Need some strategy advice for Real Estate Attorneys in competitve locations
-
I am working with a real estate attorney in NJ. there are 17 real estate attorneys within 5 miles of my clients location. I need some strategic advice to rank my client higher quickly 2-3 month range. I have had him as a client since the begging of his practice (just opened in February 2016) I created the website and embarked on a content marketing strategy, this has produced slight raises in traffic.
What could I do better to get him in local packs and generally raise to first page for long tail keywords? ( my other clients have not been so difficult but they also are not in such a competitive atmosphere)

Hi Donald
Woops! My mistake. I see your client is a real estate attorney, not a real estate firm. So sorry about that. Interestingly, as far as Local SEO goes, some of the same issue apply in terms of both industries commonly featuring multi-partner practices and that rolling out as citation confusion. But, you say you've done a good job of managing their citations and want advice beyond the average checklist of local search basics, I have two thoughts:
-
I'm hoping you may get some more feedback from community members with legal clients. I haven't personally worked with more than a handful of lawyers over the years and don't have any tips that would be stunners specific to the industry.
-
Are you aware of NiftyLaw? They're a subsidiary of NiftyMarketing.com, owned by Mike Ramsey. You might comb through their blog (http://niftylaw.com/blog/) to see if they are giving away any gems, or, if the client is really having a hard time, you might even consider consulting with them.
Hope this helps!

Hi Miriam,
Yes, I have been working on local citations from the very beginning! This is an attorney not a real estate agency. I was hoping for some more specific strategies for lawyers in a tough competitive location other then time and citations.
What is happening... IMO the search volume has steadily risen month over month, the client is having a hard time understanding that changes do not happen over night, especially for a newer web property.
Thank for your response

Sorry for the late replay. Local citations and listings were done when we launched the website. I'm sorry, I should have stated that in my questions.
I am looking for strategies above and beyond the basics. I want my client to compete with his top competition. I understand this can be difficult for such a young web property, but there has to be something I have yet tried that will help.
Thank you for your response.

Hi Donald,Great question. 2-3 months may not be a good time estimate to give a client for moving the local needle. Bernadette wisely raises the issue of citation management. Have you been doing this? Real estate agencies often have very convoluted citation scenarios due to the continual arrival of new agents, old ones retiring, duplicate listings, multi-practitioner listings sharing details (like phone numbers) that they shouldn't.
If you've not yet delved into citation management yet, it's very important to do so, with the understanding that:
-
Structured citation building is not typically a competitive difference maker in tough markets, because tough competitors will likely already have large, clean structured citation profiles. So, basically, you'll be playing catch-up if you've not yet engaged in managing citations.
-
Competitive difference maker or not, inconsistent citations are lead-killers. Misdirecting customers via inaccurate information is not good for business. And, of course, inconsistencies are believed to weaken the 'trust' Google feels in the data they are finding about your business.
-
Duplicate clean-up can sometimes move the needle in the local packs, so this would be a high priority task.
I'd recommend going through our Local SEO Checklist for other ideas. Hope this helps!

Donald, when it comes to local SEO, we typically recommend making sure that you first have to local citations taken care of--and then focusing on the content on the website. The Name, Address, and Phone (NAP) should be consistent across the board.
You can manage the local citations, submissions, fixing of duplicates, etc. yourself manually, or you can use one of the services out there, such as Moz Local, Yext, Advice Local, etc..
Then, as far the on-site issues are concerned, schema.org markup is a must on the site, as well.
It sounds as if you are already handling the content on the site, so continue with that. But the missing link is the local citations and local listings, which sounds like the missing piece here.

Google Knowledge Graph Missing Telephone Information/Multiple Locations
Does anyone have experience correcting the Google branded knowledge graph for a local listing? We have an issue with the knowledge graph not displaying telephone numbers on a clients local knowledge graph panel in the SERPs (for desktop searches). We manage over 1,500 local listings for the same company and the majority of those listings display telephone numbers on the right hand side of the branded knowledge graph panel. However, a handful do not display a telephone number. If you click through the map section of the knowledge graph panel, into the Google Maps/Google My Business page the numbers are listed, they are just not showing up on the knowledge graph panel in the SERPs. The local numbers are listed on the Google My Business page. Does anyone have any experience with this and can recommend what other items we should check for that could help get the numbers to show up on the on the knowledge graph panel in the SERPs? Thanks for the help!

A question for a real citation building PRO (I am totally lost on this one) Thank you for ANY help!
Quick Q for your (local) SEO gurus. I have a client who has bought a number of local companies. (advertising, printing, graphic design, vehicle wraps) to compliment his screen printing, embroidery, etc business. ALL of these companies run out of the SAME address. What makes it even harder is he wants to continue operating them as separate companies. Fortunately, he is OK with using different phone numbers for each business but on the website (we are building for him) ALL the companies are represented like it is all one big happy company. How the H@#$ do I build citations for this business! 🙂 ??? THANK YOU FOR ANY SUGGESTIONS!! If I use the one 'parent' company building citations is a challenge bcs they do so MANY things in one location. If I try and build citations for 5 companies w the same address - that can't be a good idea either. If the plan is to eventually fold all these companies into the one parent company *(waiting to hear back on that) I would think the BEST advice would be to use the ONE phone number and address and just shoot for a general 'marketing' category. Multiple locations for business displaying in search
I have two locations for my business but now if I search for the term "car medics" on Google search only one of the locations display now. I'm not exactly sure when this change happened but If you refer to my August screenshot http://puu.sh/lACx7/6329ef916e.png compared to today's screenshot http://puu.sh/lABPS/415fa451c1.png. The search results used to display both locations which is exactly what I wanted. How can I have this corrected? I don't want people to think I only serve at one location. I specifically made two location pages instead of listing both on a single contact page on my website to delineate I have two locations. Yes I understand both locations will come up if I check Google Maps but I want the same thing for on Google search as well.

Is there any harm to display NAP more than once on a location page ?
Hi All, I currently have location specific pages and my branch information(NAP) is currently displayed at the bottom in the page content. I was thinking off displaying the NAP again higher up the page so it's very visible for the user possibly under a h tag heading as well. Do you think it would be spammy or harm my seo efforts it my NAP was displayed twice on a page ?. Once in the content which currently it's not visible unless the user clicks on the read more link in the content on the bottom of the page , and again further up the page where I have some white space which I can utilize Any thoughts greatly appreciated. thanks Peter

Map-pack results for multiple locations in the same city
We just started working with a local business with several offices across Virginia. All of their locations have G+ local pages, and all rank pretty well in map-pack results for their respective cities....except for one location. Two of their offices happen to be in the same city. One ranks well in the local pack, and the other one is totally buried. This is the only location that doesn't rank in the map-pack for its target local queries. This company still has a TON of work to do to clean-up their citations and improve their G+ local pages across all the locations, but I'm wondering if there are any best practices for handling two locations within the same city...we obviously want both offices to rank in the map-pack, and don't want to do anything that might hurt the one that is currently ranking well. I'm confident that generally cleaning up their profile across the board, and adding new citations for all locations would be beneficial, but would appreciate any suggestions or best practices for getting both locations in this one city to perform well. Thanks!

Google Business Categories: Criminal Justice Attorney
Google has updated their business listings dashboard and are cleaning up categories. Let's come to a consensus on what should be obvious: Who else agrees with me that a lawyer who practices criminal defense law should be categorized as a Criminal Justice Attorney using Google's new business categorization?
