Google maps SEO

We rank #1 for our main keyword and location, however, the top 3 google maps listing doesn't include us. We have more reviews than any of our local competitors (they have around 1/2, we have 25 all 5*) & we only seem to appear as an ad on maps listings.
What can we do to resolve this?

Then, feel free to come back to the community with any findings or questions that arise from that process.

Additionally, you're welcome to show us the listing, if you have the authority to do so. If you can, please provide a link to your business' website and tell us the exact keyword phrase you're trying to rank for. It's perfectly fine if you're not able to share this info, but without it, the best the community can do is make guesses about which factors may be holding your business back from the local pack rankings you're hoping to achieve.

My core question is just: How do you fix a Google My Business Location Issue if the road doesn't yet exist on Google Maps? Do I have any other options other than to just wait on Google to catch up with reality? Here's the background: I work for a hospital. We just opened a clinic on a street that is real and has a U.S. Postal Address, but Google Maps doesn't recognize it, and redirects people to a house . This is our postal address: 8343 S 168th Ave Omaha NE 68136-1677 If a patient enters the following into google maps, 8343 S 168th Ave, the location the map autofills the wrong zip code, and sends them to a home that is on S 168th Ave. (where in theory a home would exist if it had that home number). The road does exist in that portion of town. If a patient enters 8343 S 168th Ave, Omaha NE 68136, google maps takes you to the correct location, but it automatically changes Ave to St. The verified Google My Business listing also lists it as Street, even though on the back end I've put in the word Avenue, and it shows up in the right place. If however someone just searches by name "Chalco Clinic" the right Google My Business comes up. This is the Google My Business page I'm referring to: https://www.google.com/maps/place/Nebraska+Medicine+-+Chalco/@41.1754796,-96.1787153,15z/data=!4m5!3m4!1s0x0:0xf77aefb4e27f865!8m2!3d41.1754796!4d-96.1787153 And even though it says it's on a Street, on the back end of the claimed listing I've used "Avenue". Ranking for a service website that offers to a large geographic region. Micro sites, one site, google ads, etc?
Hi there I currently have a client that has a service that offers to a wide metropolitan geographic region. Currently we offer location detection when they hit the site. I'm curious what the best method going forward would be. This client is coming from a PPC initially but I've sold them on a longer term goal with organic SEO (local) . So my question is what is the best method for ground up web creation when offering a service that services multiple areas within the same metropolitan region? Bonus questions anyone using Flat CMS's?

We are considering changing the phone number to our website to one of those 1-800-eat-cows. How will changing a phone number we've had 10 years affect our SEO. Do we need to change all citations, Google maps, etc etc? What if we don't? Thanks!

Good service for loactions for google maps
Hi guys, I have one client from the locksmith niche. His service is in almost all the us but he dos not have fiscal location. Because that all the locksmith niche are consider a bit gray, so we noticed that Google not all the time accept the address (Virtual offices). Google My Business listing - listed at CLOSED (how do I open)
Good afternoon Mozzers, I hope you can help me. I have a business listing, which is listed as being "PERMANENTLY CLOSED". In fact the business is OPEN it has just changed business name. I have ownership of the listing. I have "reported an issue" to Google and asked them to list as open, however how long will this take? Is there anything I can do to fast track this and limit the business impact? Any help welcomed, Ben

What are your experiences using the new Google Local Descriptor feature?
I'm looking for any insight from those who have used the Descriptor feature on your Places listings. Has it helped in any way? Caused issues? My issues with this feature are described in this question I posted the other day. But I haven't tried using the feature yet, and I'm hoping to learn from some of you who have.

Convert Google Plus page to Business page
I have a google plus page for my company edspire.com, https://plus.google.com/b/107395030190889162381/107395030190889162381/posts When I created it I don't think I set it up as a business so I'd like to convert to one. As far as I can see it is not possible to do this. What is the recommended process, do I just create a new one and migrate content over or is there some way to merge them? Should I then delete the old one or is it helpful to keep double posting? Thanks, Jim
