Cost Difference Between Coding Custom Theme or Coding Child Theme

Assuming there is an SEO advantage to coding a Wordpress custom theme (wondering if that assumption is correct) versus modifying a child theme, is there a very significant cost difference between the two choices?
Competition in my niche (New York City commercial real estate is keen) and I am dealing with competitors such as www.wework.com, 42floors.com and squarefoot.com with optimized sites built with quality code.
In the event that we modify a child theme, I am leaning in any case towards have wireframes and illustrations provided to present to the developer. Should I expect a custom theme to be double the cost, triple assuming the design is provided?
I have read that code maintenance on a child theme is less costly as modifications get pushed to the parent theme. How substantial are maintenance costs (time to maintain) for a custom theme?

I definitely understand.
My agency works with premium themes / child themes and find that while many are very clunky and bloated, we don't notice any issues with the code not being clean enough. When using pre-built WordPress themes, we find it's important to utilize canonical tags when necessary, always check on page speed, and to noindex unnecessary pages. We also use Yoast SEO plugin, which will cover some themes' faults.
Having said that, I'm not a developer, but I'm sure there are themes out there with invalid or unfriendly code.

Thanks so much for the excellent answer, it really provides an idea about differing development costs between a custom theme and a child theme.
I am on the fence as to whether a real estate theme would not be sufficient. I can absorb the added cost if necessary. Big factor is whether cleaner, more efficient code of a custom site is an important SEO factor. Do you have an opinion? We are just in an insanely a competitive niche so we need everything working in our favor. But from a user interface perspective some of the commercially available themes are pretty good.

It's really hard to give a general price estimate for a custom theme v.s. using a WordPress theme and utilizing child themes.
I would say you can expect the custom theme to be at least double the cost, but again, there are countless factors to consider. You will most likely be looking at more maintenance with the custom theme, but it will largely depend on how your developer codes, how many plugins they utilize, whether they build custom plugins, etc...

Best Practices-Optimize Theme Before Coding or After Coding?
We purchased a Wordpress Real estate theme called wpcasa. My developer started coding it. We hired a new SEO. The SEO looked at a simple page (About Us) and saw about 70 Java scripts and 11 templates and was very dissatisfied with the coding and heavy source code contained in the theme. My SEO claims the optimizing this theme (removing the unnecessary Java Scripts and combining the templates is way too much work and that it would be better to start from scratch and purchase a theme like https://my.studiopress.com/themes/agentpress/ with more compact, efficient and streamlined code. Problem is we need to throw out 2 months and thousands of dollars worth of code. My SEO says that in the day of Google's "mobile first" streamlined code is particularly important. My developer has taken the position that the code can be cleaned up after the design. Where it seems my SEO wants clean code to stat with. I don't know who to is right. Any ideas? Creating a new website, but I'd like to control it under a different domain.
I'd like to control it under the domain of another website with a higher DA. Can I create the new website (website A) and do an immediate re-direct to another website (website B)? Or would I be better at putting it as a subdomain? Such as www.websitea.websiteb.com? Cheers all, Rhys

Seperating Different Parts Of The Website
Hi There, I have a client with two parts to his business both for different types of customer with different language and copy needed. At the moment they have one website and I am trying to figure out the most search engine friendly way to present these different types. So for example if a client came in looking for service A, he would see the home page for service A and if he came in looking for service B he would come across the home page for service B. I know I could have seperate service pages for each service he provides, but I think it would be off putting to come to a home page of a site and see completely unrelated services on one page. I hope I am explaining myself here. As far as I can see the options are:- subdomains for servicea.examplesite.com, serviceb.examplesite.com and a split page (see attachement) where you click which you are interested in (don't like this idea) seperate websites a home page which shows all the services (too confusing) Any advice would be most grateful. Strategy for implementing different languages
We are looking to implement a Spanish version of our websites and are torn between either doing it in a es.cleasrstreamrfid.com sub-domain or by using a sub-folder in our current site of www.clearstreamrfid.com/es/. Just wondering which method would have a better impact on SEO and if the sitemap.xml files should be kept separate between the two language pages. We were planning on using the geo targeting in webmaster tools to direct users in a certain region to a specific language although after some research it appears you can only geo target a specific country and not a region or language so also not sure what approach to take there as well to target all countries/regions with the Spanish language. Should we even geo target or just serve english versions of our page with a selection to select a different language? Any guidance or suggestions would be much appreciated.

E-commerce customer registration fields during account sign up
I work for an online print company and recently we were considering adding a field titled "industry" so that we could figure out what industry our customers are coming from. Has anyone seen anything either in favor or against adding this field during the customers account registration process. We understand that less is best however feel that it is important to better serve our customers. Any information on this subject would be very useful.

3 Brands, 3 Services, 3 Different Websites Right?
My client was told that having 1 website for 3 different brands/services is better than having 3 websites. I need your help to prove my value to a new client. This client has worked with Reach Local on PPC for some time and when they first got started the Reach Local Markering Consultant told this cleint that they needed to have one site for better SEO purposes. The client was told that Google ranks websites higher if they have more paid traffic going to them. I've been doing this for long enough to realize this does not help ranking, at least not enough to make a difference. Keep in mind this is for 3 different companies. One company does plumbing, another electrical and the last one does air conditioning. They also have 4 locations but only two locations have mutliple services opperating out of them. I understand these 2 location will not have there own Google+ Local / Places listing. Using the same address for 2 different business and expecting a first page ranking is just not possible. Right now when you visit the clients website you see a logo that rotates with a banner section that follows the logo rotation. First you see the AC Company and then the Plumbing etc. I see this as confusing to the end user and it is more work to get it ranked for SEO. I recommended that we build 3 speerate websites for each service and just list out all the addresses that the company services on the contact page. I would also design inside the footer links to the other services for branding purposes. Please share your thoughts on how you would handle this if you were doing the SEO for your own 3 different business services. I really appreicate any input/insight to this.
