Domain Change Of Address & Sale

Hi Moz community
Let's say I have two domains
domain1 is my main website.
Domain 2 was a peripheral side project I was working on. I recently decided to shut it down. So I hooked up the proper 301s and filed a change of address request with Google Webmaster tools.
I have had an offer for someone to purchase domain2 - I have absolutely no use for it and would like to sell it. I just want first to figure out that:

I can do this without losing any ranking to my main site.

I can disassociate this domain from myself and my Company completely.
I don't want any of the work we put into it to transfer to the new owner.
How can I do this?

There's no perfectly clean break with any domain for one important reason - back-links. If the side project has solid back-links and then you disconnect it (break the 301, essentially), you'll lose the positive impact of those links. There's no easy way around that.
At the same time, the new owner will potentially benefit from those links. The only way to disconnect that benefit is to individually request that the linking sites switch their links to your site. If the new site changes ownership and drastically changes content, then Google will eventually see those links as irrelevant and devalue them, but that's probably going to take a while.
I'd worry more about your loss of benefit than about the new owner getting some unearned but probably temporary benefit, honestly. The other issue would be any brand awareness around the secondary domain - since that's tied to the name/domain, you can't really cut that loose.
Since it's a side project, I suspect this isn't a big risk, but it's really tough to know without more details.

Low Domain Authority & Ranking
My Domain Authority has tumbled in the last six months from 28 to 21. Search traffic has dropped from about 4,500 per month to 3,000 per month with most of the drop being in the more competitive terms. Lead generation is off by about 70%. This is after spending $12,000 on "optimization" with a MOZ recommended SEO firm and spending another $17,000 implementing their suggestions. My real estate brokerage firm has completed some press worthy deals in the last month. If I can get these deals mentioned in a reputable newspaper like The New York Times (or other real estate publications like NY Observer, Real Estate Weekly) will this help domain authority? If my domain authority is this low, how difficult is it to move it higher? Before reaching out to these publications, should I create a blog post about these transactions on my website? Any suggestions as to how I can improve domain authority? My URL is www.nyc-officespace-leader.com. I should add that my SEO firm had about 30 toxic links removed and filed a disavow for about another 80 links. MOZ is only showing about 25 domains linking to our site. Is .ME domain is effective in SEO ?
I am always listening about TLD. com. org .net but what about the .me domain. Can this will be effective in SEO. Can i able to beat down my competitors, if i choose .me . I also have a .com or other TLD option but if i am making my name than .me is for me but i need your suggestion for the seo purpose. Is there really domain affective in term of SEO.

Should I Roll Back Domain Change?
A couple years ago I changed domain names and switched platforms for my site. The traffic dropped dramatically (80-90%). I've tried to get inbound links changed, clean up on-page stuff, but nothing is making a big change. I think most of the problem is loss of link juice with the 301 redirects from the old domain to the new one. Would I be risking bigger losses by switching back to the old domain name?

Redirect index.php to domain address
The question says it all really. Google analytics shows me that my top 2 pages are my domain address and index.php, which are exactly the same. Is it best to leave it like this or redirect index.php to my domain address?

Redirecting One Page of Content on Domain A to Domain B
Let's say I have a nice page of content on Domain A, which is a strong domain. That page has a nice number of links from other websites and ranks on the first page of the SERPs for some good keywords. However, I would like to move that single page of content to Domain B using a 301 redirect. Domain B is a slightly weaker domain, however, it has better assets to monetize the traffic that visits this page of content. I expect that the rankings might slip down a few places but I am hoping that I will at least keep some of the credit for the inbound links from other websites. Has anyone ever done this? Did it work as you expected? Did the content hold its rankings after being moved? Any advice or philosophical opinions on this? Thank you!

Exact match domain or root domain for speedy SEO?
I am doing SEO for a website that has constantly rotating and only temporarily pertinent subjects on it. Let's say these information and subject cycles go for about 6 months. Assuming this would it be more effective to optimize exact match domains for each 6 month cycle or make a main domain with a few of the keywords and just target a page for each roaming subject? Advantage of the subject is I get domain authority to feed off of, advantage of the exact match is, of course exact match domains are a powerful tool to rank highly and it is only a medium competitive market, usually about 40 domain and page authority. What do you guys think? Do you have any techniques to dominate temporary and rotating markets?
