How important are 'anchor' text links now

We have started building some good links but I'm just wandering how important anchor based text ones are now.
I'm not talking about spamming/going too heavy but a few here and there.What's your recent experience?

I have to agree with the previous responses. Anchor text is important because it gives web site visitors (and search engines) a hint about the web page or web site they are about to visit (if they click the link). This is why you DON’T want to use common calls to action like, “click here” or “our website.” Instead, you want to use keyword rich anchor text. But you don't want it to become very spammy sounding—so keep this in mind when creating content.
Anchor text helps search engines understand what the page is about and it also helps establish site architecture. And depending on the anchor text of the link, it might even increase your rankings for certain keywords!
As an example, if you’re having a contest to give away a free website makeover for the HVAC industry, make free HVAC website the anchor text! If thousands of web sites link to your site using the anchor text ‘leading residential furnace installers‘ there’s a good chance that you’re in the residential HVAC business and you install furnaces!

Of course its important. But do not abuse.
My experience, not over the 5-6% of links should have exact anchor text.
Other 5-6% brand anchor text, and so on.Hope it helps.

I would say it comes down to natural usage. If the majority of the links to your site have the same keyword focussed anchor text, it would look unnatural and spammy. But a few links containing your target keywords, as a smaller percentage of the overall anchor text being used is fine, and should support your SEO efforts.

Footer Links And Link Juice
I'm starting to learn about link juice and notice in GWMT > Traffic > Internal Links, that the list is in this order by the links counted on each page. Some are in the footer and some are in the header, with some being more important than others commercially i.e. /register /privacy /terms /search /sitemap /disclaimer /blog /register So I am wondering if I should add a 'no-follow' attribute to the footer links i.e. privacy, terms, disclaimer and leave the others as they are? I'm hiring a link building company - need help choosing
I asked this question before and got mixed feedback. Companies vs. Freelancers. Well I have a couple questions here. At a certain point it is definitely worth going in house, but what about the knowledge that we could gain from working with a big agency? Does that really add any value? Can I hire a freelancer and trust him as much as a big agency? or vice versa? Can I hire an agency and trust them as much as a freelancer? I have also been advised to make sure they offer competitive / site analysis as a first step, AND inform you of exactly how many links they plan to build per month, how much time they will dedicate to you and your account, expect turn around times, and light strategy details that they would likely use. Links from Directory's
I have been looking at the Directory's recommended on the SEOMOZ site. All of those that I have looked into do not appear to have a page rank for the actual page that my link would be appearing on. They all appear to offer N/A as the reply.Is this a problem? Thanks in advance for any replies!

Links from Real Estate Websites Link Page, Do or Don't?
It seems that real estate sites have at times been under heavier scrutiny from the search engines. But real estate agents get networking, which makes acquiring those links a little bit easier. Plus with localization of search, I think real estate sites may give off a good GEO scent. Should SEO's go for links from real estate websites? Does a reciprocal link devalue said links?

Changing backlinks anchor text
Hi, I've read a few blog post here that suggests the strength of building links using your brand as an anchor text. This supposedly gives the site authority. Currently a chunck of the back links to my homepage are on generic terms i'm trying to rank for which doesn't seem to be working very well. I was thinking of contacting the various webmasters to change the anchor text to that of the site brand name but wondering if this will signal a manipulation of links to the search engines and potentially could be flagged as paid links? Has anybody done this before and what is the danger of doing this? Thanks Duke

I have an article which have high rank on Google. But recent, I use mod rewrite url so this article have new url. old: mywebsite.com/c1/p-1 new: mywebsite.com/c-e/p-1 Now, google is indexing old url.
