Local Offices Optimization

One of my client has offices in 11 different cities and we have a page on the website for each office.
I have optimized each page as well as I could for each city. Every on-page aspect I nailed and I even added a unique 100-150 words text and 3 pictures of the offices to each page to make sure Google wouldn't penalize me for having nearly identical pages.

However, even after doing all that, I can't seem to get as many #1 rankings as I think I should. I get outranked by websites not optimizing their page properly...
Is it because of inbound links metrics?
How do you build links to each office page without spamming?
Any advice?

Since it's a pretty competitive market I think I will have to build links directly to the office pages.
The problem is that directories often don't allow deep linking. I will have to work hard to find the ones that will allow it.

I was in a similar situation where I created unique pages for multiple cities in our service area. The pages are linked from my home page in the footer. At first, the city pages did not do well in google. I recently have started to obtain high-quality links to my homepage and have seen the city pages increase in ranking.
While it still is good to build links to each "office" page, building links to your homepage will give enough juice to your other pages for them to rank well.
More competitive areas may need to have links built directly to the office page. You can try doing this with local directories - for each directory listing use the office page as the URL for that listing.

I Googled "Bankruptcy Trustee in Lachine" and "Bankruptcy in Lachine"
My location is in Miami, Fl - USA. On the 1st term you were 2nd after the yellow pages. On the 2nd term you were 4th after yellowpages and findlaw (then local).

Massive local + national disconnect in rankings (local deindexed)
I asked the question originally on webmaster central. I tried RickRoll's solutions (but it doesn't seem to have solved the issue). Problem below: I've been noticing for some time that certain pages of our site (https://www.renthop.com/boston-ma/apartments-for-rent) have been deindexed locally (or very low ranked), but indexed nationally (well ranked). In fact, it seems that the actual page isn't ranking (but the blog https://www.renthop.com/blog is). This huge mismatch between national vs local rankings seem to only happen for Boston & Chicago. Other parts of the country seem unaffected (and the national & local rankings are very similar). A bit of a background (and my personal theory as to what's happening). We use to have subdomains: boston.renthop.com & chicago.renthop.com for the site. These subdomains stopped working, though, as we moved the site to the directory format (https://www.renthop.com/boston-ma/apartments-for-rent). These subdomain URLs were inactive / broken for roughly 4 months. After the 4 months, we did a 301 from the subdomain to the main page (because these subdomains had inbound external links). However, this seems to have caused the directory pages to exhibit the national/local mismatch effect instead of helping. Is there anything I'm doing wrong? I'm not sure if the mismatch is natural, if the pages are getting algo penalized on a local level (I'm negative SEOing myself), or if it's stuck in some weird state because of what happened with bad sub-domain move). Some things I've tried: I've created webmaster console (verified) accounts for both the subdomains. I've asked Google to crawl those links. I've done a 1-1 mapping between individual page on the old site vs the new directory format I've tried both doing a 301, 302 and meta-refresh redirect from the subdomains to the directory pages. I've made sure the robots.txt on the subdomain is working properly I've made sure that the robots.txt on the directory pages are working properly. See below for a screenshot of the mismatch & deindexing in local search results (this is using SERPS - but can be replicated with any location changer). Note the difference between the ranking (and the page) when the search is done nationally vs in the actual location (Boston, MA). I'd really appreciate any help.. Is Building a Local Directory of Businesses on a Subdomain Good SEO?
Hello Fellow Moz'ers: I own a small digital shop in a major US city. We had a marketing idea which I'd like some input on the soundness of. We are creating a professional services directory of 'digital professional services providers' in our hometown. The directory's membership will only be open to firms located within our city limits. The directory will be curated and maintained, ongoing, by us. Our motivation is 75% selfish and 25% benevolent. The idea is that, by building the directory on our subdomain, we hopefully will collect links, which ultimately will enhance search visibility. But I'm concerned about the devaluation directories have incurred in recent years and I've even seen advice given to the effect that listings in some directories might be harmful to a site's link profile. It is not our intention to harm those who might list in our directory. Any thoughts on this matter would be greatly appreciated!

We are switching our CMS local pages from a subdomain approach to a subfolder approach. What's the best way to handle this? Should we redirect every local subdomain page to its new subfolder page?
We are looking to create a new subfolder approach within our website versus our current subdomain approach. How should we go about handling this politely as to not lose everything we've worked on up to this point using the subdomain approach? Yext in MOZ local in Conjuction
Can you use yext and moz local in conjunction with out having to worry about duplicate listings. I know yext let you opt out of listings. So my questions is will my website be hurt if i do both?

After reading of Google's so called "over-optimization" penalty, is there a penalty for changing title tags too frequently?
In other words, does title tag change frequency hurt SEO ? After changing my title tags, I have noticed a steep decline in impressions, but an increase in CTR and rankings. I'd like to once again change the title tags to try and regain impressions. Is there any penalty for changing title tags too often? From SEO forums online, there seems to be a bit of confusion on this subject...

What is Considered Over-Optimization?
Apart from keyword stuffing, what is considered by Google as over-optimization? For instance, if I link from a subdomain to a page on my main domain with a keyword-rich anchor text, does it qualify as over-optimization?

Has anyone else seen a Google Plus Local listing displace a regular search listing?
I have a particular site that I have been working on for about eight months and had the site on Page 1 of Google search results for eight keywords (they are fairly small local-based keywords, so I'm really not trying to boast). Perhaps six weeks ago for two of the keywords we popped into the #2 position for Google Plus Local results. When this happened the site completely disappeared from the regular search results. A couple weeks later, the Google Plus Local listing was gone, and the site was back on Page 1 in the regular listings. This has gone back and forth several times, with either a very high Local result or a very high regular search result, but only one at a time. I suppose it would make sense for the same site to only be able to have one position on the front page at any given time, but my searches for info on this have been entirely fruitless. Has anyone else seen anything like this or have any thoughts? Cheers.
