Header Tags

Ok so I am writing different pages and the first heading is an H3 just because I wanted to it be a certain size. Then as you see the content, I have an H1 tag.
Example page: http://www.oxfordmshomes.net/condos/acadia-court-Oxford-MS
you can see that "Acadia First" is the first thing you see on the page and it uses an H3 element.
Long story short, my hierarchy is wrong. Does this have any negative effect on my SEO efforts?

Order of heading tags is important... use CSS to control size & tags other than headings!
Think of a HTML doc as you would any other academic document..
Animals
Cats
Red Cats
Pink Cats
Dogs
Round Dogs
Square Dogs
..you get the idea

You have links in your menu, that is enough.
as for you hierarchy, you should be ok, as a H1 is what it is, but if you don’t use a h1 SE will look for the first emphasized tag to use as a heading so its not conclusive.
Try using html5 to mark out your page.
I would use the hgroup and article tags.<hgroup class="title">

It is not sure if SE's are up to date on html5 yet, but they will do so,
make sure on the page specific content is in the article tag

ah yes. I did this because I wrote a page for every subdivision in my town. I don't really know a better way to do it. Any help would be greatly appreciated. I thought that It was always good to have a link to a page and not have the page just floating on the site with no links. Any help is greatly appreciated.

I'm not sure what you mean by link tags commented out? Do you just mean regarding under my subdivision tabs? Thanks Egol

The short answer... I don't know for sure.
Clarified answer... At the present time I do not believe that there is a huge difference in how Google and other search engines treats H1, H2 and H3. However, just to have things straight... I would make that
Acadia Court an H1. You can change the appearance using css.
You didn't ask but when I looked at the code of your page I was shocked to see so many link tags commented out. I would be getting rid of those if this was my site.

Removing a site from Google index with no index met tags
Hi there! I wanted to remove a duplicated site from the google index. I've read that you can do this by removing the URL from Google Search console and, although I can't find it in Google Search console, Google keeps on showing the site on SERPs. So I wanted to add a "no index" meta tag to the code of the site however I've only found out how to do this for individual pages, can you do the same for a entire site? How can I do it? Meta tags in Single Page Apps
Since the deprecation of the AJAX Crawling Scheme back last October I am curious as to when Googlebot actually reads meta tag information from a page. We have a website at whichledlight.com that is implemented using emberjs. Part of the site is our results pages (i.e. gu10-led-bulbs). This page updates the meta and link tags in the head of the document for things like canonicalisation and robots, but can only do so after the page finishes loading and the JavaScript has been run.When the AJAX crawling scheme was still in place we were able to prerender these pages (including the modified meta and link tags) and serve these to Googlebot. Now Googlebot no longer uses these prerendered snapshots and instead is sophisticated enough load and run our site.So the question I have is does Googlebot read the meta and links tags downloaded from the original response or does it wait until the page finishes rendering before reading them (including any modifications that have been performed on them)

Should I noindex my blog's tag, category, and author pages
Hi there, Is it a good idea to no index tag, category, and author pages on blogs? The tag pages sometimes have duplicate content. And the category and author pages aren't really optimized for any search term. Just curious what others think. Thanks!

Duplicate title tags being caused by upper case and lower case version of urls'
Hi GWT is reporting lots of duplicate titles for a clients new site. Mainly these are due to 2x different versions of the url, one with words starting with an upper case character and the other all lower case. Clients dev saying this has something to do with windows server and is ok! Is this correct or should i be telling them to delete and then 301 redirect all upper case versions to the lower case (since lower case better practice) and that will deal with the reported dupe titles ? Question on noscript tags and indexing
If I have a <noscript>tag on every page of my website with the same sentence over and over saying something to the effect of "Sorry our site uses Javascript, please enable javascript for the full site experience.", Webmaster Tools will tell me that one of the most common words on my site is "Javascript".</p> <p>Is this something to be concerned about from an SEO perspective? My site is obviously not about Javascript and I don't want to dilute my page's topic or authority by repeating words that are not relevant to the topic of my site.</p> <p>Thanks!</p></noscript>

Implementing Cannonical & Alternate tags on a large website
Hi There, Our brochureware website consists of a Desktop site (www.oursite.com)and a Mobile website (m.oursite.com). I know I need to implement the alternate tags on the desktop pages and the cannonical tags on the mobile versions. However we have a huge site is there any dynamic way through javascript to have the code be generated or is it something that should be done manually page by page? Using a div for an anchor I get but adding a title tag to the div? I never seen that before. Title tags on anchors, yes, using images in divs as background and then adding a title??? Does anyone have any experience with a code like this and if you do how does this impact rankings? Does it impact rankings at all and does anybody know of any correlation between the two? Tags and Duplicate Content
Just wondering - for a lot of our sites we use tags as a way of re-grouping articles / news / blogs so all of the info on say 'government grants' can be found on one page. These /tag pages often come up with duplicate content errors, is it a big issue, how can we minimnise that?
