Setting up Analytics on a Site that Uses Frames For Some Content

I work with a real estate agent and he uses strings from another tool to populate the listings on his site.
In an attempt to be able to track traffic to both the framed pages and the non-framed pages he has two sets of analytics code on his site - one inside the frame and one for the regular part of the site.
(there's also a third that the company who hosts his site and provides all these other tools put on his site - but I don't think that's really important to this conversation).
Not only is it confusing looking at the analytics data, his bounce rate is down right unmanageable. As soon as anyone clicks on any of the listings they've bounced away.
Here's a page - all of those listings below " Here are the most recent Toronto Beaches Real Estate Listings" are part of a frame.

I'm not really sure what to do about it or how to deal with it? Anyone out there got any good advice?
And just in case you're wondering there aren't any other options - apart from spending thousands to build his own database thingie. We've thought about that (as other agents in the city have done that), but just aren't sure it's worth it. And, quite frankly he doesn't want to spend the money.

Wow, that sounds like a crazy mess. My first question would be: why does there need to be two tracking codes? To what end does it matter? What analytics are being served by having two codes instead of using one?
I would use only one tracking code and then set up a filter for looking at content outside the frames and inside the frames if that data is still relevant to what the site owner's looking for.

Two lots of Analytics - one not Universal
Hi, We have been using two lots of GA code on our website - one was the old code and we added the new GA code under a different property too. Now that the old code is redundant do I: update the old code on property 1 to the Universal version and keep running the two properties (not sure this is the one I should do) remove the old code from property 1 and don't replace it with Universal version (but what happens to historical data?) remove the new code in property 2 and update the old code to the latest Universal version (but what happens to the historical data in property 2 or doesn't it matter?) Site operator result anomaly
"Site:" search for site:http://www.mycity4kids.com/Bangalore/activity-based-approach is showing 76 results.I am using SERPS Redux to collect all the indexed pages, but when I re-checked indexed status of these pages using "site operator" google showed that these pages are not indexed. What is the possible explanation for this? Thanks

Analytics oddity
This one has me a bit puzzled... I was just conducting a bit of routine analysis on a client's site, when I noticed avg. traffic doubled on one particular day. Now, this was easy to spot, since avg daily traffic for this site is 100 per day. The site also has approximately 100 pages of content. Here is the odd part... the spike was clearly attributed to Direct traffic and from a specific network in Palo Alto. The Bounce Rate was 100% and it appears that every page on the site was visited - very briefly. Any clues as to what may have triggered this? A competitor maybe? An unkown bot? I am looking forward to your thoughts.

If a site has 301 redirect - Will the Analytics of the target site show it as a referral or as the traffic source it came from?
Lets say I have a site www.abc.com and I rederect that site to www.xyz.com. If ABC.com is still ranking for keyword X and orgnically someone searches for X and they click on the ABC.com listing - In the XYZ site analytics (which is the target site) does it show as organic or referall, direct? Why does Google Analytics think PPC traffic is organic?
I have a bastard of a problem... Google Analytics is incorrectly tracking PPC traffic as SEO which is screwing up all my reporting . I don't care for rankings, I care for actual SEO traffic and I can't be sure that what i am seeing is correct which is driving me nuts. Any ideas?
