Set a desination url to text that did not have it previously

I have the following question. Is it OK to set a desination url to text that did not have it previously? Can it cause SEO (SERP) issues?
For example, I have this sentence:
The tool you're using is great, but this template will help you.
Say, the "this template" text has been just plain text for like a year. And now I want to add a certain destination url to the "this template" phrase.
So, can it cause some SEO issues to me or not?

Adding to what Alan said, For better results and to make your template page more relevent you may want to add a more descriptive keyword between THIS and TEMPLATE.
so "The tool you're using is great, but this (more descriptive keyword) template will help you."
and you would link the '(more descriptive keyword) template" part.
This would help both you human visitors and search engine bots better understand the what that template page is for.

No not al all. If you were trying to rank for the term "this template" it could be argued that you are giving relevance to the destination page at your exspence. But i doubt you are trying to rank for that term.

Very old site wanting a revamp - how to handle all the redirects/URL changes
Hi all, I have a very very old site, that requires a facelift (going from an old clunky CMS to wordpress). A problem I know I am going to face is that this site has a very poor URL structure (www.site.com/section/1/section/ etc) which I plan on cleaning up. but how do I handle the 100+ backlinks this website has point to such links? Having some problems with understanding how to properly use anchor text for my keywords' better rankings. Please help!
Hello, Last week I did some work on my website's inner pages linking and some of my highly ranking keywords fell down as a result. I guess I did something wrong, please help me figure out what exactly was wrong! Here is the example of what I did. I put a link to the page that ranks for 'Thermador repair Brentwood' here: http://www.ifixappliancesla.com/blog/2016/09/12/appliance-repair-brentwood/ I put exactly same anchor text, 'Thermador repair Brentwood'. For my blog posts, I use Yoast plugin, so when adding the link, I received the message "You are linking to another page with the focus word you want this page rank for. Consider changing that if you truly want this page to rank." While this one's ranking, 'Thermador repair Brentwood', didn't fall down, others did. Could you please confirm if my understanding is right and I'd better not use the same keywords on two or more pages? If yes, what is the best practice for linking to the pages that are not in the main menu? Let's say, I decided to do blog posts for the areas my appliance repair company serves and to optimize those pages for respective keywords. So, I have pages like "Appliance Repair Service in Brentwood" (which is optimized for "appliance repair brentwood" keyword), "Appliance Repair Service in Beverly Hills" ("appliance repair beverly hills" keyword), etc. I thought that the best way to link to them is to put the same anchor texts: "appliance repair beverly hills", etc. But it looks like the best way would be to use the anchor texts like "Beverly Hills", "appliance servicemen in Beverly Hills". Please tell me if I am right? Any explanation, advise or referral would be much appreciated! Thank you!

Domain authority vs. anchor text in backlinks
Hi - I launched a new blog ~3 months ago and I've managed to get some backlinks from Yahoo, Cnet, Huffington Post, Gimodo, etc. I created some compelling and unique content. However, all of the anchor text of all of the links is mywebsite.com or mywebsite. None of them are the actual keywords I want such as "this website is great for keyword blah and keyword blah" My question is....could I get more "juice" from these links if they had more specific anchor text or is their high domain authority enough as far as google is concerned?

Best Anchor Text Practices Post Penguin Panda
my question is what are the best practices Post Penguin and Panda for anchor texts? I have heard info about using brand names, and not having duplicate anchor texts. But i'm confused; if its best to have brand names then likely it will end up being duplicate. Also is having no anchor bad? I have also heard that it is best just to use the website URL. It would be great if someone could clear this up for me thanks.

Multiple KW's , on-page and anchor text
Hello, For each page on my site, I've targeted one primary keyword and three to four secondary keywords. All of the keywords variants are tightly themed. With some on-page, I've ranked page two or three for all of the keywords and many are starting to convert based on Analytics data. Each page scores an "A" using the SEOmoz KW targeting tool for the "primary keyword only". For secondary keywords, I've only included words but not the complete keyword. For example, if the primary keyword is "blue green widgets" and the secondary keyword is "get blue green widgets", I've included the word "get" throughout the copy to target the secondary keyword. My questions are... Should I include each secondary keyword once in the copy and not just the word "get" for example? Just wondering if there is a better approach to target all of the keywords via on-page. When getting links to each page, how would you vary the anchor text to target all of the keywords, primary and secondary? Thanks!

Does the url text count as anchor text in google's algo?
I always try to strive for getting good anchortext in links that people link to my sites with, but sometimes they are not very web savvy, or just plain not willing to format the link the way i want it and we end up with links that use the URL as the anchortext. My question is, if i format a url such that it has keywords in it, and when someone makes a link like this: http://www.storwell.com/self-storage-toronto-bursary-application-form.php does google consider the words: storwell, self, storage, toronto, bursary, application & form as the anchor text?
