Building an optimised friendly website

We are in the process of having a new website built and was wondering what factors do we need do we need to instruct our web company to include, at the build phase, to ensure that we can easily optimise it for SEO purposes. They have designed us a previous site that has excessive duplicate URLs and they haven’t given us access to the code so we can’t add 301 redirects etc and would like to avoid this in the future. First off in my opinion you should always have full control over your site.
First of all, depending on what's the purpose of the site, find a good CMS which will allow you to manage your site.
I'd suggest you to read the following in order to have an idea of how things should be put in place in a SEO perspective

Most modern day Content Management Systems handle this. Talk to your developer and see what system they are using to develop your site. Encourage them to go with one of the more popular ones. I have used Wordpress and Joomla in the past. Both are Optimized for SEO, and are extremely flexible in what they can do and how they look.They both have flexible backend systems which will allow you to add or change pages, or put in redirects, etc. If the CMS themselves can not do it there are usually add ons which can. 301 redirects. If new website is a different business does it still send link authority?
Hi Guys. I'm a music producer and studio owner. I want to start a new business for online music mixing. Instead of starting from scratch I want to use a 301 redirect from my previous site that has built up a little authority over the years. However, the old site is purely for my music studio, there is no mention of online mixing services. Will Google consider this 'odd'? Pass less link juice? Or perhaps pass no authority at all if Google 'decides' the 2 business are unrelated? Cheers in advance guys. Isaac.

Short URL's vs Optimised URL's
Howdy Mozzers! What are your thoughts on short URL's vs Optimised URL's. For example if a website currently sells wood furniture and wants to target the keyword "Wood Furniture For Sale", which URL would be preferable: Short URL: www.domain.com/wood-furniture Optimised URL: www.domain.com/wood-furniture-for-sale The website also uses facet navigation and selected attributes are added in a fixed order sequence after the category. For example if Cane is selected as wood type: Short URL: www.domain.com/wood-furniture/Cane Optimised URL: www.domain.com/wood-furniture-for-sale/Cane Which one do you prefer (between the short URL and optimised URL) and why? Why is my website not showing up in a specific, very uncompetitive niche?
My website just went live about 3-4 weeks ago and while it has been indexed by Google-it shows up when I do a search for my site's name, it does not show up for the keyword terms it has been optimized for. This is a very specific, non-competitive niche-so I just can't imagine why it would not be showing for these non-competitive keyword term searches? Any insight would be greatly appreciated!!! Thanks

Website redesign: site going from .php to .html
A site I'm working on is being redesigned because the current platform does not allow for content to be changed easily. In the process, they are going from .php to .html. I am concerned about their losing link juice. Can a site work with the old content remaining .php and the new content being .html or should all pages stay .php?

Is it ok to put a strapline on every website page or does it confuse the bots?
We have just started doing SEO for a new client. Their web design agency has built a cms website for them and in the footer area of each page there is some global content which contains: a) the company's address b) a strapline, ie "family law specialists" I have 2 questions: I have understood from previous SEO classes I've been to, that putting the same keywords on each page of a site is a no-no as then Google won't know what page to bring up for that keyword. However, is it ok to put an address on every page and can Google tell that it is just an address? What about the strapline? Family law specialists isn't actually a keyword I'm currently tracking but I could add it to SEOMoz. however is it a problem having on every page or is it ok because it's in the footer?
