What the best way is to find keywords for my local website

I'm wondering if there are any high keywords I might be missing out on and so I'm wondering what the best way to find keywords for my local niche and also if there's a way to find out who is currently performing best for those local keywords?

So far, you've received a lot of great suggestions for tools. I'm going to make one additional really down-to-Earth suggestion about this topic. Survey your staff (any member of your team who communicates directly with your customers) to find out exactly what words they hear/see your customers using when asking about your products and services.
This is an important task for 2 reasons:

Corporate lingo and consumer lingo are not always the same. You may call that thing a Craftmatic Adjustable Lazyboy Model 23-T4D. I may call it a recliner. Be sure you're using the customers' language, including synonyms, in your optimization, writing and marketing.

Regional language difference matter. If you sell pop but I drink soda or cola, we're missing each other.
Pull your staff findings into a keyword focus spreadsheet to expand the way you write and speak about your products. Hope this helps!

Personally, I'd suggest giving Moz's own Keyword Explorer a try.

Finding keywords is a really popular problem, as they mentioned before there are a lot of tools dedicated to this. The most popular tool is Google AdWords keyword planner. This will provide related keywords based on a list you provide and can be ranked by popularity.
A new tool I've found to be very useful is http://answerthepublic.com/ which provides results based on the most popular questions people are asking related to your industry. This can be great for blog post ideas or content for your pages.

Be sure not to click on the competitor ads, as you probably already know it's against the terms of service.

try google search console keywords - copy the keywords from search console and feed it into google adwords - keyword planner to get more ideas.

There are a number of Keyword tools you can use for this such as Google Keyword Planner, Uber Suggest, Google Trends, etc... I also use SeoStack Keyword Tool which is a free Google App to generate lists of keywords for particular topics or verticals. Hope it helps!

Do any Local Rank Trackers Report This Way?
I'm having trouble finding a local rank tracking service with useful reporting. I've tried several and for the money, have gravitated toward's Whitespark's service as for $25/month I can track unlimited locations. But their report is indicative of what I've seen time and time again in my 18-year experience as a Software Developer and Internet Marketer. Whomever is making the design decisions isn't a Seasoned (Local) SEO, and/or probably hasn't done their homework well enough by talking to seasoned SEOs. Their Summary Report looks like this (see attachement). When I'm doing Local SEO I'm looking at a lot of reporting data but among that, probably the most important is: How many of the listings moved up into position #1-3 on Local Finder which is also usually the Local 3-Pack (sometimes a 2-pack explaining the discrepancy in the first two rows between the number in the #1-3 column.) I also want to know how many listing moved UP into the #4-10. And vice versa, what fell out of #1-3 and #4-10. The problem with the format of this report, if a listing falls from #2 to #5, it will be a decrease in #1-3 and an INCREASE for #4-10. This would give me the false impression that a listing that was below #10 came into the #4-10 when in actuality the increase in #4-10 was because of a decrease in #1-3!! One situation is positive the other is negative. What I want to know is how many listings (totals without getting out the calculator): moved up into #1-3 (White Spark does this via the Increase column in the Local 3-Pack row) moved up into #4-10 moved down out of #1-3 to #4-10 moved down out of #1-3 to below #10 moved down out of #4-10 to below #10. Does anyone know of local tracking services that give you this kind of data in this way? XQppQKs.jpg

How to rank local keywords?
Hi guys, I have been enjoying here to be a part of the community. A simple question: I have some local low volume keywords and want to rank on 1 with all. I have set up pages according to the keywords such as "california plumbers" and page is /california-plumbers.html To rank these types of keywords I am doing local listing and adding these particular page instead of "home page". Am I doing right? Would classifieds and local listings are suffice to get these keywords on 1 spot of Google? What else can I do? Can you suggest me some queries to find "deep local directories or classified or other stuff whereby I can target my pages? Thank you in advance for ideas.

Should apartment management companies have a separate website for each of their properties?
I work for a company that owns and manages apartments. I would like to know which of the two website design decisions are better from an SEO perspective: One single website that contains pages for all of our apartments. (Example: http://www.equityapartments.com) Separate websites for each apartment and one main corporate website allows users to search through our apartments. (Example: https://www.greystar.com) I have spoken to three marketing companies have all recommended option 2. The best reason I have heard is because then the separate apartments are all more likely to rank. They say Google doesn't want to rank multiple pages of the same website.But Google would still know that I have an administrative relationship between the sites. Local Business Registered at not a real Address
Hi, I am working on local SEO for a client of mine and was interested to hear what will be recommended in this case: My client registered his business in a NYC address, for his own business needs. Can I use this address as a second location for the business? There is a secretary taking care of ALL the businesses listed there, but is not a location that services customers. We don't service customers on site at any location because it's a pickup business to begin with, but we do have a fully functional office in NJ Please don't dismiss this right away, it was registered in NYC and not in NJ and all our information on the web cites this address over our NJ one (obviously i'm working on promoting our NJ one, but that's nowhere to be found on the web).

Do canonical links effect local search rankings?
Hello, I have just been doing some reading about canonical links. Part of my role at my family business is to look after all of the SEO and digital marketing for our business. I've been really pleased with the results i've managed to get as we currently rank in the top 3 in the organic search for all of the keywords we've been trying for. My question is though, The Moz scan of my site came back and said we have some duplicate content. Although i've written every page completely from scratch I am sort of saying the same thing. We cover a few different areas for our business and we are in the service industry and i've always thought it was better to have a page dedicated to an area. We are a removals company and I would always type in for example 'Removal companies in London' I wouldn't just type in Removal Companies. It is very location specific which we've found out by asking our customers what they have/would type in. Because of this, I was thinking perhaps this duplicate content is harming our sites SEO so I wondering, if i implemented a canonical link from all of my local area pages to my main House Removals page to say that there is where the content originated.Would it negatively affect the current ranking of my local pages (as it's pretty good) or would it actually increase the strength of our SEO and improve it? Multi-Location Listing Best Practices for Home Office, In-the-Field Positions, and Business Centers
Hi fellow Mozzers! Our marketing agency (based near SF) has partnered with 3 individuals in NYC, LA, and Seattle. I would like reflect our expansion on our site and local listings, but want to make sure we're on the up and up, since it's not a traditional brick-and-mortar expansion. Many people have used similar tactics in a black-hat way, so just want to make sure we don't get grouped in there. Is pursuing local listings in advisable in this case? In the Field/Home Offices - What is the best practice for listing a location in the field with home office - but no official B&M office? Business Centers - How does Google treat business centers where we have a part-time presence? (We legitimately use, can receive mail/phone calls, have an office share allocation, and host meetings in their boardroom.) Local Numbers and Addresses - Will a local phone number forwarding to our main HQ work? We'd prefer to filter all of our calls through our HQ since we have the infrastructure there. Other Considerations - Other than setting up our address and phone numbers on our site and major listings, is there anything else that should be top priority or concern? Thanks for your help here!
