LOCAL (city of 500k) Keyword Research - am I just wasting my time?

I have tried numerous tools, my team of freelancers, (fiver I admit) and a couple people from Upwork and still not getting a GOOD response to - How much search volume is there for "home builders" JUST in WIchita, KS (for example) I get local results like that are challenging because a lot of them show no search volume.
Am I missing something? Can recommend a resource? I would be really grateful!
I am trying to figure out a nice long (ideally) list of keywords for 'plumbers, wichita ks', 'dentist, wichita ks' - Local service businesses and everything I try shows next to nothing.

Nice discussion going on here. To be honest, I am still unaware of any tool that does a very good job with local-specific kw info. I have never really trusted Google's numbers on this, so my rule of thumb remains to do keyword research without geomodifiers and then simply add the geomodifiers into your kw list for optimization purposes.
The one proviso here is when you are dealing with a product/service that is called totally different things in different regions (pop vs. soda vs. cola). There are many, many examples of this and it is going to require regional research (interview the business owner and staff to define local terminology) to get the terms right.

The tool Rob suggested above is great for general research for Competition analysis but if you are trying to do full out long tail Keyword Research for specific locations then my advice would be to use Google Adwords Keyword Planner.
The issue with Kwfinder is that you cannot select your City so you can only research keywords like "Keyword City". If you are trying to run a full Keyword Research locally then Kwfinder is not going to help you find every Keyword in that Locality. Simply because you can only select the Location as a country, not City.
I have attached a couple of example screenshots, I would run a few Keyword variations on Adwords Keyword planner, export the Keyword to excel, merge the different outputs you received from your different searches. Remove duplicates and then manually eliminate any Keywords you don't want to use.
Keyword tools are great but for Local you need to be able to pin point your City for the most accurate results.
You can also select service areas if your City is too small so you can target a larger service area and find more search volume that way.

Nope, you're not wasting your time here. I have a great tool I use for KW research for Local clients and I quickly ran your example terms through it and came back with several thousand combined searches just in the Wichita area. I have a basic excel spreadsheet with the terms for wichita plumbers if you want - feel free to PM me and I will send it over.
The tool is called Keyword Finder:
and I've found it to be very powerful. Not a free tool, but it gives you competition ratings for websites targeting the same terms as well as the search volume and rough CPC estimates if you are going the PPC route. Also lets you save lists for future reference so you don't have to conduct numerous keyword searches. Pretty handy. Also works for multiple countries and languages if you want.
Hope this helps with your search - I guarantee it will be less frustrating to conduct local kw research with it.
There's also the Keyword Planner through Google Adwords, but I assume you have already used it and found it to be a bit unwieldy on the local front.

Disconnect MOZ Local and Google My Business
I've had problems with one of our eight branch locations when I connected GMB to Moz Local about a year ago. The location was suspended for being a duplicate. I would like to sever the connection so I could keep Moz Local live but at least temporarily delete the suspended Google My Business. How do I rank for a different business categories on google local?
Hello, How do I appear on the local listings for google in different categories or services that I offer? For instance, we're a physical therapy clinic by trade but we specialize in orthopedics, sports medicine, and lower back pain. Thus, how do I rank on google local for these types of services? Currently, we rank for physical therapy but we also miss out on a big part of our business by not ranking for these listings on local. Any help or suggestions would be greatly appreciated. Should I claim a non-local Google business listing?
If I have a business which is non-local, but has one location and is showing up with the address and directions already in the knowledge panel, should I claim the business? Eg: the company manufactures a single product and ships directly to customers all over the world. On the one hand, of course it seems I should claim it and get more control. On the other hand, part of that process is setting a service area and I worry that by doing so I may be making the company seem less relevant outside the service area in Google's eyes.

Why does Google only display a 3 pack of local business results for some terms?
We have seen a pattern in the Google UK SERPS where only three local listings are triggered for a query although they have a more local results to show but chose to only show three: Anyone else seen this? Anyone know why? Is there a magic number for them to trigger a six pack, does the data set they pull from need to be larger for them to trigger more local listings. Local Citation with multiple offices
We have 5 different offices and each has its own google+ page and yell page. At first they were ranking poorly and the wrong offices were coming up for searches in that town so we change the name to :

BusinessName (Location2) Etc. those listing all starting to rank top for searches in Location1 and Location2. We have now been told that it is bad for our overall SEO to have the business name appearing differently in different listings and this led me to look at Moz Local. My question is should I remove the (Location1) from the Google+ business listing so that all our offices have the same name (but obviously different addresses) even though it appears to have a negative impact on rankings? Local search result not showing
Hi Mozzers, I'm not a huge expert on local SEO.. the thing is when searching for our brand + city. or brand name specific or anything we do not get the map on the right with our contact info and such.

To be sure this is what we've done. We have a google+ page + verified content (for more than 4 months now) We have images, opening times, email, url's and such filled in (for 4 months now) We are on several local sites with our address, and such We do have some old listings here and there where we have old addresses but its just a few and we are on it to update / deleting them We have Microdata on our site with our address, lat lang and such. All address data on social, and few other pages are super in sync with each other. We are located in the Netherlands so a lot of info on this site we cannot use, becuase they don't accept us for example. We want to target both Dutch countries .NL & .BE (Belgium & Netherlands).

Should we go for the 2 ccTLD's using rel-alternate, or go for one TLD, .EU or similar? We currently have an SEO project going on where DNS.be & DNS.nl are equally important. Currently we are using the rel-alternate meta data. The .be website is doing fantastic, the .nl one seems stagnant and not really getting to target. For a similar project, we are now wondering whether we should go for the same approach, or just pick one TLD (.EU or similar). Note: we cannot create content that is regionally specific, since the content is just what it is and cannot be altered.0 -
