Keywords in URL structure for Large Site

We are creating a national real estate website which will contain 2mil+ listings. Our aim is to compete with the National leaders in the field. We are trying to lock down a url structure and it basically comes down to if we should put a major keyword in the url structure or not. The structure would have regional keywords naturally. Its the addition of a more descriptive key word which is in question. Our domain name has no keywords in it.
For the sake of this example, we would be targeting "city real estate"...
oursite.com/real-estate/state/city/ or
Here is what the big sites use as an example:
http://www.zillow.com/homes/for_sale/New-York-NY/
http://www.trulia.com/NY/New_York/
http://www.trulia.com/real_estate/New_York-New_York/
http://www.realtor.com/realestateandhomes-search/New-York
Id love to not have to throw keywords in there and be as clean as possible but i also dont want to shoot myself in the foot. The big boys do add additional keywords in the url, does that mean we should? Id much rather be a leader than a follower but again, I dont want to mess this up from the start and these guys have probably tested this (or have they?).
Input would be greatly appreciated.

I'm having a hard time finding a quantifiable correlation for subfolders.
Jane Copeland said this back in 2009: "Keywords in folder names or file names are not nearly as effective as keywords in domain names, but they still play a part in optimisation."

I don't think either way will affect you too much. I like things concise, but that is just a personal preference.

Thanks. I read it a while ago and mis-remembered it.
And it is from 2 years ago. But I doubt it would become more relevant with searches trending toward UX.

I believe he was talking about the location of the keyword in relation to the domain, unless you were looking at something else.
"Keyword Location - The closer the targeted keyword(s) are to the domain name, the better. Thus, site.com/keyword outperforms site.com/folder/subfolder/keyword and is the most recommended method of optimization (though this is certainly not a massive rankings benefit)"

I'm currently doing some keyword research, and on favourable keywords such as: "weekend breaks in lake district" (320 searches per month with 39% keyword difficulty), I see that all of the first page SERPS are from larger companies (last minute, centerparcs etc) How likely will it be that I can get on that first page, assuming I am focusing my page on that particular keyword. Sparse info I know, but I didn't want to spend hours going down a dead end street. Is it simply that these larger companies are in the top 10 because there are no specific pages targeting that keyword, or do I have little chance?

How much keyword density for Google?
I have several pages on one site which have gone down during the past few months. They keyword density on those pages, which is not unnatural, pleased Google for many years. it still pleases Bing. But Google now seems very picky. Based upon your experience, what is the ideal % keyword density for 2 and 3 word phrases, and should they be left out of alt tags even when proper to put them there? While Google dominates, we do not wish to alienate BIng/Yahoo. It is a huge mystery, and experimentation with more non-keyword-related text has so far not born any fruit. Thank you, GH

Local/Geo-Targeted SEO Keywords
Hey everyone, I work for a local jeweler who only has one store and wants to rank for geo-targeted and local results. We want to rank for "jewelry Minneapolis", "Minnesota engagement rings" and terms like that, since we're not an e-tailer we don't need to rank nationally... just in the MSP metro. I've been trying to find a service that has accurate search volume information for local search. I want to see how many searches are being conducted for various terms so I know where to focus our time and effort to rank for these terms. Does such a service exist? Why is this site ranking #1?
I've done extensive research into http://www.maggiesottero.com/ and cannot come up to any definitive conclusions as to why this site is ranking #1 for the term "wedding dresses." The page is not optimized for the keyword. **Any thoughts? **

8500+ seomoz errors and still rank one for high traffic keywords
I plugged a competitor into the campaign manager that is ranking #1 for many target keywords like "sprinkler parts" (18k broad, 720 exact) and "sprinklers"(550k broad, 4400 exact) and #2 for "sprinkler"(1mil broad, 8100 exact). This site has over 8500 errors on SEOmoz - I have spent a good deal of time fixing errors on all of our client websites and have gotten them down to 0 errors. I am just wondering if I have been wasting my time and if the errors that SEOmoz reports on even make a difference. How can a site rank for such high traffic keywords when it has 4k duplicate content and 4k duplicate page title errors? The site has 75 linking root domains according to opensiteexplorer. any help on this would be greatly appreciated!

Our site being outranked by competitors with lower "moz" scores - due to on-page SEO?
Howdy, Our SEO efforts are doing well, but for a few keywords it seems we cannot budge one of the competitors sitting in spot #1. Through some competitive analysis I've noticed that our website has a much higher mozRank with regards to both page and domain compared to the current #1 spot. My question is what kind of factors could be the issue as to why we are still being outranked. Hi I have just signed up to use this software and would like to know how to use it properly. Is there a video tutorial on how to get the most out of the tools?
