Keyword Planner - search volume for keywords seems to be off. Anyone else experiencing this problem?

Using Keyword planner, I am seeing search volume results which to me look somewhat odd.
Anyone else experiencing this?
How is this different to the keyword tool used before?

"The ability to select Broad, Phrase or Exact match has been removed—only Exact match data is now available." - Google Keyword Planner pros and cons as well as, "But with Keyword Planner, you'll get historical statistics only for exact match." - Keyword Planner has replaced Keyword Tool.
As far as experiencing "off" volume results, there have been different reports around the web suggesting that volume may not be as accurate as it could be - Somethings Fishy in the State of Googles New Keyword Tool [Data].

How to choose a Keyword
I searched around for this answer first but got information overload. I write a photography blog and tonight I will put up a post of photography from around Jiyugaoka Train Station. I will probably call the post Around Jiyugaoka Station or Around Jiyugaoka or something like that. I like in Jiyugaoka (a part of Tokyo) so I have other posts that I have keyworded for Jiyugaoka. What is the best way to determine what is the best derivative of 'Jiyugaoka Station' to choose for the best traffic? I assume I could enter them in to manually into the Keyword Analysis but is there is easier way that would give recommendations?

E-Commerce keyword question
We sell ItemA. One of the phrases that brings people to our site is "ItemA for sale". Should I just try to target "ItemA" or should I try to get "for sale" in there? I have seen a few other variations such as "on clearance" or "to purchase" as well. Can I just focus on "ItemA" or do I need all of those variants as well?

Specific Keyword Ranking Advice
Hi Folks, We're trying to optimize the page (http://alabu.com/goat-milk-soap/) for the keyword "goat milk soap". Our page used to rank #1 before Panda (actually our home page did, not the page I'm trying to optimize on now). Now we're around rank 25. I've followed all the guidelines for on-page optimization I know, and I've done everything I can think of. We're currently executing a link building campaign but that obviously takes time. Does anyone have any advice? Is there anything else I can do to improve our ranking? Thanks, Hal

Keyword and Keyphrases
I'm looking to optimise my website for some keywords and keyphrases I'm getting a bit confused on how different pages might compete (or help) each other. As we are an automotive dealer I was thinking about building the hompage around 4 keywords (one for each franchise we represent e.g 'Ford'). These show high local monthly searches and medium competition for just the manufacturer name on its own. Then if someone drills down into a franchise homepage (linked from our homepage e.g. www.ourwebsite.com/ford) I was thinking to optimise the page around e.g. 'Ford Dealer' (which has medium local monthly searches and high competition). Then if someone drills down into a particular model I optimise around that and so on. Question is will I be playing the franchise homepage vs the group homepage (Ford vs Ford Dealer) as I have read here on Keyword Cannibalization? Or will it work together? Alternative I guess is not to focus around a franchise on the group homepage and then only focus on the franchise from the franchise homepage onwards but I feel I would be missing a trick? As a new kid on the block help will be most appreciated.

Google Keyword Estimator
Hello Does the Google traffic estimator include the impact of instant? For example, if I type the phrase "London restaurant", instant may provide a list of search results for the phrase "London restaurant guide" prior to me confirming whether or not I just want to search using the phrase "London restaurant". Is this registered in any way as a search for the phrase "London restaurant guide" (i.e. does Instant impact upon the search volumes presented in the Google traffic estimator)? In addition, is there any up to date assessment on how reliable the revised traffic estimator is? The tool currently suggests that for a well known brand we are working for does not have any search volume (over a whole year) for the brand keyphrase when used in isolation (there is traffic for various combinations of the brand and a generic term). However, as one would expect, our analytics data is showing that there are in excess of 1 million annual visitors that use the brand keyphrase in isolation to access the website via natural search and nearly 1.5 million via PPC. Is anyone else getting these problems? Thanks in advance for any assistance. Rgds Neil
