Google snippet chosen why?

We have a page about buying property in the Megeve area of the Alps in France. We are No.2 on Google.co.uk for the term "megeve property for sale" and No.1 for "megeve property".

If you search for "megeve property for sale", Google serves our META description as the snippet:
- Ski chalets, homes and apartments for sale in this exclusive, prestigious Rhone Alpes village - 520000-16500000 EUR.
However, we noticed that searching for just "megeve property" serves up a much better snippet taken from the text on the page:
- A crucial factor for potential property buyers is that there is a strong rental market in Megève and this remains high all year around with properties close to the ...
Does anyone know why Google would serve this particular snippet instead of the META description. Is it the number of strong and descriptive words used, or some other reason?

Looking at the relationship of the location, and the word sales. Means a user wants to buy, and your description contains that phrase.
However, we noticed that searching for just "megeve property" serves up a much better snippet taken from the text on the page:

User is looking for general info on the subject, and your on page does the job well. Almost sounds like a magazine article.
It sounded like you were asking for an exact answer. There you go.
Google is most likely looking at the relationship between the words, and trying to serve the best result to interest a user aka Hummingbird in action

They mostly look at the relevancy of the snippet to your query, and by copying in the META description here in my opinion I can agree with what Google did there. Your longer query: "megeve property for sale", the words: "for sale" are in your META description so Google might favor that over creating their own snippet. For the more general query they probably didn't like that the query wasn't in your META description and decided to pick a snippet from the page that included it.

Google Mobile algo traffic issue?
Hello, I have just been approach by a website owner - site isn't mobile friendly in any way - and they've seen a significant fall off in traffic since 23 Jan... backlink profile is clean (and no linkbuilding undertaken) - nothing else has changed... - more than half their traffic is via mobile devices and they've lost a good 1/3 of their traffic - and drilling deeper it's their organic traffic that's been hit. Rich snippets showing on some pages but not others
Hi, I have rich snippet mark up showing in serps for some pages but not others. All pages test fine using Googles structured data testing tool. Whats really annoying is that they seem to appear for some pages but not others within the same directory / page format. None of googles troubleshooting suggestions on the issue are a problem i.e. Does your markup follow our usage guidelines? Is your marked-up content hidden from users? Is your markup incorrect or misleading? Is your marked-up content representative of the main content of the page? Have you supplied enough information? Have you only recently updated your content? Does your markup include incorrect nesting? Reviews: Does your review use count instead of vote? There are alot of instances when the same mark up is used twice e.g. on product x page in one directory and on product x page in a different directory (theres no dupe content). I wondered if that could be a reason but there are alot of instances when product x in directory a has the snippet when it doesnt in directory b. There doesnt seem to be an identifiable pattern as to why one page whould show the snippet and not another. Any feedback appreciated. Happy to pm example pages. Andy

Rich Snippets not appearing in Search Results
Hi Everyone, Just a few questions on rich snippets please: We have now integrated microdata (data-vocabulary.org) on all our product pages like http://www.homeshop18.com/samsung-galaxy-tab-2-310-tablet/computer-peripherals/ipads-tablets/product:30409470/cid:8937/ which I have tested on the rich snippets testing tool which Google provides and all is working fine and is rendering properly in the tool but it is not coming in search results in google. Are we doing everything right or is there any issue in our implementation? How long does it take usually for rich snippets to appear in google organic search results?

Google indexing issue?
Hey Guys, After a lot of hard work, we finally fixed the problem on our site that didn't seem to show Meta Descriptions in Google, as well as "noindex, follow" on tags. Here's my question: In our source code, I am seeing both Meta descriptions on pages, and posts, as well as noindex, follow on tag pages, however, they are still showing the old results and tags are also still showing in Google search after about 36 hours. Is it just a matter of time now or is something else wrong?

Why do i not receive google traffic?
over the 4-5 months i have published over 3000 unique articles which i have payed well over 10 000usd for, but i still only receive about 20 google visitors a day for that content. i uploaded the 3000 articles after i 301 redirected the old site to a a new domain (old site had 1000 articles, and at least 300visits from google a day), and all the old conetnt receives the traffic fine (301 redirect is working 100percent now and pr went from 0 to 3pr) articles are also good ranging from 400-800 words. 90 percent of them are indexed by google, most of them have been bookmarked to digg reddit etc website domain is over 10 years old - alltopics.com why google doesnt send me the traffic i deserve?
