Sudden and Aggressive Fall in Rankings

I have seen a sudden and aggressive drop in rankings for my site. The site was ranking #4 for rental insurance and now sits at #9. It was ranking #16 for renters insurance and now dropped to #171. We vary anchor text in our link building campaign and focus on getting links from PR3+ sites as well as produce content for quality sites in exchange for being a featured author + link. The site has not been over optimized (i.e. keyword stuffing, etc.).
I would appreciate any insight into what could be causing this significant drop in rankings and what my course of action is to reinstate my rankings - Penguin?

I believe the shift in rankings will be primarily due to a weak link profile for your domain but also a stronger backlink profile from some of your competitors which has seen them rise above you in the organic rankings. These changes coming since the additional Penguin algorithm updates rolled out by Google. (Incidentally, have you seen a decline in Yahoo/Bing if you monitor positions at these search engines too)?
When seeking link opportunities, it's not advisable to chase PR - if 95% of your backlinks all come from pages with a PR3+, then this in itself looks unnatural and will have been a signal flagged.
It is also possible, that those domains you have previously sourced backlinks from via building content relationships could also have suffered as a result of the latest algorithm updates - if they look to sell/provide backlinks using their page PR as selling point, and subsequently link out to various websites from sidebar placements (which they do looking at some of the pages containing your backlinks), this could also have made your domain suffer as less weight/authority is being passed through your links.
I would recommend acquiring some new backlinks, don't worry about the PR of a page and don't focus on using keywords in your anchor text. Perhaps consider some guest content at a few blogs, writing a few pieces of content at each related to your products/services using an author byline with branded backlinkS - for example:-
<name>is the marketing manager at RentalInsurance.org for a leading provider of renters insurance in New York.</name>
Perhaps also consider contributing via comments to some blogs, doesn't matter whether backlinks are nofollow or otherwise, just ensure your brand and where possible,link back to your site (using your name for commenting instead of keywords) via making some relevant and genuine comments to other blogs.
Build a few handfuls of backlinks such as these which will counterweight the links in your existing backlink profile and ensure there are some more genuine and natural links being built.
I would expect this to prove a step in the right direction however there is also the possibility Google could also be looking at onsite elements and the practically exact match domain name too which have also seen changes from recent algorithm updates.

Not sure if you received my response but I would appreciate your thoughts on this.

1. The decline started about a week ago.
2. There had not been any changes in our digital marketing strategy. We have been building links in the same way since February 2012. The strategy had been to acquire PR3+ one way links with varying anchor text from a variety of link types (i.e. permanent one way links, contextual links & directory links). Anchor text varies from renters insurance, rental insurance, renters insurance quotes, renters insurance quote, renter insurance, buy renters insurance online, affordable rental insurance, etc. 'Renters insurance' links didn't exceed 40% of the backlink profile while rental insurance was the next closest in terms of volume at 20%.
3. The only paid links we have acquired were from directories but those paid links make up a very small amount of our links. Almost all of the links you see in Open Site Explorer were acquired from content relationships although OSE shows a very limited number of our links.
4. We determine a quality site as relevant in topic, PR3+ and does not link to questionable neighborhoods.
I would appreciate any insight you can provide as we thought we were staying within G's quality guidelines and now we have been (at least is appears) penalized.

How recovering the ranking after an hacking
Hello, I'm Alexia and a few months ago (end of March) my site has been hacked: hackers have created more than 30.000 links in Japanese to sell tires. I've successfully removed the hack and after 14 days of struggle even decided to change the domain to Siteground as they've been really keen to help. I still have some problems and I desperately need your tips. In search console, Google is informing about the +30.000 404 errors due to the content created by hackers which is not available anymore. I've been advised to redirect those links to 410 as they might have penalty effects in the SERP I have 50 503 server errors recognised by Google back in April but still there. What should I do to solve them? I still have a lot of traffic from Japan, even if I've removed all the content and ask Googled to disavow spamming backlinks. Do you think I have on page keywords? I don't understand how they can still find me. Those KWs are indexed in analytics, but not effective clicks, as the content is not there anymore. I also asked Google to remove links in search console with the tool removing links but not all of my requests have been accepted. My site disappeared from the organic results even if it hasn't been recognised as hacked in Google (there wasn't any manual actions on the Search Console). What can I do to gain the organic positioning once again? I've just tried to use the “Fetch as Google” option on search console for the entire website. Ranking problems with international website
Hey there, we have some ranking issues with our international website. It would be great if any of you could share their thoughts on that. The website uses subfolders for country and language (i.e. .com/uk/en) for the website of the UK branch in English. As the company has branches all over the world and also offers their content in many languages the url structure is quite complex. A recent problem we have seen is that in certain markets the website is not ranking with the correct country. Especially in the UK and the US, Google prefers the country subfolder for Ghana (.com/gh/en) over the .com/us/en and .com/uk/en versions. We have hreflang setup and should also have some local backlinks pointing to the correct subfolders as we switched from many ccTLDs to one gTLD. What confuses me is that when I check for incoming links (Links to your site) with GWT, the subfolder (.com/gh/en) is listed quite high in the column (Your most linked content). However the listed linking domains are not linking at all to this folder as far as I am aware. If I check them with a redirect checker they all link to different subfolders. So I have now idea why Google gives such high authority to this subfolder over the specific country subfolders. The content is pretty much identical at this stage. Rank Tracker Result Not Reflected In Google
I'm tracking keyword results in Rank Tracker, but I can't confirm the positions when I do a Google search for the tracked keywords. Does anybody know why RT says the site should be #23, but is not actually in Google? Is there a way to check Google results from different data centers? If I recall, Google allowed the option to view results from different cities, though I don't know if they still allow this.

Website No Longer Ranking In Google:
My website was on first page google couple of months ago, now nothing. Shows up in Bing page one. Some queries/pages still showing OK, but some not at all. Example "residential elevators illinois" found nowhere. http://www.accesselevator.net is the website. Have found 900 poor quality links and used disavow tool. Any further suggestions? Their Page Rank also went from a 3 to a 2. Implemented nofollow on all outgoing links. Need advice.

Drop in rankings

Not ranking on Bing but is on Google?
Hi What are the main differences between Bing and Google in terms of ranking sites? My site is ranking well in Google but in Bing it is very low down and does not deliver much traffic. In Bing webmaster tools there are no warning messages and I had sent in a sitemap back in 2011 and 77 pages are listed, but I had not submitted a URL could this be why my pages are not ranking highly? Or does anybody have a checklist on what a site should offer to get ranking on Bing?

How can you rank for several cities ?
I have a website design client who wishes to rank for several cities they are willing to service locally. I have seen a competitor do this, Main-site.com/web-design content all about web design subcategories main-site.com/web-design/city-name-website-designer Content about web design plus content about the city itself and hiring a website designer in that city main-site.com/web-design/next-city-name-website-designer Content about web design plus content about the next city itself and hiring a website designer in that city Is this a great strategy, it seems to be working for them, or will Google eventually penalize this ? Or would you just put all 4 city names in the title and descriptions and content on one page ?
