How Should We Handle Citations for a New Building?

One of the companies I work with has purchased a business complex they plan to move their offices into. The current tenant is fairly reputable in the community, but ran into some financial issues, hence the sale. For easy, I'll refer to this place as the Simmons Center.
So, currently, the Simmons Center has a Yelp!, GMB and other pages devoted to what it offers (mostly restaurants and small shops) but the new company will be turning the location into a large corporate campus.
We'd like to bring naming conventions in line with the new center title and remove (where applicable) citations for the Simmons Center. What would be our best way to go about doing this?
I'm thinking our best option is to: 1) claim current listings, where applicable, 2) mark the Simmons Center as closed, 3) Create new listings for the new name at the same address, 4) Use Moz Local and Whitespark to help clean up citations where needed.
Is this the best approach for this type of situation?

Great questions. You do not want to assume the old listings for the former brand, as their reputation belongs to them and not you. Rather, I recommend that you read this post https://searchengineland.com/business-owners-guide-moving-office-234671 and follow these steps outlined in this post for what to do when a business moves: https://moz.com/blog/delete-gmb-listing. I would follow those steps in dealing with the GMB listings, and I'd recommend updating any existing Yelp listing manually for your client, and then I would use Moz Local to get the new info out there on the major aggregators + other critical platforms.

We have started doing SEO for classifieds search pages so I have submitted some pages to Google using sitemap.xml ex: www.domain.com/search/austin.
If there are any Ads in the Austin location then Google is considering it as soft 404 errors in GWT.
I am submitting them to Google yet there are no Ads because at some point users may add Ads and by that time my URL need to be in Google. My question is how to handle the page which doesn't have any Ads?

New Google My Business - No more Google+?
I created and verified a new Google My Business page for a client and found that there won't be any more Google+ created automatically. I spoke to Google Support and they confirmed this is the case because apparently, the two Google products confuse people. Now, if we want a G+ page created for our client, we have to go and 'Apply' for one here - https://plus.google.com/create We're not sure how to go moving forward with new clients. Has anyone tried to apply for a G+ account successfully using the above link? If we create a new Gmail account, don't we get a G+ account anyway (or is that not the case as well)?

A question for a real citation building PRO (I am totally lost on this one) Thank you for ANY help!
Quick Q for your (local) SEO gurus. I have a client who has bought a number of local companies. (advertising, printing, graphic design, vehicle wraps) to compliment his screen printing, embroidery, etc business. ALL of these companies run out of the SAME address. What makes it even harder is he wants to continue operating them as separate companies. Fortunately, he is OK with using different phone numbers for each business but on the website (we are building for him) ALL the companies are represented like it is all one big happy company. How the H@#$ do I build citations for this business! 🙂 ??? THANK YOU FOR ANY SUGGESTIONS!! If I use the one 'parent' company building citations is a challenge bcs they do so MANY things in one location. If I try and build citations for 5 companies w the same address - that can't be a good idea either. If the plan is to eventually fold all these companies into the one parent company *(waiting to hear back on that) I would think the BEST advice would be to use the ONE phone number and address and just shoot for a general 'marketing' category. Google Places - Cached Citations
Looking to update my business address where possible because I have moved offices. I know that Google uses citations from multiple parties to impact on the Google Places results. Trouble is when address details are updated on hese third party sites I notice that Google doesn't often recache the page and get the new address. What method(s) can I use to resolve this issue? Consistant citations for Local SEO
Hi Guys - Ive got a tricky question. I want to create correct and consistent citations for this business http://www.singlewellcarsales.co.uk/ However theres a twist, the website is called ‘Singlewell Car Sales Ltd’ but they also have a service centre called ‘Singlewell Service Centre Ltd’ so in theory two business names under one website. We want to treat them as two separate businesses when adding to local directories. We also want to create two local Google pages. Both divisions share the same website, and address but include a different telephone number and business name. I want to use Schema mark up on the website to reference both business names so that Google can make a link between the name and various local citations NAP. My main questions is, can you use Schema two mark up two business names under one website? or will Google get confused and regard it as duplicate or inconsistent citations? Many Thanks Jon Rayner

Do Citations help will all local rankings/Pages on my website or just the page it's linked to
Hi All, My ecommerce site has different category/landing pages for each of my branches . I'm currently getting some more citations done as wondered the following Is it a general rule to say, that the more citations you have the better as long as they are consistent and free? Given that I have different categories /landing pages showing the NAP of my individual branches along with unique content, should all these extra citations help with local rankings across my whole site or is it usually just helping the specific localized webpage it's pointing to ? I can get a company to help me do my citations but to do all the branches, it is going to be quite expensive. Is citations quite a big individual SEO factor in local search as opposed to on page seo factors etc etc. Any advice greatly appreciated. thanks Peter

What are your experiences using the new Google Local Descriptor feature?
I'm looking for any insight from those who have used the Descriptor feature on your Places listings. Has it helped in any way? Caused issues? My issues with this feature are described in this question I posted the other day. But I haven't tried using the feature yet, and I'm hoping to learn from some of you who have.

Finding citations
Just starting work on a client providing care services in the local area. They have a number of local branches in the area, but no Google+ page (which we will sorting shortly). One of the first things that struck me about the company is the offsite citations are a mess. Their addresses all have different information and they have several phone numbers for each branch. I've been trying to gather a full list so that I can go through them and either change them or ask for log in details if necessary. However, this is time consuming and there is no guarantee that I will get them all. I know that moz local has a tool to do this quickly, but it the grader seems to only work in the USA, we're based in the UK. I'm also trying to use whitespark to get a list, but this is difficult due to all the different phone numbers being used. Does anyone know of another tool that can speed up this process and ensure that I get all the citations?
