Change of address

does anyone have any experience in local search results and how a change of address will affect you? I'm going to move but am afraid that google local pack will stop ranking me. I want to know if I will be negatively affected (i.e., de ranked) in the interim as the directories update my new address and also how long it will take.

Hi James,
I have done this for a few clients now and noticed no change for them. You certainly shouldn't be dropped just for a change of address (even updating on directories) - they handle this sort of thing all the time with businesses moving.

Google Is Linking to Wrong Local Page - How To Change?
Hi All Thanks in advance for any support. I've setup two "local" pages to target the next door town for one of my clients. One page targets "t shirt printing" and one page targets "embroidered workwear" However when I search for "embroidered workwear town in question" google connects the search to my t-shirt printing page and not the embroidered workwear page. Would it be possible to advise on what I need to do for the correct page to be linked to the search term? Google My Business - What is the best way to remove "Duplicate Address"? Help!
Google can be such a pain with managing listings - especially when you are an agency managing a client's listing! I am hoping someone can help with this... How do I permanently delete a “duplicate address?” In the Google My Business dashboard (classic view), under account summary – I click duplicate locations. From here, I can easily remove a duplicate location - that is not the issue. The issue is for duplicate addresses. For this, we only have the option to resolve address, which directs you to the business’ location details. Our options are then to: 1. Change the business NAP 2. Permanently close location 3. Remove the listing from your dashboard (removing it from dashboard doesn’t delete it from Google). We edited the business’ name, phone number, address and website – to try and make it a duplicate location, because if we are able to make it a duplicate location then we know we will have the option to **Remove Duplicate. **Nothing has changed though. We don't want to mark this as a permanently closed location because if somebody does come across the listing down the road it is going to be misleading. The business is not actually closed! Any insight would be very much appreciated. Thank you!

Changing Recognized Address Impact Local SEO
One of my clients is moving offices. They want to change the recognized address from: REAL ADDRESS: 4a Normal Road, Normal Area, City, POSTCODE To: MODIFIED ADDRESS: Fancy Name, Normal Road, Normal Area, City, POSTCODE I imagine this may cause issues when one tries to build some citations, with the address not being recognized by the site. Perhaps there are other issues, can anyone foresee any problems with the change? Local results are very important to this company, would it be better to stick with the real street address?

Please advise on GMB and citation building - 1 owner, 2 businesses, 1 address + 1 phone no.
Our client has an established driveways business, "A", that has been servicing higher end customers. This business has GMB and citations built. He has now started another driveways business, "B" that targets mid-class customers. This second business operates out of the same office with the same phone no. A Google rep has advised that the 2nd business will not be able to have a GMB of its own if it's operating out of the same address as the 1st business. How would you actually tackle citation building and creating a GMB for this second business?? Would appreciate any advice!!

Google Maps: Submitted Feedback Changed Results
I came across something interesting today. So there is a business in one of my clients areas that had submitted and was being listed on google maps for some spammy locations. I went in and submitted feedback informing google of bad listings. Within 30 minutes or so my results for the same key phrase was different. I decided to see why. I went to other browsers on my computer and searched that key phrase and the results went back to how I originally saw them before the feedback submission. I then erased my browsers cache and after this the results now showed the original results. Does anybody know what cookies and such get placed in a browser that affect listing results? Changing My Listing from an Actual Address to a SAB
I own a lawn care company and I currently have it listed with its actual address. I have been reading that service companies with a actual address listing MUST change their listing to hide their address and show a service area. As you can imagine, the business is extremely seasonal and any negative impacts to my listing would hurt the company. If it makes a difference, the majority of lawn care and landscaping companies are listed with their actual address. So my questions are: (1) Should I change the listing now? And if so, what kind of impact will this have? (2) Should I wait until late autumn to change it so it can recover during the winter. Or, (3) should i just leave the listing how it is now? Competitor with 4 listings at same address
Hi there. I went to www.google.it and did a search for "Scuola di inglese a Miami" (English school in Miami) The result I got was that one Company (Kaplan International) ranked with several listings at the same address and with different languages. I read several time that you are only allowed to have one listing pr address. How is this possible? Will they eventually get merged or penalized?
