Best way to optimize a website for local search today?

A real estate agent client has had a website for years, which he optimized to position himself as a national real estate expert (to get more TV and media exposure). Now he wants to be found for a more local real estate term, such as Westchester ny real estate.
Should he add a page to his site that's focused on Westchester real estate, or would Google view that as spammy? Should he update older blog posts with relevant, useful content about Westchester? Any best practices and suggestions would be greatly appreciated. Thank you.

Hi there,
Yes, definitely! Don't forget to update not just content, but also titles, H1's and other H's - so Google can index them with the local info. Also, make sure you update your contact details and use identical details for all social accounts and directories. You can add a new article that is more location focused and add a map. Don't forget Google My Business - optimise it and make sure you have your website link there.
If you are coming with fresh content, I would recommend researching long-tail keywords or the most frequent search queries via Keyword Planner. Try multiplying keyword lists, i.e. generic terms x location (town, area, state etc.). This should give you a good idea, and I would start there. Publish regularly. All this will work for you!

Page Rank Lost After Website Transfer
Hello, I recently transferred a website from Ruby on Rails to Wordpress in order to help with the site's responsiveness. I kept all of the URLs the exact same, but when I transferred it only the homepage and one other page kept their page ranks, all of the others have lost theirs completely. Almost every page on the site was at least a PR 2, and now their not ranked, and not ranking in the top of search engines like they were before. I am not quite sure what might have caused this, like I said, I kept the URLs all the exact same and its strange that 2 pages were not effected. I crawled the site with Screaming From and all of the pages that lost their page rank have a status as "Moved Permanently". They are the exact same URL, but they are listed without www. in front, could this have something to do with it? The website is www.goenergylink.com, and you will see that the homepage and "Residential" page still have their page rank, but none of the others do. Any help would be GREATLY appreciated! Thanks

Optimizing a large mess
An agency referred me to a client who wants a proposal for SEO. The website has been recently completed, but it a complete train wreck. I just ran a Moz crawl and I'm looking at 303 issues to fix out of a site with 377 pages. I just downloaded an xml sitemap, hoping to prioritize what needs to be done, however I'm not getting a clear sense of the hierarchy. In your opinion, what is the best way to attack a project of this size? I am clear on the client's business goals, so I can work on the most crucial pages first, but I can't leave the rest of the site a mess. Should I start by gathering for links that have no user value and plan to block them with meta tags? I'm used to optimizing much smaller sites, so any advice on how to approach this proposal would be much appreciated. Thank you!

Should you write first - optimize later?
We are redesigning the website for our blog and podcast for an upcoming press release. In rewriting to improve some of our blog posts, podcast descriptions, copywriting and overall presentation, would you recommend writing for the reader _first - _then optimizing through SEOMoz? Question about Multi-national Websites
I am about to work on a multi-national site and need some more information about what I should consider regarding: content keyword research anything else My biggest question is regarding content. The company would like a UK version of the site with a different URL, but plan to keep the content essentially the same, with the exception of a few minor details. Best Layout for Product Page SEO
Hi I am looking to revamp my website and would like to know your views on the best product layout for SEO - in particular if it better to have tabulated content like play.com http://goo.gl/4xdqp or non tabulated content like Amazon. http://goo.gl/cojKj Are there any pros or cons to each approach? How would you optimize thousands of images?
The majority of our images are not optimized for search. Specifically, the alt text and image title are blank. The image filenames are also not using descriptive keywords. We publish content quite frequently and this issue will be addressed within the production work flow for all images moving forward. As for the images currently existing on our site, what are some ways to scale the optimization for thousands of images that need to be optimized for alt text, title and filename? We're thinking about mechanical turk, but the problem is that we are a business magazine and have a lot of head shots of entrepreneurs that the mainstream might not recognize. Any insights would be appreciated.
