Maximising Local Search

Hi,
I work for a weather company. I have recently begun to define a keyword strategy to target specific keyphrase segments with the objective to maximise webpage visibility and increase CTR.
One growing keyphrase segment is "location weather" based searches (e.g. "London Weather", "Manchester Weather"). I am keen to understand how I can maximise our presence for location weather searches within the SERPs. This seems to be a common trends seeing as Google announced that over 20% of all searches contain a relevance to locality.
I have been trying to understand if there is a way to maximise our location based weather pages, perhaps using the Google Local search tactic and if there are any recommendations you could suggest?
ISSUE: In order to maximise your presence through local search you need a fixed address, something our site does not offer, however it does offer bespoke landing pages for a specific weather forecast based on locality (city, town etc)
Essentially, are there any recommendations you can provide a website that offers specific location based pages (without a fixed address) to maximise our location weather based search rankings within the SERPs?

The specific location based weather pages have been optimised within the page titles. As you suggest, I've been targeting high authority local websites that provide specific local content (sport, lifestyle, events, news etc).
This seems to be the only solution to the problem in trying to increase our ranking for these pages, any other suggestions would be much appreciated

If these are not currently affecting rankings, they certainly will be going forward. Very cheap to implement as well.

Google Places (formerly, Google Local) isn't the right solution for a situation like this - you need to have a bona-fide address at each location to list there.
Some people USED to get around the PO box requirement by using mail centers that provide you with a street address instead of a box number, however I don't recommend this. Not only would it be an unreliable tactic on a large scale, but it would be way too easy for Google to identify and block these providers (if they aren't already.)
At the risk of stating the obvious, make sure the location is in your page titles. Local directories are a start, but try to get backlinks from local businesses and resources. What are your competitors doing that you can do better? Lots of web sites post local weather links - the trick is in getting them to post YOUR link.

Well, I know having P.O Boxes is against the Google Places guidelines making them a negative local ranking factor. so lets throw that idea out.
I found the best method was local directories and backlinks on local pages with proper anchors.

How do you manage phone verification when claiming listings on behalf of clients (local and remote)?
As the top competitive difference maker, Quality/Authority of Structured Citations is pretty important. That being said, I spend a good deal of time manually running around to different citation websites and jumping through their hoops to get my clients' websites listed properly. I've been using getlisted.org to check my sites, and a lot of the citation sources out there require phone verification. Now I was wondering how you professionally manage the phone verification step for your own clients. I've found it a bit difficult getting my clients to reliably get the PIN numbers for me. I've even had problems with clients checking the mail for the post cards that get sent! At this point in time, I try to schedule a time (not during business hours preferably) to go into the location and answer the phone to get everything verified in one shot. For remote clients however, I just have to hope that they are on board with answering their phones and getting the PIN numbers back to me. Lastly, how do you manage to reduce the amount of sales calls that your client receives from these listing sites? I currently register accounts under a separate email address, for example, webmaster@domain.com. This cuts down on the email marketing spam, and it obviously helps me stay in control of the listings. How do you handle the phone calls though? Especially from some of the more aggressive companies like Yelp? Personally I've just been 'briefing' my clients on how to respond to these sales calls, and I've educated them on the importance of these listings so they aren't too annoyed with the assault of sales reps calling their business constantly. Are there any magic words that my clients can use with these sales reps to make them stop calling? Sorry for the long post, if you've made it this far thank you for reading!

On-page Local SEO
I'm wondering how to pull it off on-page local SEO for a financial institution website with 70 locations. However, they are broken in down in regions, which would make it easier to get our hands around. Would a viable solution be setting up regional pages? I don't know about our CMS capability, but it seems like it would be beneficial to have on each regional page aggregate local-centric press releases (example: a volunteer event or recognition) and local announcements such as paper shred days. Thoughts? Anyone else posed with a similar challenge?

Google+ Local/Places isn't displaying my suite #. Should I leave it out of NAP on other directories, too?
HI All, For some reason Google is not displaying the suite # for a client of mine in Google+ / Places. I've entered the suite # in the back-end of Google+ / Places and it shows there when I log in, but the public version of the listing omits it. So the question is, should the NAP in other directories omit it as well? Google knows it exists, but is choosing not to publish it... Thanks! Zack

Local listing | Virtual office
Hi Miriam (and all Local SEO mozers), I read a couple of your answers where you advice people in different situations not to consider a virtual office when creating their Google Places listing and I would like to know if you would apply the same advice in my case. This is the scenario: I have a client who's in the limousine service in Orlando, he just bought the URL and registered the business with the City using a "virtual office" in Orlando. This virtual office provides him a physical address, local area phone number, 411 listing, a listing for the businesses in that building and an office to have his meetings. This is the part where it gets confusing when I read your answers and I will give you an example. You said here:

My client is going to rent one of those virtual offices, which does have a physical address, on as-needed basis. This office actually does exist. Why would Google have anything against it?
One of the reasons why he chose that location is because he is running the business from home and he does not want the clients to see it.
Another reason is the image he wants to create for his company by having a different address where he can hold meetings and such. The phone number will be either a local land-line or a local cell phone number, in any case, it will be a _local area code phone number. _
So this is where we stand: he dispatches the cars from home (he does not have a garage, the cars stay with the drivers 24 hours) but he meets his clients and business partners at the other address. There is nothing fake about it, he does have a legal business name, a local area code number and a real place where customers come to do business with. Local Search Citations
Hi Is there a checker where it will show what local citation sites a Google Places listing has? Video on Search Engine Results Page Ranking.
Hi, i have a question. I have a website of my company with Page and Domain Authority 55. PA:58 and DA:55 And now, i like to rank a video for my brand name on SERP. What to do? should i place the video on my main page, domain.com/index.php and to upload the video on the folder domain.com/video/ and than to optimize the video like images for SERP. I read articles online, about video sitemap, optimization etc.. but can you tell me the exactly steps to rank an video. What kind of video embed should i use? to upload at any vimeo,youtube, or should i upload on my hosting, what kind of coding etc.. if you have experience on video ranking, tell me the steps please. Local Search - New Business - 4 different Erroneous, Unverified Google Places Pages
My client is a new business <1 year old. Google has 4 unverified places pages for this business - all have slight errors in the business name and address. Which one should I claim? Will Google let me change the business name once I verify ownership? How will I get rid of the other listings once I claim and correct one of them? In light of these data errors and/or as a general rule do you recommend the paid submission services for UBL and Localeze (http://getlisted.org/resources/why-listing-services.aspx)?
