"Hot Desk" type office space to establish addresses in multiple locations

Hello Mozzers,
I'm noticing increasing numbers of clients' competitors getting physical addresses and phone numbers in multiple locations, no doubt partly for SEO purposes. These are little more than ghost presences (in hot desk style office space) and the phone numbers are simply diverted.
Do such physical addresses put them at an SEO advantage (over and above those who don't have hot desk style space and location phone numbers). Or does Google weed out hot desk type office spaces where they can?

It puts them at risk for Google take down of the listings in question, and could potentially influence Google's view of the whole business. Suggest you read:

If you believe some of your competitors are falsely claiming to have staffed, physical offices, you may report them as spam.

The advantage is solely for the local SEO benefits. Google would probably like to weed them out but as Satellite offices are actually used by businesses regularity it can be difficult. However I do not see it being much of a benefit unless you are a service area business like plumbing or general contractors.

Site structure for location + services pages
We are in the process of restructuring our site and are trying to figure out Google's preference for location pages and services. Let's say we are an auto repair company with lots of locations and each one of them offer some unique services, while other services are offered by all or most other locations. Should we have a global page for each service live with a link to the location page for each shop that offers that service? OR Should we built a unique page about each service for every location as a subfolder of each location (essentially creating a LOT of sub pages because each location has 15-20 services. Which will rank better?

Best to Combine Listing URLs? Are 300 Listing Pages a "Thin Content" Risk?
We operate www.metro-manhattan.com, a commercial real estate website. There about 550 pages. About 300 pages are for individual listings. About 150 are for buildings. Most of the listings pages have 180-240 words. Would it be better from an SEO perspective to have multiple listings on a single page, say all Chelsea listings on the Chelsea neighborhood page? Are we shooting ourselves in the foot by having separate URLs for each listing? Are we at risI for a thin cogent Google penalty? Would the same apply to building pages (about 150)? Sample Listing: http://www.nyc-officespace-leader.com/listings/364-madison-ave-office-lease-1802sf Sample Building: http://www.nyc-officespace-leader.com/for-a-new-york-office-space-rental-consider-one-worldwide-plaza-825-eighth-avenue My concern is that the existing site architecture may result in some form of Google penalty.
