed?
Hi, I currently am doing digital marketing for a home builder. Here is one of our challenges: we build homes, create the page to sell them, details on the house are put up, Google crawls them, and then the house sells and I need to take it off the site. This is just creating a constant redirect process that I'm OK with but I'm just thinking I'd rather have Google not know they exist and delete them. I have community pages and floor plan pages with evergreen content and a blog that's doing well. I'm OK with Google not seeing these pages, but I'd really like to know what others in the industry do and what Moz thinks is best. I have a working theory of creating 10-15 pages where I rotate the houses: house 1 is posted and once it sells replace site content with house 16 (assuming 15 pages already exist with 15 houses). Reason - none of my listing pages have any page authority and it overall just makes the site un-authoritative. I know the domain authority is a different ranking factor, but I need the pages to be stronger or just not there. I'd love confirmation that that shouldn't be a concern for me as it seems to be one that I've inherited through years of SEO marketing paranoia.

Conditional Noindex for Dynamic Listing Pages?
Hi, We have dynamic listing pages that are sometimes populated and sometimes not populated. They are clinical trial results pages for disease types, some of which don't always have trials open. This means that sometimes the CMS produces a blank page -- pages that are then flagged as thin content. We're considering implementing a conditional noindex -- where the page is indexed only if there are results. However, I'm concerned that this will be confusing to Google and send a negative ranking signal. Any advice would be super helpful. Thanks!

Massive local + national disconnect in rankings (local deindexed)
I asked the question originally on webmaster central. I tried RickRoll's solutions (but it doesn't seem to have solved the issue). Problem below: I've been noticing for some time that certain pages of our site (https://www.renthop.com/boston-ma/apartments-for-rent) have been deindexed locally (or very low ranked), but indexed nationally (well ranked). In fact, it seems that the actual page isn't ranking (but the blog https://www.renthop.com/blog is). This huge mismatch between national vs local rankings seem to only happen for Boston & Chicago. Other parts of the country seem unaffected (and the national & local rankings are very similar). A bit of a background (and my personal theory as to what's happening). We use to have subdomains: boston.renthop.com & chicago.renthop.com for the site. These subdomains stopped working, though, as we moved the site to the directory format (https://www.renthop.com/boston-ma/apartments-for-rent). These subdomain URLs were inactive / broken for roughly 4 months. After the 4 months, we did a 301 from the subdomain to the main page (because these subdomains had inbound external links). However, this seems to have caused the directory pages to exhibit the national/local mismatch effect instead of helping. Is there anything I'm doing wrong? I'm not sure if the mismatch is natural, if the pages are getting algo penalized on a local level (I'm negative SEOing myself), or if it's stuck in some weird state because of what happened with bad sub-domain move). Some things I've tried: I've created webmaster console (verified) accounts for both the subdomains. I've asked Google to crawl those links. I've done a 1-1 mapping between individual page on the old site vs the new directory format I've tried both doing a 301, 302 and meta-refresh redirect from the subdomains to the directory pages. I've made sure the robots.txt on the subdomain is working properly I've made sure that the robots.txt on the directory pages are working properly. See below for a screenshot of the mismatch & deindexing in local search results (this is using SERPS - but can be replicated with any location changer). Note the difference between the ranking (and the page) when the search is done nationally vs in the actual location (Boston, MA). I'd really appreciate any help.. Local SEO - Do I need it if I don't do business locally?
Super confused about this. Our office is located in Los Angeles, but it is not a storefront, and our clients are from all over the country... and our business involves travel to other countries. So there is nothing "local" about us. But everything I read seems to say we should be doing local SEO. How to approach this?

Why do Local "5 pack" results vary between showing Google+, Google+ and website address
I had a client ask me a good question. When they pull up a search result they show up at the top but only with a link to their G+ page. Other competitors show their web address and G+ page. Why are these results different in the same search group? Is there a way to ensure the web address shows up?

What should happen to expired real estate listings?
For a real estate website, when a house is sold or taken off of the market. What should happen to the listing? 301 redirect it to the grouping (such as zip code or city) which that listing resides in? 404 it?

I tried the directorie list of seomoz, but almost all of them charged for the inclusion. This is a black hat situation?
I need backlinks for my site, and several places inform that directories are a good place. But they charge for the inclusion. Should I pay? This is a blackhat situation where I'm buying for links?

Local SEO - Business name and web address different
Howdy Local Experts, I'm hoping you can clear up something for me.. I'm setting up some places for a company that's spread across 5 cities. I am creaitng 5 separate locations for this. The company name is not the same as the website name. All the SEO efforts are for the website name ( the brand ) not the parent company name., so... 1. When creating the places do I enter the business name in "company/organisation" and put the brand name in the web site field? Or is it better for seo to have the brand name here as the company name too? 2. Are all 5 listings more or less going to be the same except for the address and phone numbers? I suppose unique photos etc for each location is better here? 3. When creating citations i am essentially going to be building 5 separate "links", one for each place is that correct. So adding the specific location details into the matching state and city business directories etc? 3. The exact business category doesn't accurately show up in the list. Do i select the closest thing here or create custom categories to better match the business. Apologies for the lenghty question, Derek
