Massive local + national disconnect in rankings (local deindexed)

I asked the question originally on webmaster central. I tried RickRoll's solutions (but it doesn't seem to have solved the issue).
Problem below:
I've been noticing for some time that certain pages of our site (https://www.renthop.com/boston-ma/apartments-for-rent) have been deindexed locally (or very low ranked), but indexed nationally (well ranked). In fact, it seems that the actual page isn't ranking (but the blog https://www.renthop.com/blog is).
This huge mismatch between national vs local rankings seem to only happen for Boston & Chicago. Other parts of the country seem unaffected (and the national & local rankings are very similar).
A bit of a background (and my personal theory as to what's happening). We use to have subdomains: boston.renthop.com & chicago.renthop.com for the site. These subdomains stopped working, though, as we moved the site to the directory format (https://www.renthop.com/boston-ma/apartments-for-rent). These subdomain URLs were inactive / broken for roughly 4 months.
After the 4 months, we did a 301 from the subdomain to the main page (because these subdomains had inbound external links). However, this seems to have caused the directory pages to exhibit the national/local mismatch effect instead of helping.
Is there anything I'm doing wrong? I'm not sure if the mismatch is natural, if the pages are getting algo penalized on a local level (I'm negative SEOing myself), or if it's stuck in some weird state because of what happened with bad sub-domain move).
Some things I've tried:
- I've created webmaster console (verified) accounts for both the subdomains. I've asked Google to crawl those links.
- I've done a 1-1 mapping between individual page on the old site vs the new directory format
- I've tried both doing a 301, 302 and meta-refresh redirect from the subdomains to the directory pages.
- I've made sure the robots.txt on the subdomain is working properly
- I've made sure that the robots.txt on the directory pages are working properly.
See below for a screenshot of the mismatch & deindexing in local search results (this is using SERPS - but can be replicated with any location changer). Note the difference between the ranking (and the page) when the search is done nationally vs in the actual location (Boston, MA).
I'd really appreciate any help.. I've been tearing my hair out trying to figure this out (as well as experimenting).

I do think RickRoll's advice was good, and the first thing I would say is that you should leave those 301 redirects in place, on a page-to-page level, for a good long while - don't change them again. It looks like there are still some pages from boston.renthop.com in the index, which indicates that Google may not fully understand that these pages have all moved. There are only a few still in there, though, so I don't think that's the only issue.
One thing that can happen when pages 404 for a while is that even if you 301 them later, the link equity of the original pages can disappear (it doesn't always, but it can). So you probably want to spend some time building links to these pages/site sections, and where you can, I also recommend reaching out to sites that linked to the old subdomains and asking them to update the links. I'd recommend trying to get new links from local-specific sites (i.e. sites about Boston or Chicago, vs. nationwide/non-local sites about apartment hunting), and here's why:
In my experience, Google usually treats "{keyword} in {location name}" searches differently depending on whether or not you're actually in the location you're searching for. If you're not in the location, it treats {location name} as a keyword, but if you are in the location, it treats {location name} as a location. So for example, if you search "apartments in Boston" and you're not in Boston, it will show you pages that rank for the term "apartments in Boston" - but if you are in the Boston area, it will show you pages that rank for the term "apartments" and that have strong local indicators that they are in Boston, or more specifically, are near to you.
So since you rank nationally but not locally for this term, it sounds like the signals you need to focus on improving are local signals. You can do this by building links from local sites, by adding e.g. "Boston, MA" to title tags on individual apartment listings, and by building out some unique, locally-focused content like neighborhood guides to add value to searchers from that area.

Google Flux in Rankings Or Something More Serious
Hi all, Two weeks ago i noticed that one of our pages which normally ranks in the top 5 of search results dropped out of the top 50 results. I checked to make sure there were no Google penalties and checked to make sure the page was crawlable. Everything seemed fine and after a few hours our page went back into the number one position. I assumed it was a Google Flux. This number one ranking lasted about a week, today I see my page has dropped out of the top 50 yet again and hasn't come back up. again there are no penalties and there doesn't seem to be issues with the page. I'm hoping it comes back up to the top by tomorrow. What could be causing such a big dip multiple times?

Ranking dynamic landing pages
I have a client and I'm working on a project with their development team. We're creating dynamic landing pages populated with their lead data. Similar to the style of linkedin. For example, someone searches for "demand generation manager" and one of our pages with contact information (some) shows up in the search results. www.leadgenius.com/demandgenerationjobs (or something like that. we have yet to flesh this out). We're also looking into different backlinking strategies to support optimizing the above mentioned pages in addition to their new site launching this month. What is the best way to optimize the dynamic pages as well as the main site in tandem or independently?

How to rank product pages?
Hi guys, Please advice me on something improving my product pages ranking. We are doing well for head terms, categories but not ranking for product pages. We have issues with product pages which I am think is hard to tackle. For instance we have duplicate products (different colors), duplicate content internally (colors) and from manufacturer websites. Product pages linked from sub-category i.e. Home > Category > Sub-Category (20 per page) using pagination for next 20 and so on. Product pages linked internally via widgets that says other Similar products, featured products etc. Another issue with our product pages is that we are using third party reviews platform and whenever users add reviews to product pages this platform creates an hyperlink to different anchors which is not relevant to product. Example - http://goo.gl/NUG652 Can somebody please give some advice on how to improve rankings for product pages. writing unique content for thousands of pages is not possible. Even our competitor not writing unique content.

Why? Keyword ranking on Google go under and down regularly
I have a group of keyword that constantly move within the Google SERP. One week they are in the top 3 spots the next they fall down to position 7+ (in some cases they even fall 20 places) then after this they eventually go back to their most regular position within the top 3 spots. Can anyone please explain why this keep happening?

Rankings Dropped
Hello, I wonder if anyone can point us in the right direction. Our main domain name has got a good SEO profile the domain is 12 years old and we have some good reputable links. On the 7th of Jan our website dropped in the rankings from 3rd to 10th for one of our main keywords and from then onwards some of our other keywords have dropped. We have a lot of landing pages that target specific keywords which look like a template page but just with the content changed. Can anyone pin point what could of caused this problem or has anyone experienced this before and knows how to fix it. I personally think we have been hit by the panda. Thanks, Scott

Should we deindex duplicate pages?
I work on an education website. We offer programs that are offered up to 6 times per year. At the moment, we have a webpage for each instance of the program, but that's causing duplicate content issues. We're reworking the pages so the majority of the content will be on one page, but we'll still have to keep the application details as separate pages. 90% of the time, application details are going to be nearly identical, so I'm worried that these pages will still be seen as duplicate content. My question is, should we deindex these pages? We don't particularly want people landing on our application page without seeing the other details of the program anyway. But, is there problem with deindexing such a large chunk of your site that I'm not thinking of? Thanks, everyone!

Ranking Factors for Google
Yesterday a blog post appeared on SEOMOZ titled 'A Tale Of Two Studies' - http://www.seomoz.org/blog/a-tale-of-two-studies-google-vs-bing-clickthrough-rate It suggested some of the ranking factors Google and Bing take into account when ranking. A few of them I want to talk about: Social Signals, Age of Domain and H1 HTML Tag So I thought age of domain and H1 both had some weight in Google? I guess not! And social signals, now I know it gives some weight but its right up there in the list for both SE's, so should getting likes, tweets, plus1's now be part of my everyday link building? Bing and Yahoo rankings
I must admit its every 3 months or so I check these listings 🙂 I would even admit we are that engrossed in google we forget these sites exist many times. I wanted to see if anyone had experience doing sep for these sites and what sort of techniques you used in order to help improve these rankings. I tend to get great listings on Yahoo for many sites but bing seems slightly different. Would love to find out some information on the algos on each of these.
