Existing links on domain with previous history - keep or disavow?

Our client has bought a domain with a history for a different type of venue in another location. Inbound links exist related to this prevous venue - should we disavow these?

IF the old backlinks to the recently bought domain come from a different topic and you recognize that them are not related in any way: Yes, you shoud disavow them.

Hello, What is your latest link building techniques considering manual link building is basically dead, and you should really build good content to drive results. Link building has really become less important. It seems to be much more 10X content now. Buy domain, redirect, get all the good links (+link juice) and disavow the spammy ones?
There is a domain for sale that has a quite nice profile and a lot of good backlinks, but also quite a few spammy ones. This domain has a Spam Score of 14% acc. to Moz Link explorer, ours has only 2%. My questions: 1. The domain and the good backlinks are related to or close to our content/keywords. But we are worried whether the "spammy" ones will hurt us. Does anyone has experience with this? 2. Would it help if we disavow the spammy backlinks afterwards? And if so, how do we do that? Add new domain to search console, disavow the bad links and then redirect the entire domain to our domain or redirect the domain first and then disavow from our property? Many thanks for your help!

Linking between properties
I own 3 domains. One is my blog, one is my photography business site, and one is my graphic/web design site. They are all hosted on the same VPS account. I link between each site. Also, since the links are either in the nav, footer or sidebar, all pages from one page link to the homepage of each other. Is this an issue for SEO? Should I not be doing this? Would it be beneficial to use a no follow link instead if I'm to keep them?

Disavow and link analysis
I am trying to work up a list of Domains to disavow from old SEO black hat (long time ago) and I think some recent bad SEO against the site. I found a few good articles here and started the process. Very daunting even on a site that never had a lot of link work done on it. One particular issue has my attention and need advice on what to do with it. I find 100s of backlinks that all resolve to the same IP 72.215.225.9 . Has anyone else seen this one. These are sites such as mengems.com or http://www.downey-realestate.com . I am using NetPeak Checker to grab stats on the backlinks after gathering backlinks for 5 different sites. These site all seem to come from Majesticseo and sure enough if I ping any of them they return 72.215.225.9 on at first and then go not found. They return a 200 in NetPeak . I was hoping not open thousands of backlinks to see if they existing before I create my Disavow list. Couple of questions. 1. Any harm in putting these on the disavow if in fact they really don't exist anymore? Do the disavow police not like your list being longer than it needs to be ? I am leaning to just leaving all of them off my list. Seems I read something that says dont ask google to disavow something that no longer exists because they are not penalizing you for it. 2. If I start with the most egregious Bad and ex-black hat domains and submit them, wait 3 weeks and the Penguin hit rankings do not recover at all then how to add to the list. Do I leave all the original disavows on the list, add to it and resubmit ? 3. My first thought was to simple send a list of all domain that have no Google indexed pages regardless of return status code. Basicly saying please clean the slate of this crap.....thoughts on this? 9306 inbound links but onle 143 root domains?
I need help with my link building efforts so I have started to search around for companies and/or freelance contractors to hire. I always ask for examples of sites they are working on. In many cases the number of inbound links are high (9306) compared to the number of root domains that are linked to (143). Or as in this sample (120792) inbound links compared to (157) linking domains http://www.shortsalesafe.com. How can this be? To me the only logical answer is "link farms" or some other form of black hat magic. Am I right in my assumption, or is there another logical answer for so many links with so few linking domains.? When searching for high quality links, in a niche area such as real estate, does page rank factor into a search or is page / domain authority the most important factor?
After having employed many different methods for finding good link partners I am now finding it more difficult to reach out and identify good quality links for a niche area such as real estate. Does page rank factor into the search much or is it better to focus on page / domain authority as a major factor?
