Why would a newly created site, have ranked ahead of our site for keyword that we are optimized for?

This newly created site has a DA of 1 and PA of 1, no backlinks, no optimized urls, the keyword they ranked better than us on was listed a total of 6 times on the homepage.
Our PA is 29 and DA is 18 for the page that ranks for this keyword.
They really copied a few elements of our site but made sure to change a few things, but also list at the bottom of their site 5 keywords that are crucial to our niche industry but they're all linking to the same page.
Any ideas?
It's an SEO guy running the site, we've watched them toy with adwords trying to be number 1, but not liking the price, so they are here and there with it.
Mainly I don't see why they'd rank better for this keyword, we our site have prolly 500% more content that's both of quality and relevance to our customers, in the form of Pdfs, infographics, help sections, and video.
Very baffled here, any advice would rock!

I love wild guesses, let's go:
1. Site speed
2. Usibility ( to the end user)
3. Crawlibility - is your code making it difficult for Google to crawl and index properly?
4. Do they have every single on page factor on their pages? Review their code, find what they are doing that you are not
5. Did they use Blackhat to obtain the domain? Could it have already been a high ranking domain
6. Are you blocking anything important in your robots.txt file
7. is your sitemap referenced in the robots.txt, is it accurate?
8. Do you have deep links to an app? Is your site responsive, is it mobile friendly.
Basically, you have to find what they are doing that you are not- and what they aren't doing ( there is always something).

It's not unheard of for new sites to appear pretty high in the SERPs when first indexed, and then drop off within a couple days/weeks.
It's also very possible that their PA & DA aren't really 1, and that the site is simply too new to be in our index yet.

I know there isn't much info to go on, without disclosing who it is, kinda hard to do so.
Gave as much info as I could, I'll check the things you mentioned, it's at least something more than I have been doing.

Maybe your site is penalized and his isn't.
Maybe your title tag has misspellings.
Maybe your title tag is sleepy but he has "free beer"... and everybody clicks it.
Maybe he has a ton of redirected links to his page and they don't show yet in the link assessment tool that you are using.
They copied your site and changed a few things... the few right things.
This isn't advice as you requested. Advice is not possible with so little information. So I tossed out some wild guesses.

2 sites with low DA and PA and unoptimised <title>outranking everyone for competitive search term - How ?</title>

Why is our website ranked lower but beats most competitors in full SERP report?
We are analysing why our website ranks so low (currently position 8 in serp). We beat our competitors in most areas. Also we produce by far the most useful content. Do not buy links or do any other malpractice. We have been for a long time ranked in top 3 (well mostly 1-2) positions. In the last year we have seen a decline to position 8-10 and we are not sure why this is the case. Can anyone suggest what we should be focusing on? We are clueless. Can deceptive ads help sites to rank? Pogosticking effect involved...

I have a question for you. I have noticed that many music sites that appear in the first top results for keywords our users search for, include all the same ads that deceive people by inviting them to "Download" or get the "Full Album" of what people may be search for. Look at the following websites that are often displayed at the first spots for keywords like "Christmas Sheet Music" (just an example): [....] They all have, most of the times, the same ads. http://www.virtualsheetmusic.com/storage/google/Shot2.jpg Those deceptive ads could engage users more than legitimate websites not showing those ads or not showing ads at all, making Google think that people are more engaged on those website showing those deceptive ads. If it is quality that Google is looking for, shouldn't they do something to avoid having sites ranking well just because of some deceptive ads that take users into action, but without any useful result? Ranking for Competitive Keywords vs. Less Competitive Keyword Variations
I'm curious about situations where a website ranks very well for query variations, but doesn't rank for the query itself (or the reverse of that). For Redfin (where I work), here is the situation with regard to keyword rankings on Google (searched today from USA, incognito)... real estate search - #4 real estate online - #4 real estate site - #5 find real estate - #9 get real estate - #16 real estate - #163 It stands to reason that a site ranking well for a competitive query should also rank well for less competitive query variations - especially query variations that are non-limiting and do not demand a custom landing page (for example, I would consider 'board games' to dramatically limit the query 'games' and be best targeted with a targeted page...not so with 'real estate site' and 'real estate'). So, my question is, what are some theories regarding situations like this? Why do some sites rank so well for competitive queries but not for non-limiting query variations? Why aren't the sites that are crushing us for 'real estate' also crushing us for 'real estate' variations (to be clear...the top sites are crushing us for both)? Is it anchor text? Is it social signals? Is it offline signals, co-occurrence, or citations? What about internal linking and site structure? I realize it's likely a mix of all this, but I'm hoping we can drum up some new ideas here. FYI, on Bing we also rank very well for 'real estate' variations, but leap up to 31st for 'real estate'. Thoughts?

What To Focus On SEO / Link Building for this campaign to rank again..
Hi All; I recently joined Moz and I am really starting to learn a lot here. I am still finding it difficult to figure out what to focus on the most to improve my rankings (although I do have some page 1 ranks) I have one strong competitor who has a SOLID spot in the top 5 of google for the past few years for the keyword I would like to be ranked for again. (as they have always been a competitor of mine either 1 spot above or 1 spot below). then i fell off google in January and finally made it back to page 1. But their links are thousands higher than mine. What parts of my SEO Link Building should I focus on the MOST to improve my ranking to move up a few spots? Followed links vs No Followed Links Followed Linking Root Domains vs NoFollowed Linking Root Domain Any help would so greatly be appreciated; also please explain why you would focus on that part of my campaign so I can better understand as well. Rankings & Linking Root Domains
How are the Linking Root Domains under Keyword Rankings being found? We've noticed for many of our key terms that big brands like Amazon, eBay, Home Depot, etc. only list 1 linking root domain, while much smaller competitors in our industry have hundreds. Clearly big brands are going to get more links than a company most people haven't heard of and the idea that these companies only have 1 linking root domain to a specific subcategory on their site is not believable. What's going on here?

Looking for a recommendation for a site ranking comparison tool.
Hi, It seems that SEOMOZ provides only link ranking comparison with competators. I'm not conviced that this is valuable for my purposes as the comeption often has few links tool, probably the nature of the business.. First, is it worth trying to compare keyword ranking with competators? I think it is, but I'm not that experienced with SEO, especially with Wordpress/Buddpress sites. Second, any recommenations for a tool that will make this easier? Larry
