Local Business Registered at not a real Address

Hi,
I am working on local SEO for a client of mine and was interested to hear what will be recommended in this case:
My client registered his business in a NYC address, for his own business needs. Can I use this address as a second location for the business? There is a secretary taking care of ALL the businesses listed there, but is not a location that services customers. We don't service customers on site at any location because it's a pickup business to begin with, but we do have a fully functional office in NJ
Please don't dismiss this right away, it was registered in NYC and not in NJ and all our information on the web cites this address over our NJ one (obviously i'm working on promoting our NJ one, but that's nowhere to be found on the web).

When a business is a service area business (like a plumber, locksmith, electrician, housekeeping service, etc.) it's totally fine to build content on the website about the cities they serve, even if they aren't physically located there. It's a best practice for these types of business models to have a page on their site for each major service city. Requirements are that each page be totally unique and of high quality. The thing you want to research here is landing page content. Here's an article of mine from 2014 on this. Some of the terms are outdated due to Google changes, but the basic ideas are the same:

This is a start, but it would be a great idea to research this topic further for other ideas about the types of content you might create. However, unless the business has postal queries, including the mailing addresses on the pages will not help and might just be confusing. Hope this helps!

What about the website itself, should I not be mentioning the NYC location at all? For example, right now it's on the contact page with a large Google map.

Yes, that's pretty much what I was concerned about. Unless that's an office that's staffed during normal business hours, then having a GMB page for it would be a violation of Google's guidelines. It would be important to show those guidelines to the client and explain to them that Google not only has the ability to read signs on the fronts of buildings, but will likely remove the listing should they realize its just a postal address. Not only this, but the takedown of the NY listing could also negatively impact the NJ listing.
So, the very best thing you can do for this client is likely to be totally honest with him, show him the guidelines and explain that he is risking the good name of his company (in Google's eyes) by attempting to appear to be physically located in a place that he isn't. Most business owners care way too much about the future of their companies to do something like this, once they have the proper education. That's where we come in, to help clients make sound decisions based on our own education.
There are appropriate ways to market a business in locations where you don't have a physical office - ways that have no risk attached to them and that have been endorsed by Google - but having a GMB page for a mailing address isn't one them. I'm not even sure myself, but when I search for that address, it shows a UPS store and a few other businesses registered on that address (different room numbers). I'm assuming its a mail location. My client did mention to me some sort of secretarial services, but I would have to clarify how in depth those services really are.

Thanks so much for your comprehensive response. The NYC location is the one that my client describes as his headquarters, but in reality there is no one there to service his customers. Even though he has a physical location in NJ there are no customers that ever come down to that fully staffed NJ office. All customers are serviced by phone and because it's a pick up service - their location anyhow, so it's definitely not misleading customers.
That being said, it sounds like I've got the answer. But really my question is more that his business has already been registered and promoted as a NYC location. I think my client feels it sounds more prominent and official to have a business office in Manhattan (pretty understandable). So far, Google has been acknowledging that location too. I only signed up on Moz Local for one location but would expand it to this NYC office if you feel it would be best.
To summarize my question:
Do you feel it is important to remove this location from our website and Google My Business and all web documentation and replace with just our physical NJ address? Or should we just keep it as two locations because so much is set up for this NYC location and build more citations for it?

Hi Rachel,
The best authority on confusing situations like this is always Google's own guidelines (https://support.google.com/business/answer/3038177?hl=en) and then the business owner's best judgment as to where his/her business falls within the guidelines. It sounds to me like you are describing either a real office in NYC, or may possibly be describing something like a Regus office or some sort of shared phone answering service (in which an operator is answering calls for various businesses). I'm not 100% clear on which of these things describes the NYC location. Google doesn't care if a business doesn't see customers at an office (think of plumbers, electricians, etc.) but they do care if a business misrepresents a location as being dedicated to a business when, in fact, it's something like a shared/virtual space not actually dedicated to the business.
Would you be able to provide more detail on this, or do the guidelines answer your question as-is? I'm glad you've started this thread. It's an important topic.

Google Business Listing Verification for Unmarked Facilities
We have been trying for over a year to get Google My Business listing verification on our facilities, which are separate from our company HQ. We have 31 facilities around the world that do not have business signs on them. We have tried sending postcards and are told that no one is receiving them. The folks who receive the mail are guards and it's tricky to ensure they field them. This has been an ongoing challenge as Google says that the alternate method requires a business sign located next to the building number, which we don't have. What do you recommend we do to get listed in GMB?

Local SEO penalty?
Hi Moz Community We are in a unique position. We just launched a new site for a client. The site was doing fine before but it wasn't very user friendly. We created a site with almost identical architecture and content as the last one, just new design and layout. Within 5 days, the site dropped off of LOCAL search almost completely, it now ranks on the 9th page in Austin Texas. (reliantplumbingdotcom). Every other location (Dallas, LA, Philadelphia, Houston) all show the site on the first page for relevant keywords (Austin Plumbers, Austin Plumber) I have no idea what to think about this and don't know if we're being penalized somehow (checked GSC and no manual penalty) I have never experienced a site being blacklisted locally but well ranked everywhere else. Thoughts?

Local Pack Ads v. Organic Business Listings
Hey everyone, So I'm noticing lately that Google is showing ads via AdWords for my locations in the local pack. I am fine with that, but unfortunately it is now driving me a little bit insane wondering how much Google really cares about NAP, distance from centroid and or user, links to domain, completed business profile and so on. They will pull an ad into the top of the local pack for my location, yet, my actual organic business listing in some cases will not even show up until I hit the second page of business results. I get that it's Adwords, it's pay-to-play, but from most accounts, the differences in ranking for traditional listings results compared to business results on both desktop and mobile are pretty different. For example, by doing my traditional SEO best practices, I can rank high in traditional listing results even when my business does not show in the local listings. I have done this time and time again. I am able to accept that since we have 100 locations in the US and our lists were an absolute mess before I got here, that some of our NAP across multiple directories and listing sites are not exactly up to snuff which I have been working on. So I guess the thing is, if my location in Google's eyes is not good enough to be shown organically for the user even at the bottom of page of one of business results, why is it good enough to show an ad for my business location for that query as the absolute first result? Again, I know its Ad Words which basically allows you to cut in line like that special pass you can buy at a roller coaster park, but still. Isn't their goal to provide the best possible experience for their user? If they feel something is worth holding back my organic listing from the user, why is it fine with them to show the user that same location with the top possible local pack spot in an ad? I guess this is more of a rant than anything but I wanted to know if anyone else is dealing with this or anyone has any info they have found that could help shed light on this? It kind of just kicked everything I thought about trust, authority, links in order to rank in the local pack organically out the window. Thanks! -Ben

Local SEO Tasks When Closing One Branch of Multilocation Business
I would appreciate the opinions of my fellow SEOs on this one. I haven’t seen any other threads on this exact subject and others that touch on it are somewhat older so I am hoping this also proves to be a good resource for others going forward. I have an existing client that I did local SEO for about a year ago. They are a propane service provider and they had multiple locations. So we did local SEO for the company primarily by updating NAPs and creating more individual content for each of the branches such as specific landing page for each branch on their website and individual listings in citations for each branch. Now they have sold one of the branches to a competitor and they need to remove all listings for it. I am trying to develop a comprehensive list of actions to take and I would appreciate any feedback on the best way to go about accomplishing this task. Here is what I have so far: Remove all mention of sold branch on client website, including specific landing page Delete any branch-specific social media accounts Some specific areas I have questions about are: What do I do with Google My Business listings for the sold branch? Do I try to delete/unregister/close them? Or should I just leave them be with an updated link to our website homepage? Should I even bother contacting the main NAP listing sites to remove the old listing or just leave it to fall off on its own? Thank you again for all your help!

A question for a real citation building PRO (I am totally lost on this one) Thank you for ANY help!
Quick Q for your (local) SEO gurus. I have a client who has bought a number of local companies. (advertising, printing, graphic design, vehicle wraps) to compliment his screen printing, embroidery, etc business. ALL of these companies run out of the SAME address. What makes it even harder is he wants to continue operating them as separate companies. Fortunately, he is OK with using different phone numbers for each business but on the website (we are building for him) ALL the companies are represented like it is all one big happy company. How the H@#$ do I build citations for this business! 🙂 ??? THANK YOU FOR ANY SUGGESTIONS!! If I use the one 'parent' company building citations is a challenge bcs they do so MANY things in one location. If I try and build citations for 5 companies w the same address - that can't be a good idea either. If the plan is to eventually fold all these companies into the one parent company *(waiting to hear back on that) I would think the BEST advice would be to use the ONE phone number and address and just shoot for a general 'marketing' category. Two businesses - using separate suite numbers
I have a client that has an office in a particular suite (Suite 101) at a local address. They rent the space so they cannot just add another suite number. They are going to have two websites for two different businesses run from the same location. They will have separate local phone numbers for each business. Is it too much of a stretch for them to show one as "Suite 101-A" and the other as "Suite 101-B" for their local pages? One of the businesses is very new with few citations at this point. The other has not started up yet, so we have better control of the citations that will be created. I've seen similar questions posted, but not one that addresses this specific issue. Business from UK Showing up in Canada local search, how can I report it?
Hello Everyone, So we have a problem. There is another business with the same name as ours showing up on Google Local/ Google maps when I type in our business name in Google. Our name is Brighton College, and the other business is Brighton College, however they are from the UK. They are showing up on the right hand side with their wikipedia page and on Google Maps and we aren't, but I'm searching in Canada on Google.ca across the street from our college. Any idea on how to fix this? Thank you!

Google Places for Business Image URL Suggestions
Hi All, Currently am grandfathered on the old Bulk Upload version of Google Places for Business. I am being told that the ability to upload images using their upload tool will not be available any longer. Therefore, I am being forced to house the images for each of my 900+ locations on an outside server and then reference the web url location for each image for each location. I can handle creating the spreadsheet for this, but my question is, does anyone know of a good place to store images in folders that will create clean urls? Example, I have location 1. I have a folder on my hard drive called location 1 that has 10 unique image .jpg files in that folder. I want to be able to upload that folder to an image host/server and have the url come out something like, www.example.com/pics/location1/image1.jpg I have tried multiple online storage options so far, such as dropbox, shutterfly, and some one offs, but have not found anything that can do what I need. I don't have the ability to buy a new hosting account with FTP to create my own image storage library, so must be a free solution. Greatly appreciate any help anyone can offer
