Hotel SEO / Rank Conundrum

Hello Mozzers,
I am having an issue with a particular client and wanted to throw it out to the forum for feedback.
We work with many resorts and hotels. One, in particular, is a large condo-hotel property with several individual buildings. Each building has a unique name. While the property management company owns and operates most of the units within each building, there are units that are individually owned.
The property management company runs the branded resort website, all local pages & listings, etc.
One savvy unit owner, however, has built a website that is branded with the individual building name for one of the buildings. He has also taken ownership of the building Google Plus page, Facebook page, etc. He only owns a handful of units in the building.
We have retroactively tried creating a new site but are struggling to gain traction from a ranking perspective. We did temporarily change the website address that was listed for the Google local listing, via the "edit" button, and were actually starting to increase rank (presumably somewhat related to the increase in website traffic), but it was quickly fixed to the other website.
The management company has reached out to the owner but he continues to refuse to give up any rights to the Google local page, etc. We have also created a new (technically duplicate) page just to see if we can knock the other one off, though we are having issues getting the verification post card from Google.
Any advice on how we can gain access to this Google local page? Or any other tips on how to get a relatively small, new site to overtake an existing site?
I know URLs / examples are helpful in these situations but we'd prefer to keep the client names anon.

Hi Bernadette, thanks for taking the time to respond. The owner in question is most certainly representing his ownership and we had advised legal options, though the client is not quite ready to pursuit anything yet. Thank you for the lengthy feedback, we certainly appreciate any help we can get.

Meisha, this can definitely be frustrating. When it comes to local listings, and individual units, keep in mind that every unit should have it's own unique unit number, so it would have it's own address.

If that other person has taken ownership of the entire building essentially, and the entire Google Plus page, Facebook page, etc. then is sounds as if he is misrepresenting his ownership. Therefore, pressure can be put on him to disclose his ownership of only certain units in the building, and you should be able to force him (legally) to only represent the units that he actually owns.
If this is the case, then he would need to update his Google Local listing(s) so that they only show the actual address of the unit(s) that he owns. If it doesn't currently, and it shows that he owns the entire building, then he should be forced to update it.
You should consult a lawyer, but most likely a stern letter to him asking him to update the website, Google Listings, and any Facebook (and other URLs) so that they only show the unit numbers he actually owns would probably go a long way. In the meantime, any listings that you create should also reflect the actual units that you own, as well.
When it comes go Google's local listings, it's perfectly fine to have multiple "businesses" at one location, as they have unique suite numbers. In this case, there are individual unit numbers, so there is an option to create a listing for each unit. It's not okay for this other person to misrepresent his ownership.

The answer here is not one that I often advocate but you're going to to need to grease the wheels a bit
Buy his website out. Make certain this includes his domain and control of the social media he's running. Have him sign a legal agreement as well. Once you own it, 301 redirect it to your main resort page.
If he balks, or tries to run the price up, my bet is he has a contract with the owners of the building and they might have some things they can do that will make his life uncomfortable (consult a lawyer first so you know what your legal options are). You might be able to use that as a stick to encourage him to take the carrot of a buyout. Try the carrot first, tho, and save the stick for any serious negotiations.
Next, you need to harden the contracts with your private owners. Make it clear that, for a small sum of money, they agree not to try to represent themselves as the resort. Again, consult a lawyer and get this written properly. Make any future private buyers sign this agreement as well.
At the end of the day, I would chalk this up as an expensive marketing lesson. If you can get him to sell, you don't have to jump through any hoops. Otherwise, you're competing with what Google sees as the legitimate business (which is a much more difficult path to walk).

Google listing only appears when I move / zoom in or out of the map
Hi everyone, We are having an issue with this local business. The Google listing isn't immediately appearing on the map. You have to move the map or zoom in and out for the listing to appear. I find this really odd as our competitors - with no reviews and way further in proximity - are appearing with no issues. The listing is only about 4km where I'm doing the search, while competitors with no reviews are about 20km away. We are ranking in the top 5 organically for the search term I used (pool renovations brisbane), but nowhere in local unless the map is moved. When the listing appears, sometimes the pin also looks grey instead of red, while others are red (if that makes sense). On top of this, their organic rankings have also been on a downward trend since June. I'm currently doing a backlink audit to see if it's contributing to the issue. If anyone also has other ideas, could you please let me know? Thanks.

Our website ranks first in SERP but is not listed in google local list
Hi, Our website is currently (and has been) ranking 1st for a number of keywords but is not listed under the Google Local list. I have double check that all the (physical) info is correct. I do not have a duplicate page. When I order the Google Local results in rating order, we then appear on top! Has anyone come across such a situation and would you have tips on how to solve this issue? Thanks!

Children's club Google My Business conundrum
Hi there I have been contacted by a small business to help them with their <acronym title="Search Engine Optimization">SEO</acronym> effort.

The business is a children's club offering drama classes, music classes etc... Looking at their online visibility shows they don't even have a Google my business profile which is where i was going to start however, they operate from a local school after hours. The local school already has a GMB profile, obviously with the same address and postcode. Is it possible to set up a GMB for the children's club anyway? Many thanks0 -
Why is my local page is ranking better than yellow pages for that particular search?
My search query is "façadier bastogne" in google.be which in English would translate as "plasterer" and bastogne being the local city I am targeting. I can't seem to understand why my site peintre-plafonneur-facadier-bastogne.be/fr would rank higher than our local directory "Pages d'or" (Yellow Pages) which has a high DA and almost always ranks first for similar searches as "peintre bastogne" (painter)? Not to mention my site was created by Pages d'Or. How did they manage to rank this so high whereas if you look at it you'll see that they have not made any SEO work on it whatsoever. Could anyone help me understand this or tell me which way to look in order to get that information? I really need this as I am paying a lot to this directory for my site and was planning to launch my own WordPress website.

How will changing the phone number on my website affect SEO?
We are considering changing the phone number to our website to one of those 1-800-eat-cows. How will changing a phone number we've had 10 years affect our SEO. Do we need to change all citations, Google maps, etc etc? What if we don't? Thanks!

Google Local Result- Competitor Ranks without an Address. Why is this happening?
My client is in a fairly competitive local market and there is a competitor who has ranked locally for around 2 years, but they have no actual address on their Google business listing. Just city and state. The listing is always top three and it does have their website listed, but directions aren't even available as there is actual no address. The listing is extremely keyword dense (basically spam but they actually created a business with the spam name). Citation Example: Keyword dense business name, phone number, city and state only Have you seen this? Can you explain why this is happening? Is this against the rules/anything I can do? Thanks!

Do Citations help will all local rankings/Pages on my website or just the page it's linked to
Hi All, My ecommerce site has different category/landing pages for each of my branches . I'm currently getting some more citations done as wondered the following Is it a general rule to say, that the more citations you have the better as long as they are consistent and free? Given that I have different categories /landing pages showing the NAP of my individual branches along with unique content, should all these extra citations help with local rankings across my whole site or is it usually just helping the specific localized webpage it's pointing to ? I can get a company to help me do my citations but to do all the branches, it is going to be quite expensive. Is citations quite a big individual SEO factor in local search as opposed to on page seo factors etc etc. Any advice greatly appreciated. thanks Peter

Awesome ranking (place 1/2) but my CTR is damn low! Some thoughts...
Hey all, with a few projects I'm ranking really great. Having a good amount of impressions with terms that have decent search volume. Webmasters shows: "tax consultant city" Ranking 1.4 => 1056 imp => 3% CTR "seo city" Ranking 1.2 => 329 imp => 1% CTR Whats up here? Competitors are seaching a lot but not clicking? Brand issues? Can't believe that. Title is boring? German titles a are longer... So I don't have enough room to play. Should I get rid of important keywords? Maybe I don't need them to rank? Gives me room for tests. Local Box is steeling all the clicks? We are in the local listings and above. Payed Ads are steeling all the clicks? At this point we don't use AdWords because of high costs and our great organic rankings It would be great to hear your thoughts. Cheers
